Ron came to our home and provided a fair estimate on the spot for new siding, gutters, trim and shutters. Ron was very professional and provided multiple options on styles and colors. His estimate was fair and less than other companies that would do only siding and trim. Ron was very personable and made my wife and I feel very comfortable. His crew was very courteous and respectful. They asked continually if we had questions during the installation process and responded professionally to concerns or questions. Changes to the original bid were handled quickly and priced fairly. Ron checked in with us frequently and came to us with color choices for the trim to ensure we got the color/shade we wanted. The crew worked long hours to get the work done as quickly as possible. They cleaned up every night and performed a very thorough cleanup at the end of the job. Our house looks great. The fit and finish are top notch!

Gates Management eventually told me if there was any more lifting from the wind, I would need to pay for repair. I called other companies for estimates and Midwest was reasonable, professional, and timely. So, I chose them over Gates. They made the repair, once, and it has been fine ever since!

Ron and his crew had done quite a few patio doors and window replacements in our condo building, so we felt comfortable in hiring him. He gave us an estimate and was willing to cut the cost to our budget, which we greatly appreciated. His crew arrived on time and completed the work in a day. We had a minor issue with the patio door, and his crew returned promptly to fix it. The company's response to my initial request for an estimate was quick. Mr. Vlad Chernioglo, the company's President and Senior Consultant made what can normally be a dry and painful process, easy and "fun". His professionalism, friendliness and knowledge was very refreshing...plus, he LISTENS, which is a rare quality for contractors...and it continued throughout the process. Everyone from the receptionist, to the installers are/were friendly, knew who I was whenever we spoke. After each days work, the installers would clean-up after themselves; they swept and picked up every lose nail! Mr. Chernioglo was also very helpful in choosing colors for both the siding and counter-top. This is a first rate company that uses great quality products and a joy to work with, I'd recommend America's Dream HomeWorks in a heartbeat!

3 Generations Improvements

I wanted an entire re-siding/trim job for my home. My home was built in 1979, in a Dutch Colonial/Revival style. I purchased it in 1997 and in 2002 replaced it's existing wood shingle roof with a RED standing-seam metal roof that met with the architecture style demanded by Dutch Colonial. My home had existing siding of the Masonite type. I searched long and hard about the different types of siding/trim available (fiber cement, cedar, natural wood, manufactured wood, vinyl, et. al.) and selected LP Smart Side. These guys did a great job! I interviewed 5 contractors and these guys were selected because of their experience with metal roofs, existing window issues and custom frame work. I also had them rebuild my back porch since it was 30 year old. They were not the least expensive (we found another that would do the job for 20% less) but felt very comfortable with them because of the up-front work from Kurt. He is a fountain of knowledge and show 3 different products to us and told us the best to use for our situation. Kurt was the best part of the entire process. Everyone was pushing Hardy cement products. He REALLY looked at our installation and advised LP Smart Side instead of Hardie Board cement. Over all the actually installation turned out just as planned. I had to nag a bit about a few things and they worked their butt off to find a solution that satisfied me. I love them for that! They also gave me a cash discount and an Angies list discount which helped considering that it was a 32K job!! While I was a bit unhappy with having all the cleanup work I had after they left (it took almost 3 weeks for them to remove the port-a-potty and I still do some left over nail/metal/wood trim pickup) I can say they completed the work I needed and added an additional 25% value to their work. p.s. - their woodcraftmanship is GREAT!!!! I will more certainly call them again to re-create my deck which needs major attention as I have done nothing to it for 10 years.

I contacted Paul the week of August 22nd and today (September 1) my siding job is done! I have a two level home in San Francisco that looks great from the front, but looked like a haunted house in the back. The siding was rotted, windows in the basement were falling out of the sashes, water was leaking in through the old windows...it was really bad. I had a few contractors out for quotes, but their prices seemed to me to be ridiculously high. I only needed one side of the house re-done not all 4! In any case, I contact ERS through Angie's List and crossed my fingers. I had read his reviews and I was hoping and praying that I would have a similar experience. Paul came out, very nice guy and gave me a quote. The quote seemed fair to me, he said he could do the work in 3 days the following week and I managed to negotiate in two new windows. Again I crossed my fingers that he knew what he was doing and that he would do what he said. I was not disappointed. Paul and hew crew came out, did the job, discovered additional rot after removing the old siding and worked out a great price for me. The job is done-3 days, the siding looks phenomenal, the windows are great and they cleaned up after themselves when they were done! I've worked with many contractors in my time and I've had a LOT of very bad experiences. I can honestly say that Paul is very good at what he does, he is honest, he is easy to communicate with and he does what he says he is going to do-and then some. I will be doing work with him again in the future. I have already discussed a few smaller jobs with him for the months to come. A+ from me. Thanks Paul & crew.

