Dallas Crawl Space Inspection

Brandon was on time at 8:00 a.m. to inspect the house I had under an option contract. It's a 90 year old house and there was a lot of ground to cover; he was extremely thorough and explained his findings in detail. He left about 11:00; I had his written report by mid-afternoon. The service was very helpful in my decision-making process, and I wouldn't hesitate to call on House Exam again.

G.L. Hunt cut 2 electrical wires and damaged one of the vents during the installation of 14 crawl space vents. G.L. Hunt's initial position was that they were not responsible for cutting the electrical wires and that I would have to pay for the repairs. They sent their quality expert out to review the damage who told me that the wires were not visible and that they couldn't have foreseen cutting the wires and by contract, they were not liable for the repairs. (see picture below - the wires were clearly visible) . After escalating the issue, I got G.L. to knock off $325 dollars to cover the repairs (at this time, it's not clear if this is enough to cover the repair bill), but they would not repair the damaged vent. Overall, very disappointed in how they handled the job. Mistakes happen and when they do, you find out what type of company you are dealing with. If I wouldn't have stood my ground, they would not have compensated me for the cut wires and for some reason, they refused to repair the damaged vent. (after initially offering to repair the vent)

I have used Ron Brackett's Home & Termite Inspection 3 times. I have great respect for this company. Whether your house was built in 1941 or 2004 they use the same painstaking method to inspect the home. The 2 most recent times we have used this company, Darren Brackett has been our inspector. He was pleasant to talk with and responsive to my nervous questions. I would recommend this company to anyone who asks.

Darrin Brackett was my inspector in both times and he inspected everything the house had, from every single faucet to the crawl space and roof. He was always there on time, even before I had arrived. He was friendly and explained every single item he found. From a bad roof to foundation issues to prior repairs. He also differentiated code changes vs what had to be repaired ASAP to what eventually should be replaced. In all an excellent home inspection company and highly recommended.

Paul Wood Inspection is a family operation -- he performed the inspection himself and brought fresh cornbread his wife had made, which was a very nice detail. He took extensive color photos with a digital camera, stopped to discuss and review details as he worked (because of my many questions as a first-time home-buyer), was very flexible and patient when we had to wait for help from the home-seller in tracking down the home's crawl space, and in making an appointment with us on short notice. He was recommended by my real estate agent to be everything he turned out to be. I'm so very glad she turned out to be right!

I am a first-time homebuyer and do not have a wealth of knowledge about home construction. I believed that finding a great home inspector to be my advocate was a priority in the sometimes confusing home purchasing process. Aaron did an amazingly detailed job looking into every nook and cranny of my potential new home. The report gave me descriptions of each problem he found and often images to back up the details. This was so helpful to me. It allowed me to prioritize the changes I wanted to request of the Seller and also gave me the visual evidence I needed to backup the requests. Due to issues with the home, Aaron was required to come back to the house on multiple occasions and he was very prompt about returning my emails and setting the time and day. Timing is so important in the early stages of the bidding / contract process. I would definitely use Aaron again.

My husband and I purchased a home in October of 2020. After the home inspection, the sellers obtained quotes for the needed repairs (I.e. roof work, crawl space work, electric work, and several more minor repairs). Their realtor also recommended David Ackerman, and since he was able to come out and do a thorough quote in the midst of the pandemic, we thought we would use him for the work. Sadly, we regret that initial decision. David was extremely difficult to communicate with. He took weeks to respond and always gave an excuse about the “crazy holidays.” I finally reached out after Christmas (two months after we started communicating) stating it would be my last time doing so. He responded that he would send me a start date, and then I never heard from him again. About two weeks later, in January, I followed up once more, and I have not gotten a response. In the meantime, other contractors and specialists have come and gone and done a majority of the work for us. I am disappointed at the lack of clear communication and being given the run-around. I would recommend those looking for a builder or contractor look elsewhere.

Everything went smoothly, setting an appointment and paying was straightforward, Brad completed the inspection promptly, and sent a detailed PDF report online in two days.

