We live in a 3 bd, 2 ba house and we decided to sell after living in the house for 49 years and move to a Continuing Care Retirment Center (CCRC) in Arizona. We're on our third shake roof and when the roof is open the roof rats in our wooded neighborhood make our attic their new home and pooping ground. We've used a shop vac to clean up up but we could never get all of it up as it was in the fiberglass insulation bats. We didn't want to sell the house this say so we called Bay area Rodent Solutions after seeing them on Angie's List. The owner Stanley Bapu was at our house to give an estimate the same day we called! A man crew showed up two days later and began the work. The job was a little bigger than estimated so they had to come back a second day to finish up and what an incredible job they did. They were neat, clean, and did an absolutely excellent job. They spread plastic on our carpets, etc. so they didn't track anything through the house. It is a rare event that you have this level of quality workmanship. What a company........I hope we never have rat poop again (we won't at the CCRC) but if we did we'd only make one call to Bay Area Rodent Solutions. They have our highest rating on all aspects!!!

We purchased a 40-year-old 3000 square-foot house. After close of escrow we discovered an extremely severe rodent infestation. They had been living in the attic for the entire 40 years. There were layers of rat bodies and dessicated rat corpses in the attic, and areas where the entire depth of the blown-in insulation was saturated with rodent excrement from top to bottom. The smell was so bad you could smell it in the house below. It was awful. Bay Area Rodent Solutions was extremely responsive. They inspected the house within days of our initial contact, and came out and did the work needed within another few days. They removed every scrap of the old (nasty) insulation, decontaminated & disinfected the entire attic, and installed new R28 batting insulation in the whole thing. It took 4-5 men in full body-protection hazmat suits and a special vacuum-suction truck to suck everything out. They got everything done in *one day*. They sealed up all the points of entry (some of which were built-in to the walls, yuck!!) and installed traps, and have been monitoring those traps ever since. They offered to come back and do a final check for "entry points" once all the other work is done in the house. The contractors who have been up there since the extermination have said it smelled like Febreeze, not decaying rat nest. Hooray! We have been extremely pleased with this company. I would recommend them again to anybody with a rat problem.

They did a pretty good job cleaning out the attic space, although for $3,000 I expected all of the rat droppings to be gone. There were still some rat droppings and old rat crud in the attic, but they got 80% or more of the rest, there was a lot. They spent very little time under the house “sanitizing” and removing rat crud (over charged for this). They did a good job of installing the batting/insulation in the attic space, however they left some gaps and missed a few places, so I called them and they came right back to fix it. I also found that they had removed a duct for the kitchen exhaust fan and covered (with insulation) two of my bathroom exhaust fans. I had to have another contractor come out to repair the kitchen exhaust fan ducting. I did a thorough inspection, as all homeowners should! However, they did not insulate the walls, as stated in the quote. It turned out the John had meant something else in the ceiling space, not the walls, although he confused me when creating the quote. The owner knocked off $270 from the $11,500, and also offered another $230 if I paid by check vs credit card, for a total of $500 discount. I paid $2600 for insulation in the walls, I got ZERO, and he reduced the price by $500 and made me pay by check. That's a big F for fail in my book. I also, repeatedly, stated that I did not want any blown-in insulation in the attic space and that is what they did. It was not necessary either, as they installed batting insulation over it. Now it is falling out of my bathroom exhaust fan. The rodent proofing service and 5-year warranty they provide is outstanding! This definitely boosted their rating. They did not find all of the places where the rats were coming in, so I helped them locate them (this is typical, no one gets all of the holes the first time through). They returned several times to cover any holes I discovered with heavy metal mesh that rats cannot chew through. They set traps, checked the traps, removed dead rats, reset traps, covered holes and monitored until all rats were gone and not returning. Excellent, excellent job. And I am still under their 5-year warranty for a couple more years. John did a great job of following up with me and responding quickly, which is great customer service, so I factored that into my review. Overall, I feel that Attic Pros over committed and under delivered on the insulation, although they made up for part of it through their rodent proofing service. I strongly encourage all homeowners to inspect the work your contractor does! Inspect, inspect, inspect. That is our job 😊
