I would really like to rejuvenate the whole lawn and sprinkler system, as well as established and refurbish flower beds. I can do very little of the work myself because of health issues. I think the best approach would be to kill off the entire lawn area. It might take all summer to do that and to improve the soil and the drainage so as to be ready to plant grass seed this fall. Reworking flower beds and fixing sprinkler system could be the major summer effort as well as the weed and junk grass kill off. Sod is an option but I'm unsure about the cost as well as the timing.
