The project included a new kitchen, dining room family room with antique oak flooring. All new appliances including conversion from Electric to Liquid Propane Gas for appliances and HVAC. Two new bathrooms upstairs, all new recess lighting, ceiling fans throughout the house including 7.2 surround sound system with second zone, new focal-point window and HVAC System. The exterior of the house also included all new exterior siding (Board & Batten) and insulation. Interior finishes included high-end plumbing fixtures and a gathering table ( 9ft x 5 ft) of black walnut. American Contracting provided all oversight for bringing the project in on time and within budget Americans vigorous quality control process confirmed all installations met the manufacturers criteria. The communication throughout the 6 Months was vital for the success of this project to allow the schedule to be maintained. The moral and ethical manner American executed the contract was flawless. Throughout the duration they protected our home along with assisting us through it phase of work along with furniture shifting. This company truly understands all the moving parts for making a project successful. Tim and Bruce are our contractor of choice and uphold a standard that seems to have escaped this world. There quality is second to none with an attitude of never quitting till all involved are satisfied. They truly get it! See the photos is you don't believe me

Description of Work
Remodel House ( Interior & Exterior). Including two new Bathrooms and reconfiguration of the floor plan, including bearing walls. Project included new downstairs floor plan for open plan Kitchen, Dining Room, Wet Bar Area, Family Sitting Room & Gathering Room. Step 1: We provided a scope of work and a general rough plan of what was needed. We invited four reputable Contractors to visit the home discuss the project with us for them developing a design, conceptual drawings and project pricing. Step 2: Each contractor was invited to present their design and price for the project, along with allowances for tile. fixtures etc. Interview also included the review of the schedule/ project duration. Step 3: We selected our contractor of choice based on all the above, with American Contracting Services blowing the competition away.

I hired American Contracting Services Inc. in good faith for a sunroom conversion to a garage space on 12-21-2013. The completion date was to be 03-17-2014. The experience has not been positive. I expected a degree of professionalism that was not apparent. It began with their initial estimate, which required an additional payment of $1500. As the work progressed, I dealt with delays, poor communication, and sub-standard workmanship. When I voiced my concerns about issues that needed attention and correction to Tim Lanocha, the project manager, he was slow to respond to my repeated phone calls and text messages. He and his incompetent workers abandoned the project in an unfinished state. Fortunately, being the detail-oriented person that I am, I've kept records of all communication and photos of all shoddy work done by them. My garage has a one inch plus gap around the perimeter of a poured-concrete slab. They attempted to cover it up with a vinyl cove base on top of wood moulding and when I expressed my disappointment with that work, they removed the vinyl cove base and left a mess of dried adhesive on my woodwork. After many failed attempts to get them to correct this, I took it upon myself to purchase adhesive removal materials and a belt sander to clean up their mess. They haven't done any work and corrected any problems since May 9, 2014! All work, and any corrections they did due to my bringing these issues to their attention, was done prior to this date. They disconnected power to my backyard floodlight, and corrected that after I complained. They inadvertently put drywall up on a wall that was taken down to be an opening to the new garage space. Their shoddy workmanship when correcting problems was most frustrating. I gave them complete access to my space while I was at work, and was disappointed to find that they had cleaned drywall materials in my bathroom tub and sink which left a clogged mess for me to clean up. After many attempts to get them to review these concerns and rectify them, the owner, W. Bruce Quackenbush, Jr. came, took photos on his phone, and promised he would resolve the numerous issues. Instead, I got more delays, no shows and excuses. I'm left with an unfinished job, debris that they didn't take away, no power in my work area, a fire door that violates code by not having a self-closure, and numerous areas of poor workmanship that I will need to repair. To add insult to injury, they sent me an ultimatum to pay up $1500 and they'll walk away or pay the balance of $2,185 and they will spend one day with a punch list of repairs. My contract clearly states that the balance is due upon completion of all work done to my satisfaction. Based on my experience with American Contracting Services Inc., I have no faith in their ability to fix anything. I could never recommend this company for any project and can only hope that my review of their poor performance can spare another senior citizen from the stress, expense, and disappointment that I've encountered in my dealings with them.

