Eamon worked with our structural engineer to follow the design plans. Eamon's team, led by Diego, replaced the support beams and installed floor joist hangers in downstairs bedroom (compare AL1, AL2 pics), hallway (compare AL6, AL7, AL8 pics) and garage (compare AL9, AL10 pics). The foundation and sill plate along the uphill side of the house were raised to be above grade (AL3 pic). Water-damaged wood was replaced. Earthquake retrofit included installation of anchor bolts (AL3, AL5 pics) and sheerwalls along all exterior walls in bedroom and hallway, and in the garage. We did need to remind Eamon to have his team shim up the walls (AL3 pic) so that once the new sheetrock was installed that the walls would no longer be uneven. Eamon was open to suggestions and responded well to unexpected events as the project progressed. For example, we modified the project midway to include the installation of the false walls/benches in the bedroom and hallway (AL3 (framing), AL4 (finished), AL8 (finished)) so that we could then make functional use of the space above the foundation. Just before the sheetrock was to be installed, we decided that we wanted insulation to be put in the walls and ceilings. For the work in the garage, Eamon obtained alternative solutions from structural engineer for installing the garage beams, saving us potentially $1000's by avoiding having to move the furnace and water heater, as well as the inconvenience of not having the heat and hot water available during that time. Eamon kept us informed as to when his team would show up to perform the work. Eamon coordinated the city inspector's and structural engineer's inspection schedules

The job dragged on for over five months, due to problems with permits and with the contractor. Work did not pass the inspection and had to be re-done. I did not understand why the job was taking so long. Change orders on the original job brought the cost up very high, and we felt pressure to continue the work because it had already begun and we were convinced by Montclair that it was necessary. Then, in December, 2012, we began experiencing backups in the exterior drainage that Montclair had installed. We were unable to resolve the problem with plumbers, so we called Montclair back to try to get them to resolve it. Montclair offered to tear up the paving that they had done to attempt to find the blockage, at no cost. Based on our previous experience, we were unwilling to trust that the job would not 'grow' into another expensive repair after the sidewalk was torn up, so we declined to have them make the attempt. It took a while for them to get started, due, at least in part, to the pandemic, but once they started the project they were great. The crew were prompt, professional, and friendly. Jeremy, Chan, & Miguel were always extremely patient in answering all of my questions and and responded quickly to resolve any concerns I had. I was sure, I would lose some of my long term plants near where the trench for the drain had to be dug, but in all but one, unavoidable, instance they were careful to leave them undisturbed. If one can call a french drain beautiful, mine is beautiful. We had a massive atmospheric river pass through this area right after the project was finished and the french drain worked like a charm -- not one drop of moisture under the house. In addition, the All Seasons crew often went above & beyond what was expected, rebuilding some steps & shoring up part of my old deck. I'm very pleased with the job they did and would hire them again

I hope the scope of the work described, combined with the cost, demonstrate that one need not necessarily break the bank in order to make an old home safe and secure

Overall the experience was a good one. My house needs quite a bit of structural work, but I have a limited budget to do repairs. Live Oak worked with me to limit the scope of the project to what I could afford and what would be best for my house given its needs. The work was done very well and the crew and supervisors were responsive and friendly. And my project involved a substantial modification to the original bid because it turned out that I needed significant work done on the framing, but Live Oak worked with me on the pricing of this as well. I plan to use this company again in the future, as I believe that the quality of their work is excellent and the pricing seems fair

The project was substantial since it required replacing a tub with a walk-in shower, installing a new floating vanity and toilet, removing tile from the walls, installing tile in the shower and floors, and moving light fixtures. We were seeing moisture and water seepage under our home, especially during the rainy Winter months. Mark from All Seasons Construction came out to our home to look at the moisture and drainage issues we were having under our house (we're built into a hillside) and identified the problems. He offered a solution that he was confident would fix the problem. French drains and a sump pump were installed. A contract arrived by email within a day along with a detailed statement of work. Upon signing the contract we returned it and work started the following weekend. The workers were prompt, courteous, and respectful of our property. The work that was performed was difficult - they had to dig in very tight space under our house. The crew cleaned up any mess daily and kept us up to date on what was happening. We would recommend this company to friends and family. After having several contractors come out to investigate the drainage issue, we were confident that Mark (who also works with a soils engineer if need be) knew what he was dealing with and wasn't going to dig and destroy unnecessarily like we felt other companies wanted to do

The crew that did this job, led by foreman, Encarnacion Hurtado, was excellent. They were highly professional, very hard-working and very careful of our wishes re. the details of the project. The work went very smoothly overall, with no problems. The project took a bit longer than we originally expected due to a permit snafu with the City of Oakland. The crew cleaned up completely at the end of each workday, and they were careful with the front yard plants. The finished product is excellent. I would highly recommend All Seasons Construction for any concrete or foundation work

The work went smoothly with a minimum amount of disruption to myself and my neighbors. The workers showed up promptly every day at 8:30 AM and worked until dusk. They came every day (including a Saturday) until the work was completed. There were complications at the outset but the company owner Mark Corrallo and his foreman Encarnacion came up with a good solution quickly which was approved by my Structural Engineer who planned the job. Encarnacion kept me completely aware of everything that was being done and took the time to explain it to me thoroughly. Mark came up with a plan to improve upon the design of the drainage system being installed that would allow future connections if I desired other drainage work to be done. I was told by another company they would have to take my deck partially apart to do the dry rot work but All Seasons was able to do the work without altering my deck. They had everything planned out well so that cement, rock, inspectors all arrived on time. They did a great job of shoring up parts of my deck that needed more support and added designer rock to an area that was cut out for the drainage trough. They cleaned up every day and never left anything in my neighbors driveway. They did a final cleanup that left the whole area spotless. We decided to add some shear wall in the area that was worked on which upped the price slightly but was within the allowance I budgeted. Finally they also deducted from the cost of the job the discount they had advertised on Angie's List. I am completely satisfied with the work they did and would hire them again. Gary Kuku

I originally thought I wanted to replace the highly deteriorated concrete driveway with a new one, but when I spoke with Mark from All Seasons I was impressed with his understanding of a variety of issues like drainage, repairability, and sense of design. He recommended using paving stones instead of concrete. I agreed that this would be an excellent choice and we received fair bid and arranged for demo and installation. Both happened in a timely fashion with an exceptionally disciplined and talented crew. The finished product truly exceeds my expectations and is admired by my tenants and neighbors as well

Simple Builders was the best! Gil and his team first worked with the city of Berkeley to get all the required permits (not an easy task). They installed our deck, which is now the best “room” in the house. They then converted our garage into a studio apartment. Orhan and Richard took the time to learn what i wanted done; made some great suggestions; and prepared some drawings to ensure we all were on the same page. When the work started they walked us through the project and made sure we knew basically what was going to happen, when and what he required of us in terms of access, etc. He introduced me to his key team members. Any changes, decisions, new ideas or surprises were communicated along the way. When it involved a change in spec and price (usually the scary part) he was very fair and reasonable. Richard's attention to detail was exceptional. I am what you would describe as fussy about the details but there was never a time that Richard and the team did not meet or exceed my expectations. The main job was delivered on time and budget. I was so impressed that I had them renovate a shed beside the garage - Orhan quoted it and again delivered on budget and on time
