Jesus of San Carlos stairs is an excellent craftsman and stair builder. Time constraints meant that we had to scale down our project and Jesus worked with us to achieve what we wanted very quickly. His skill at bending and crafting wood to fit our curved staircase was amazing. Each bullnose was hand cut and custom fitted at the job site . they worked all day on a Saturday to get the job done with good humor. For the amount of work, quality of the wood and skill involved the price was excellent. I recommend Jesus and San Carlos stairs without hesitation.

We were referred to Lech Kozubek by our handyman, Hector Mathes, of HMM's Helping Hand. The wooden front staircase of our 1908 wood frame house was damaged, how badly, I did not understand. Lech provided an excellent assessment of the problem, and gave us a tiered estimate, based on best-case and what we thought was worst-case scenarios for the repair. As it turned out, there was extensive dry rot in the substructure of the staircase, and essentially the entire thing had to be torn out and re-done, including some concrete work on the foundation. The job turned out to be much bigger than any of us expected. Lech took me through that process in a straightforward, professional, and stictly honest fashion. He physically showed me where the problems were. I have worked with other contractors who approached such situations with a high-handed "I'm a contractor and you don't know anything" approach. In contrast, Lech assumed that I knew, or would want to know, exactly what needed to be done and why. Incidental to the process of repairing the staircase, he taught me quite a bit. The work he did was precise. Lech is exactly the kind of man you want if you have to have someone poking around in the guts of your house. He is a perfectionist. He had to redesign the stairs, because the original stairs were not true, square, level, or sloped appropriately to drain. He took his time and did a terrific job, exceeding code standards. The final result was amazing: a new staircase with a reinforced substructure and improved foundation. His work was beyond fault. Meticulous is the best word I can find to describe Lech and his work. Perhaps perfectionist would do as well. Speaking of codes, Lech did an unbelievable job working with the Building Department and the Planning Department in San Francisco. He has been working in the area long enough that he is intimately familiar with the twisting, downright Machiovellian, nature of bureaucracy in The City. He was able to navigate that system without costing us an extra several hundred dollars in city fees and and extra who-knows-how-much for architectural plans. The work he did with the inspectors and bureaucrats was similar to the work he did on the structure itself: concise, precise, honest, and perfect. While I firmly hope never to have to be involved in a project on this scale again, I would hire Lech and Kozubek Construction again tomorrow. He's a good man and a great worker.

Bo Hong was my third contractor that I interviewed from Angie's List. It did not take me too long to realize that he was the right contractor for my project. Besides teaching construction classes at City College, he is also a building inspector. He is extremely knowledgeable about SF building codes. Within a few days, Bo sent me the proposal which I had accept. At our first meeting, he did inform me that he had four projects ahead of mine. A couple of weeks after that meeting, Bo called and gave me a starting date and a projection of seven days to complete the project. Prior to the date, he met with me to sign the proposal and was willing to make some minor changes. The workers arrived every day at 8:30am, lunched 12-1pm and left at 5pm. Upon arrival every day, the workers brought in all the equipment and materials so my garage doors could remain close. Bo would come at least twice a day to check on the project and at times to help his crew. When a portion of my stairs was removed, the workers discovered dry rot on a supporting post and notified Bo right away. He arrived shortly and put my concerns to rest with explaining how he will fix the problem. The workers replaced the supporting post the next morning. At the end of every day, I would meet with Bo and he went over what the workers did that day. He would give me a full explanation and answered my questions where I fully understood the work. There is so much reinforcement with my stairs and landing, I have never felt more safe going up and down. Bo and I have already discussed another project that I want for him to be in charge of in my house. He is someone I feel trust with and I know he can get the job done in a professional way. I highly recommend him.