3 Generations Improvements

From the initial request through to the completion of the work, the entire 3 Generations Improvements team were fantastic. To give some background; after a series of storms (or rather showers) hit San Jose , it became obvious that we would have to take care of the exterior before continuing our interior renovations, water was finding it's way through the window fascias and no matter how much calking was applied, we could stop the leaks. Our property is a 2000 sq/ft townhouse, built in the early 80's and covered in shake shingles that had never been maintained. We invited 3 Generation Improvements to come in and quote us for removing all of the shake shingles and replace them with a composite material (this also included wrapping all exposed wood in an aluminum casing. Additionally, we wanted to replace two sliding doors and four downstairs windows, plus fix some roof issues. Kurt from 3 Generations Improvements came by and explained all the different products they had to offer; together with color samples for each product. For the windows we asked for quotes to match the other windows that we'd previously updated. Kurt walked through the entire house, we explained where the problem areas were and Kurt explained what they could do to fix the problem. Once we had decided on a particular product Jeremy provided renderings of what the house could look like once the product had been applied, this was great as it meant we could visualize the finished project. Since it's impossible to assess how much water and termite damage may lie under the shake shingles the quote was geared towards the worst possible case. This was was good because as the work progressed, it became clear that we had extensive water damage to both the front and rear balcony's. This water damage resulted in a complete rebuild of both balcony's. Even with rebuilding the balcony's the work didn't go above the original quote. The 3 Generations team put in extra hours both during the week and at the weekend to ensure the project stayed on track. We also found that the wall above the garage had started to subside, this required a new header being inserted. The 3 Generations Improvement's crew worked tirelessly from 8am through till 6pm or later. Each day the job site was left tidy and clean. The crew also took time to listen to us and where we wanted to deviate from the original plan they were happy to accommodate our requests. For example, we decided to replace the roof gutters and clad other beams in aluminum to prevent future rot. The quality of the work is excellent; we've received so many great complements on how great our house looks. We gone from the ugly house on the corner to the best house on the block :-) The project went to plan, even with all the additional work that we requested. (Note: The price reported didn't include the roof repairs as these were performed by a third party on the recommendation of 3 Generation Improvements.

I am very happy with the quality of work that was done. We were on a very tight schedule to get the work completed, but the schedule slipped several times. This was a major problem as he wasn't the only contractor doing work and there were dependancies. He did finally complete it in time and we were able to move in when we wanted to.

Did an almost complete, major remodel of the entire ~1600 sq ft house build in the 50s. It would have been impossible to live in the place during the remodel. So one of the criteria was that the bulk of the work would be done in 3 month. They managed to keep it to 3 month from move-out to moving back?on time. A major accomplishment for a project of this size. They came in and did the demolishing in less than a week. Worked Saturdays and sometime Sundays to meet the schedule and assigned as many people as necessary. Did most of the work with their own people but brought in contractors for some jobs. All very professional. Some of the details were finished after we moved back in. We kept finding small things after moving back we didn?t notice before and they and fixed all the things we mentioned. No cost overrun or surprises after the contract was signed either. Actually, quite the opposite. When we ran into a few problems, which you invariably do with bigger construction projects like this, SOD would immediately take steps to address the issue to our satisfaction (e.g. wrong color paint and a window). When there was a problem the responses was immediate. After moving in we had a bit of water running from a pipe coming out of the wall on the floor in the bathroom one evening. I called and they had a crew of 3 guys ringing the doorbell 20 minutes later at 9:00 in the evening. I have a detached Garage in bad shape as well which was not part of the project (quote), but they removed the siding and put on stucco and a new roof anyway. Also, additional lights (I have all LED recess lights) and bathroom fans were added later at no extra cost when I simply asked for it. Even fixed my shower faucets after all the work had been finished 3 month or so after we moved back in requiring to open the walls again. Something I had forgotten to ask for. SOD clearly showed they are an experienced company with a lot of know-how. Easy to work with. This is the company we'd like to work with again because they always covered our back with honesty and sincerity. They were easy to reach and responsive. And the online web site for communication and email works great as well. And I was really impressed with the quality of the work I can't say enough good things. I just know that we made the right choice! Hire these guys if you have a job to get it done. I would again.

They listened to what we wanted done and our priorities. They kept us informed as they progressed through the work and consulted us in a timely manner when needed. They worked consistently, showing up regularly, but did not rush. We were particularly concerned when we learned parts of our metal roof would have to be removed to do a proper repair. We had no need to be concerned however because they did a great job of replacing all the roofing tiles so you could not even tell they had been removed. We appreciated that they pointed out why the tiles needed to be removed to do a proper job and it was obvious they were right. They did not take short cuts but also did not overdo it. We recently purchased this house and it is over 40 years old. We had no idea if they would find other damage when the siding was removed. They didn't and we really appreciated that they did not take advantage of us in that way. The workers were professional, friendly and very skilled. Everything they did looks great and we were surprised at what a great job they did matching the old paint. The siding repairs are not obvious and look fine with the rest of the siding that was untouched. They cleaned up thoroughly when they were done too. We had bought this as a special deal on Angie's List - a set number of contractor hours for a flat rate. We were concerned that they would go over hours and tell us after the fact because the deal indicated a higher rate would be charged if that happened. But - they didn't do that and we even think they exceeded the hours without charging us. Only one suggestion: on a deal like this (set # of hours) it would have saved some anxiety if someone was tracking the hours and letting us know how it was going-but it all turned out great!

