They did a pretty good job cleaning out the attic space, although for $3,000 I expected all of the rat droppings to be gone. There were still some rat droppings and old rat crud in the attic, but they got 80% or more of the rest, there was a lot. They spent very little time under the house “sanitizing” and removing rat crud (over charged for this). They did a good job of installing the batting/insulation in the attic space, however they left some gaps and missed a few places, so I called them and they came right back to fix it. I also found that they had removed a duct for the kitchen exhaust fan and covered (with insulation) two of my bathroom exhaust fans. I had to have another contractor come out to repair the kitchen exhaust fan ducting. I did a thorough inspection, as all homeowners should! However, they did not insulate the walls, as stated in the quote. It turned out the John had meant something else in the ceiling space, not the walls, although he confused me when creating the quote. The owner knocked off $270 from the $11,500, and also offered another $230 if I paid by check vs credit card, for a total of $500 discount. I paid $2600 for insulation in the walls, I got ZERO, and he reduced the price by $500 and made me pay by check. That's a big F for fail in my book. I also, repeatedly, stated that I did not want any blown-in insulation in the attic space and that is what they did. It was not necessary either, as they installed batting insulation over it. Now it is falling out of my bathroom exhaust fan. The rodent proofing service and 5-year warranty they provide is outstanding! This definitely boosted their rating. They did not find all of the places where the rats were coming in, so I helped them locate them (this is typical, no one gets all of the holes the first time through). They returned several times to cover any holes I discovered with heavy metal mesh that rats cannot chew through. They set traps, checked the traps, removed dead rats, reset traps, covered holes and monitored until all rats were gone and not returning. Excellent, excellent job. And I am still under their 5-year warranty for a couple more years. John did a great job of following up with me and responding quickly, which is great customer service, so I factored that into my review. Overall, I feel that Attic Pros over committed and under delivered on the insulation, although they made up for part of it through their rodent proofing service. I strongly encourage all homeowners to inspect the work your contractor does! Inspect, inspect, inspect. That is our job 😊