Linda, Mica and their team are amazing! They did a full demolition of our old laundry shed, built a stone patio and staircase with a custom iron railing, installed a new metal & glass door (which required a new door frame, too), patched the exterior with any missing shingles, and painted the back wall of the house. The team arrived promptly every morning at 8 am, working 5-6 days a week, and did it with smiles on their faces (so kind and friendly!). Linda checked in on our project in person every few days to address any construction challenges her team ran into and to ensure the quality of work was up to her precise standard. Her team started the job within a week of our inquiry and completed the hefty job within just 3 weeks. We could not be happier with the final product - ML Construction gave our old home a clean, contemporary look and gave us more usable backyard space for us to enjoy dinners outside with our kids. From start to finish, the America?s Dream Homeworks team was incredibly professional, helpful, and friendly. From the first day, Mark and John, our head contractors, would take the time to answer all our questions (in person, via phone, and via email) and walk us through each step of the remodel project. Our ADH construction team, Vlad, Vasily, and Peter were hardworking and responsible. They always took the time to clean up at the end of the day too. Lana managed our billing/account very smoothly. The entire team was very responsive to our questions and concerns. Our remodel project consisted of a complete kitchen remodel (demolition, electrical, plumbing, cabinetry, finishes), removing one wall between the kitchen and dining area, a full bathroom remodel (demolition,plumbing, electrical, finshes), re-carpeting one room, installing laminate wood on one staircase, and refinishing all the hardwood floors in our house. They completed the work on time and didn't try to fit in other small jobs between ours. The ADH team was very helpful with suggestions on materials and design elements for each project. In the kitchen, they installed Sensa granite countertops, Timberlake cabinetry, and Bedrosians floor tiles. In the bathroom, they installed Piedrafina marble shower walls and vanity countertop, Timberlake vanity cabinet, and Bedrosians floor tile. Everything looked great and we couldn't have asked for more. One thing that I appreciated about working with Mark and John is that there was no cost over-run. The quote at the beginning is exactly what we paid at the end of the project. I would suggest being certain and clear about what your vision is for the project and getting it documented in the contract.This being my first time doing a remodel, I realize that I was not as prepared with making decisions as I should have been. That said, ADH was very accommodating of change orders during the project and was very reasonable about pricing. This was definitely a pleasant experience all around. Thanks ADH!!

From start to finish Guy and his team at Homerun Design-Build were amazing. We had interviewed eight other contractors and were beginning to lose hope until we set up a consultation with Guy. After discussing our project and sitting down at our table, he provided us with a reasonable estimate on the spot. A few days later he presented us with a fabulous 3D design. The project was started as scheduled and Guy made sure that each phase was completed timely. His team was professional and courteous and arrived promptly at 8:00 am each morning. They were meticulous and paid attention to every detail. Most notably, Guy remained enthusiastic and engaged in making our vision come true. He was also very receptive to any change orders we requested and provided us with suggestions and recommendations. The quality of their work was so impressive that we added several additional areas to our kitchen remodel. We will most definitely be using Homerun Design-Build to remodel our bathrooms. Bo agreed to do this job for us even though it was a small job, and accommodated us in his busy schedule. As new home owners, there was alot we didn't know about getting a door built, and during the consultation he gave us great, honest and practical advice and really helped us understand the implications of doing the work. Even though he was very busy, he squeezed us into this schedule. His team were great to work with - very detail oriented and diligent, and Bo stopped by daily to oversee and guide the work. Mr Rinoldi, has done other work for me since the large job in 2006. A large Staircase 5 flights up had to be replaced and the job took a month. It was very nice job as usual. He has done foundation work for me that went well replacing part of the front of the Victorian Foundation.

Feliciano did an outstanding job on our home improvement projects! I could not be more pleased!! Feliciano is not only a credit to his profession, he is an extremely humble and professional individual. He carefully listens and assesses your request(s) and offers sound recommendations and input. For example, the steps on our staircase were very badly worn and the wrought iron railing was extremely faded. Feliciano sanded, and stained the stairs with a beautiful finish! And … sanded, repainted the black wrought iron railing! And … installed a wooden black hand rail on the opposite wall! I am beyond thrilled with the final results! Installation of the vinyl flooring in the main living area, kitchen and 1/2 bathroom was a challenge due to uneven foundations. Feliciano was able to use some leveling compound to correct this problem. Our floors look wonderful! He and his team were on time, hard working, accommodating, respectful of our family, our schedules, our home and property and always cleaned up before leaving for the day. We plan to use Feliciano when we upgrade our main bathroom and patio project! Thank you Feliciano! Great job!!!

