  Comment: I'm looking to have my 2 tier deck with a long wheel chair ramp replaced. When facing the back of the house, the lower deck is on the left (~12" off the ground), and the upper deck is on the right (~32" off the ground), with the ramp in front of the lower deck. The existing wood deck and ramp have wood rot in several places and the household doesn't really have a need for the ramp. As part of the replacement, I'd like to remove the ramp entirely and extend the lower deck over where the ramp currently is located. This would make the lower deck about 20' x 23' (20' is from the house to the end of the deck). For the upper deck I would like to extend its current length some, so that it would be the same length as the lower deck. The new dimensions would be about 20' x 17'. I would want some stairs with a couple of handrails to connect the two decks, and have a railing/bannister around the majority of the upper deck, so people couldn't fall off. Very young children may use this deck too, so the railing/banister would need to have very narrow openings (if any) in them. Additional Considerations: Extending the upper deck out would require removing a little bit of driveway/concrete, where the new posts would need to go. As well, about a 6' x 4' space between the upper and lower decks would need to be left alone, for the AC's condenser unit.

  Comment: We recently moved into a new home. There is a small patio off the basement (walk-out ranch) but on the top floor is where we spend most of our time, let out dogs out etc. and we have a balcony off the living room on the second floor. We would like to replace that balcony with a second-floor deck with stairs down to the yard for the dogs. We don't know if the concrete balcony would need to be removed or if we can build off or it or over it. The deck with not be huge because we have a yard that drops off into a wooded area. The deck would be where we spend most of our time outside. We would like for it to be well made and not require a lot of upkeep, painting, sealing etc. We would like to get a professional in here to look at our project and give us the best advice of what to do as we will also need some fencing for the dogs.