I was extremely impressed with how throrough the inspection report was. It was far more comprehensive than the standard "check the box form" used by other inspectors that I was warned about. Bill's attention to detail was impressive and he was not at all rushed ... he entertained questions I had throughout the inspection and was very patient with me. His inspection report is so useful for me that I have used it to show pictures to other maintenance people for things in the crawl space I need help with. That has saved me money in that a plumber didn't have to go into the crawl space to quote me a price. I have nothing but praise for Bill Olsen and will consider him for periodic inspections as the home ages.

It was ok. He was on time and very pleasant. He had already walked around house when I arrived. I remained at the house the whole time, but left him alone. It took about 5 hours. Part of the thing you have to remind yourself with these reports, is that they are supposed to tell you everything and nothing at the same time. Everything might be ok, but it might not. At the end of the day, it's about alerting you to basic things you might overlook and need to get the seller to repair. I felt the verbal summation at the end was a bit too lax and "aw shucks". Then you read the report and are scared to death. We had definite chimney issues and there was no mention when we talked. There were two entrances to the crawl space but he said he only found one; the agent and I found it immediately. I would not have paid for the pier and beam. I would advise always have a foundation company come separately anyway. We did and it was free. Greenworks was pretty expensive, and not sure the $100 or so premium was worth it. The termite report shouldn't be extra either. But I stress he was nice, professional and on time.

It was awesome. Everyone was professional, punctual and within budget. Our floors have flattened out, and when it pours down rain, I no longer worry about the house (or underneath it). The crawl space has even become a "short" basement where I store things. It is a wonderful feeling. I know it is expensive, but so is replacing all of your floors. I really enjoyed working with them, and they are on-call for me whenever there is an issue. Thank you, Dalworth!

I was considering the purchase of an older home with the intent of doing a major remodeling project. Along with the standard home inspection items I needed to know if the bones of the house were good enough to support the remodel. Robert's background as a builder in CA gave me confidence that he not only knew what to look for but also what issues I might encounter doing a significant remodel. Now this is not part of Robert's job nor does he give advice on structural design but he was able to point out a number of issues that would likely come up during the remodel. It was a great help to have his opinions. Robert showed up on time and got right to work. His inspecton was extraordinarily thorough. The owners had just performed a pre-sale inspection with another home inspector - there was no comparison. Robert's inspection was so much more detailed and included at least 20 items that the first inspector had not reported on. The house was built as a pier and beam and Robert donned his overalls and wiggled his way around the entire crawl space searching for leaks, mold and pest damage. In addition to all of the above the owner had not had the pool cleaned and the gas was turned off which meant that Robert had to make a return trip, which he did and still stayed within his estimate.. All in all Robert spent about 6-7 hours completing his inspection and put in even more time creating an easy to read and understand report. I would give Robert the highest recommendation possible. Also a few people reported that Robert was somewhat difficult to talk to during the inspection. I did not find that to be the case at all, in fact I found him very personable. He is a perfectionist however and prefers to be focused when actually involved in the inpection process.

Prior to finalizing our offer on a 1955 home, our Realtor (Elaine Sherp - THE BEST!!!) recommended Greg Dalton. Greg showed up to do the inspection at 11:00 AM and by the time we got to the house it was 2PM. He said he needed access to the entire crawl space before he could give a complete inspection, so he had us contact the seller to have someone cut through to gain access. After it was all said and done, Greg stayed with us until 6 or 7PM in order to finish. I have never seen service like this. His report was so thorough and it detailed everything (with photos that we were able to negotiate; very serious repairs for the house. We will be using Greg to re-inspect the work performed by contractors to ensure it was done properly. I would highly recommend using Dalton Inspection, as they really saved us in the long run. Kudos.

Willie was extremely helpful over the phone and offered to go over to the house and give me an estimate free of charge on the same day we spoke (a Saturday at that!). He's been nothing but responsive, professional and honest regarding what needs to go into fixing our issues with our crawl space.

Kelly did a through assessment of my home and property, including foundation measurements, and told me all I needed was new gutters. The position of my downspouts are causing my issues. He spent 45 minutes at my house, answered all my questions, and did not charge me a penny!! I can't speak to the quality of his work, since I did not need any work done, but he is a very nice guy and seems very honest. His company does french drains and he said I would just be spending $6,000 on french drains to fix a problem the gutters are causing. I would totally recommend him.