It is difficult to find craftsmen these days and this group of people are all top notch. Their work was exceptional, they were always on time, they cleaned up (yeah) and they were all excellent communicators - from the sales staff to the office staff to the installers. We originally had carpeted stairs from the main floor to our media room. After ripping up the carpet, we discovered that the stairs had been poorly installed and we decided it was important to replace the stairs and do the job right. We explored several options and decided to hire DRS Stairs to replace the stairs with tiger wood. They ripped out the old stairs and custom built a complete replacement, with paint grade risers and solid tiger wood treads. They replaced the railing and post with cherry and the balusters are paint grade. Because one of our walls was not true, the installer had to make a few on-site changes. Being a perfectionist, his changes ended up actually improving our original design. We used DRS Stairs on this job for stairs; however, we have a planned master bath remodel and, becauseDRS are also a general contractor, we intend to solicit a bid from them for that project, too. If I could give them an A+, that would be our score for DRS Stairs.

Bo and his team replaced our entire back staircase. This was phase two of the project. Again, Bo provided excellent work for a fair price. His schedule was flexible and he was always available by phone whenever I had questions. The work was finished quickly and cleanly and the staircase looks great and meets all of the safety standards. Most importantly, Bo acted as our interface for the SF Building Dept inspector. You hear nightmare stories about people's interactions with the SF DBI, but Bo is extremely knowledgable about all of the confusing and convoluted building codes and regulations. The inspector just took a quick look and realized that everything was done very professionally and up to code. Bo is a professional contractor you can trust to do large jobs that will have no issues with passing SF building inspections.

The remodel went very well. The workmen came on schedule and cleaned up well after each day's work. They took the room out to the studs, and re-designed the shower, that is tucked under a staircase, did beautiful tile work, and custom millwork to build two storage drawers in a soffet. I am very happy with the work they did.

Morrioson Home Repair Services prices came out a lot higher than the estimate they gave us in the beginning. It was a difficult work and it was hard to do an estimate of it. He did careful work. He was professional and punctual. He was also helpful and easy to discuss things with. I think because he had not done a lot of work like this, it took him longer than what it though it was going to be. We ended up paying more, but we were happy with the work. But we were a little unhappy with how long the project got dragged out. He would come one day for a few hours and another day, it would be different. Everything else about the project was fine.

He listened to my concerns, ideas and goals. He was quick to grasp the situation, could visual the project & explain it to me & and make suggestions, offer options to save costs. He explained the process including construction stages, payment stages, etc., and quoted an inclusive price (even including taxes) except for city-required permit. Answered questions about rain run-off, etc. Before I could ask, he said he'd use redwood throughout, and suggested an architectural detail, not adding additional cost, that will be pleasing &have good street appeal. Heaven knows, this house needs it! This is an extensive project requiring an engineer's plans, which they also handle and is included in the cost. Seemed knowledgeable of current code requirements - this is an old house and quite out of compliance at present. He said they do not subcontract, do have an onsite foreman or project manager at all times, don't leave mid-job for another project. He gave me copies of license, insurance, bond documents, etc., not just showed them to me. I dealt w/ Moran Algamor, a licensed project manager. M&M isn't the least expensive option. Although I'm quite capable of doing things in some areas, this isn't one of them so I need the experts and I'm paying for it! . But I anticipate getting a quality outcome, sturdy, an enhancement to the property, & fully up to code. I plan to be here throughout and will be monitoring the agreement/contract. And I'm no dummy - my brother is a licensed project manager in Seattle so I have some extra knowledge and understanding on my side.