I found this general contractor on Angie's List and without hesitation, and because of the reviews, I called this company. On Thursday, 1/30/14 @ 2:26pm, a male representative called me back. He began as pleasantly as they come asking the right questions about the commercial renovations and what I was trying to accomplish. I explained that it was a bar that I was acquiring and needed some general contracting work (to work with my HVAC guys whom I was meeting on Friday to do their 2nd estimate – found on Angie’s List as well). I told him I was meeting the HVAC persons on Friday and if he could come out Friday as well, that would be great as he would get a sense of what they would be doing and possibly work with them to get everything done. We didn’t go into great detail about what I wanted done when he asked “what kind of bar” was I acquiring. I explained it was a bar that is frequented by the gay and lesbian community and one of the oldest in the City. He then asked if I will keep it a “gay” bar or will I change it into something else. While this wasn’t relevant about the work I was asking to be completed, I answered that it will remain the bar it is. He then began to ask me when I planned on taking over, who I was getting financing through, if I was approved and how much I was buying the bar for…all information I respectively declined to answer. He made a few off colored jokes and then said he would call me back. He nor a representative from this company called back.

We interviewed 4 different contractors for the job. The prices were generally in the same ballpark; it was not a full apples to apples comparison since the actual work and layout was not fully defined. We selected American because they were recommended by a neighbor and seemed the most professional and easiest to work with (I actually had one contractor argue with me telling me what I wanted couldn't be done). They worked with us on a design - we knew most of it going in, but they recommended options that turned out useful. They went with me to select the materials to be used - we used their suppliers since the prices were comparable and it would be a more seamless installation process. Once done, they had all of their folks meet me at my house to walk through the project and identify as much as possible any potential issues.They have a project manager that runs the overall project - getting everything and everyone there when it was needed. He provided one point of contact and dealt with issues as they arose. I was told the project would take between 4-6 weeks, which included the downtime waiting for countertops,... The project started on the specified date with demolition. Electrical and plumbing rough-ins came quickly after and then the drywall fixes and initial painting. They did a good job keeping the mess fairly well isolated. We had engineered wood flooring installed in the kitchen as well as the adjoining family room, which was started next and was supposed to be done for the cabinet install. There was a glitch with having the right flooring available, but with quick adjustments, they were staying on schedule. The countertops were measured and then work ground to a halt waiting for them to come in (took 9 days - this was expected). The countertop was installed, appliances went in and then we hit some issues. The tile originally selected was delayed, but this wasn't known until the day it was supposed to be installed. I opted to select a different style (instead of waiting for the other to come in - it really didn't matter to me and the new selection looks great). This caused a little bit of a delay.Then the same thing ended up happening with one light fixture. The kitchen became usable in a timely manner, but it took a little extra time to finish off the last few items - no disagreement on their part, just a few glitches that delayed the last few hours of work. As I told other folks - the project could have been finished in 5 weeks, should have been finished in 6 weeks, and was actually finished in 7. Good note: the price stayed exactly as is - finished right on budget. However, during all of this time, I was kept informed (EXTREMELY important to me!). The project manager would send me almost daily emails letting me know the status, which was extremely helpful. And while it took a little longer, he made it very easy to get the house restored and readily agreed to requests that would make things more livable for us. There were few punch list items and these were addressed without any hesitation. As much as a kitchen remodel upends your life, I found the whole group as easy to work with as I could have hoped for. And the end result is we have a kitchen that came out beautifully and even works better than we imagined. It's been almost 2 months since completed and we couldn't be happier with it. I would definitely use them again.

American were our chosen contractor after reviewing bids from 5 vendors to carry out work scoped by our architect and interviewing Tim and Bruce. They helped us identify our true needs/wants and we really liked their approach to ensuring we could form a respectful, beneficial relationship. The project stayed on budget and on time with very professional services from all their subcontractors and their project manager. We were so thrilled with their work that we hired them to carry out two further contracts - building a new double garage and office space and renovating our porch and siding. On all of these projects, Tim and Bruce were available to meet with us weekly and by phone whenever a question, suggestion, decision or concern arose. We're a little sad that we won't be seeing them this year!!!

Description of Work
American Contracting Services carried out a 4 month renovation of our 125+ year old house in mid 2009. The work entailed rebuilding the main staircase, removing several walls, reorganizing the flow of the house, 3 new bathrooms and an addition to create a master suite. All of the work had to be compassionate to the original house structure, design and materials and required rework of the architectural drawings we had done by a separate contractor to fit within our budget.

