Global Portfolio Management Analyst

Global Portfolio Management & Transactions, Corporate Real Estate (CRE), is responsible for managing TWDC’s global real estate portfolio and providing real estate support enterprise wide.  In addition to managing all activities pertaining to leasing including office, warehouse, antenna, tower, land & building acquisitions, dispositions, subleases, etc., CRE also assists with the management of space in berm across multiple hubs in Burbank, Glendale, Los Angeles Metro, Seattle, New York City, Bristol, and Washington DC campuses.  CRE effectively manages space requirements by providing strategic and cost effective solutions for TWDC’s ~28M square foot global real estate portfolio.

Space & Occupancy Management is an integral part of TWDC’s Corporate Real Estate team and is responsible for the management, tracking and planning of space and occupancy for approximately 11 million square feet of space across multiple domestic hubs.  The Analyst, Global Portfolio Management will be based in TWDC’s Burbank Campus and will manage workplace utilization and track occupancy of domestic hubs, with a particular focus on the West Coast.  This role will also interface and collaborate closely with the US East team in New York City, as well as in-house partners including Transaction Management, Design & Delivery and Operations in order to develop and implement real estate solutions while aligning with Corporate’s space standards and TWDC’s workplace strategies.  Additionally, the Analyst, Global Portfolio Management will be involved in ad hoc real estate initiatives and functions as part of the overall Global Portfolio Management & Transactions team.

As the Analyst, Global Portfolio Management you will:

  • Maintain CRE drawing and occupancy data and ensure accuracy and integrity of data, identify improvement opportunities for data collection & management and respond to space-related inquiries from TWDC stakeholders
  • Conduct space audits and track occupancy using AutoCAD Integrator and Tririga, TWDC’s CAFM system
  • Collaborate with internal partners to track, assemble and reconcile space & occupancy data
  • Develop & maintain Business Unit relationships as a point of contact for CRE and assist with developing workplace requirements and strategy
  • Collaborate and brainstorm workplace occupancy with the CRE team and assist with implementing workplace initiatives
  • Collaborate with CRE partners including Account Management, Operations, Design & Delivery, FP&A and Portfolio Management
  • Space planning and occupancy reporting including bi-annual cost allocations, AOP planning and other ad hoc requests
  • Support Portfolio Management and Transaction Management in developing stack plans, dashboards and other reporting tools
  • Maintain knowledge of the group’s critical applications and actively participate in any system upgrades and/or enhancements

  • Real Estate, Facilities Management/Workplace or Finance experience a plus
  • Knowledge of corporate real estate or facilities/operations business processes
  • Experience with industry standard databases such as Tririga and Excel
  • Expertise with AutoCAD/CAFM and/or space planning and management a plus

Required Education:

4-year degree with studies in Design, Architecture, Real Estate or equivalent work experience.

The hiring range for this position in California is $63,386.00 to $85,030.00 per year based on a 40 hour work week. The amount of hours scheduled per week may vary based on business needs. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors.  A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