My wife and I are extraordinarily pleased with the finished product and professionalism of Tim L. and Bruce Q. and American Contracting Services, Inc. We built our home in 1983 . We decided to investigate the cost of a large addition to our deck(s), screened porch and a large new combo family room and Kitchen.American Contracting Services, Inc. designed our addition(s) and we literally could not be happier with the end product. We attended a Christmas/Holiday party at the Owner's home where we met a LOT of equally satisfied customers. The beauty of this company is their integrity, subcontractors, follow up, constant feedback and obvious personal attention. They hire only super solid tradesmen. Personable, friendly, neat , punctual , helpful and responsive. Our house had some gently neglected items over the past 30 years and they are all fixed better than new...and that is in addition to the new family room, porches and decks. American Contracting Services, Inc is not the low ball builder or the big bucks builder. Their price is maybe a little on the high side of the middle and very fair. My wife and I felt totally comfortable with the subcontractors they sent to our home, and we even left several managers our house keys if we needed to travel for a few days. President Tim L. made a mid course suggestion that absolutely transformed what would have been a and quot;very niceand quot; addition into a show stopper. Tim establishes a very workable and clear chain of command for his job crews, supervisor, project manager and the buck stops at his door. We actually bumped up our budget to accomodate new geothermal heating/AC and American Contracting Services, Inc also replaced our 30 year old roof. The job was certainly expensive, but the current low interest rates made the home improvement loan very reasonable as a monthy payment. Ask Tim or Bruce to show you our and quot;newand quot; home. This is a two way relationship that will take care of you as long as you are also fair and reasonable. My motto was and quot; fast pay makes fast friends and quot;, and that has most certainly been the case here.

Demolished existing screened porch, sun deck, and sun room. Salvaged materials at Owner's request. Designed ( via subcontracted architect ) new 24' X 24" addition which ultimately became a combination New Kitchen and Family Room. Replaced existing roof shingles and put new roof on the addition. Removed and replaced an entire 30 foot rear wall of house ( Kitchen wall). Replaced downspouts and gutters. Installed large new screened porch and new Sun Deck with Composite decking. Subcontracted Geothermal installation. Installed new mud room. Coordinated Kitchen renovation, all plumbing, HVAC, Drywall, painting, flooring etc. as the job progressed. Also installed "Warmboard" Radiant Heating system. Granite Countertops, all new kitchen appliances. Finished on time and on budget. Cost overruns were my idea via requested change orders as needed. I had never met or known anyone connected with this project . We met Tim and Bruce at the Home Improvement trade show in Timonium MD in 2011.

From the very start, Bruce and Tim were our first choice. We got other bids, but we knew all along that we were going to use them. They are personable and knowledgable and you can tell that they love their work. Construction started and ended exactly when they said it would. That in itself is amazing! Tim was always on site watching over his workers, though they were all so thorough that they did not need much supervising. Tim and Bruce only hire the best guys to do the work. Each and every step of the way, we were in awe of the job. Our kitchen is a dream come true! The trim carpenter is a master at his craft! Our house not only doubled in size, but became a home that can be shown in a Home magazine. The details in everything they have done make your jaw drop. We can not say enough good things about this company. Try them for yourself, you will not be disappointed!

Description of Work
American took the drawings from our architect and turned them into our dream! They built a 1400 square foot addition that included an addition to the basement. In the basement portion of the addition they added a playroom for our children and a "man cave". Upstairs, they added 700 square feet of living space. We now have a 60+cabinet kitchen with an island, a breakfast nook with cathedral ceilings, 2 dishwashers, a double oven, a buffet area and an attached mudroom. The master bedroom now has a master bath with a 3 head walk in shower and a huge master closet with a pull down attic. They added a brand new HVAC system to the entire home. They painted the whole house, sanded and stained both old and new hard wood floors and took on additional tasks that were not part of the original scope but that arised as the project took shape. They enclosed the breezeway to make it a more usable space. They put a new roof and gutters over the whole house.

We had 3 projects for which we wanted separate estimates. First, these guys are really nice to deal with. Bruce and Roger were very knowledgeable and answered a lot of questions. They had some great ideas as well. Although their overall price was within our total budget, we had asked for separate estimates. Upon receiving the combined estimate, I asked for an estimate for each separate project. Bruce suggested that we talk first. At that point I was reluctant to move forward because I didn't want to meet until we had separate estimates to allow at least some comparison with our other estimates. It seemed that the meeting was just going to be a pitch to commit to ACS for the whole project. Honestly, this moved them off the short list. In the meantime, I had interviewed other contractors and had connected with one that would better suit our needs. Even though we didn't use them, I would not hesitate to have them back for other estimates. Their portfolio showed some really nice work and they have won a number of remodeling awards. From everything I saw and heard from them, I believe that they would have provided a good result, but it just didn't work out this time.