I have an old duplex near the beach and it always seems to need something. I live in Northern California, so I can't supervise the job the way I would if I were in Los Angeles. The manager of my property recommended Rite Fast and I have been quite pleased with their responsiveness and integrity. I have used Rite Fast ever since for a number of jobs over the past few years. For the exterior paint job, we had to figure out the colors the over the phone. Luis was patient and understanding. They coordinated with the tenants and cheerfully dealt with the tenants aggressive dogs, and cleaned up from all the sanding and scraping. The paint job came out beautifully. For the electric gate, Rite Fast correctly diagnosed the electrical problem and painted the gate with industrial rust resistant paint. The gate looks brand new and now the tenants are once again able to use their parking. I am happy to recommend Rite Fast for any type of remodeling or repair work.

In a sea of mediocre contractors and careless craftsmanship, Paul and his crew stand apart. In all of our years dealing with different contractors, we have never come across someone who truly and deeply cares about getting the job done right as much as they do. They also have the skills and experience to handle just about any exterior remodeling project. Their attention to detail and drive for a high-quality finished product is second to none. Our two story home was loaded with 30+ year old aluminum windows, many of which no longer worked properly. We received many quotes from companies wanting to replace them with "retrofit" vinyl windows. After much research, we decided to go with new construction style windows instead, as they have a much better inside and outside appearance. This option costs a little more, but the end product is far more visually appealing and gives you a brand-new water tight seal around every window (retrofit windows simply rely on your existing trim, flashing, etc.). Paul walked through all of the measurements and options for the windows we chose, often giving us good design insight and recommendations. As they began to remove the old windows, it became clear that many areas of our siding, trim, and plywood underneath were on their last legs due to years of water penetration. Paul walked us through several options and we ultimately settled on replacing all of the siding and trim instead of simply patching the areas with the worst damage. The James Hardie products they used are of high quality and are not susceptible to rot or termites, yielding an exterior that not only looks stunning but will last for a lifetime. Paul and his crew were simply wonderful throughout the duration of the project. They were always on time, worked with care and precision, and never cut corners. It was clear from the start that they cared about the quality of their workmanship and did not quit until we were completely satisfied with all aspects of the project. Paul has a keen eye for good design and even threw in a brand-new Marvin french door simply because he knew it would make a big difference in the appearance and functionality of our back room. The end result exceeded our expectations, both in terms of quality and value. We would not hesitate use Paul and his amazing crew again in the future.

I couldn't be happier with the work. Jason did an absolutely excellent job on each aspect of the project. As it got larger, he never paniced, was flexible and added workers as the need grew. I decided to pay on a time and materials basis as the project was very fluid and that gave me the flexibility to make changes mid project as needed. The project began in May and spanned most of the summer, with the last of the subs finishing up in early September. Would I recommend Jason? You bet. I've worked with a number of contractors and they often have so much work that they don't can't dedicate the time needed to ensure that the job is done right and that a quality is maintained. Jason attitude and attention to detail will make you feel that your job is the only one he is working on. I'm looking for more projects for him. I'm sure I'll work with him again.

Our large Master bedroom (addition, about 40 years old on concrete pad) had been leaking water from patio and side concrete path through French sliding doors and opposite wall, staining carpet badly, for a number of years. I had had numerous contractors over to try and fix the problem -- adding more and more layers of sealant outside where the stucco met the patio tile and/or concrete pathway down the side of the house. Nothing seemed to work. Jeff Bressler was the only specialized waterproofing contractor I found on Angie's List -- I was so impressed with his diagnosis of the problem and his prospective solutions, that I hired him on without getting any competitive bids. Jeff and his crew were professional and efficient from start to finish. I really felt I was in competent and professional hands for the first time. He not only completely fixed the problem, but ended up re-doing and fixing shoddy work of prior contractors, including the shoddy original installation of the sliding doors which had caused most of the water problems. I'm no construction expert, but I was there most of the time and could see, step by step, the quality work that was being done, and the top notch, quality materials being used. Jeff's crew were prompt, courteous and cleaned up well behind them. They were in constant touch with Jeff, and he would come over regularly to the jobsite to inspect progress and trouble shoot any problems -- and there were a few once the doors were out and things were more exposed. The finishing stucco and painting were excellent -- you can't tell where the old meets the new at all. I also much appreciated the (unpaid!) time Jeff took to answer other questions I had about the house, give the house a quick inspection all round, and give me suggestions on what to do to further waterproof and improve the house. JAB does a lot of commercial waterproofing work besides residential -- they are top-notch all round, and I would not hesitate to use them again and recommend them to anyone else.

I hadn't intended to spend as much as I did on this job, but Dennis' pricing was extremely fair. They spent a LOT of time here, and, outside of time for lunch, etc., were always working. They are diligent, methodical, efficient, and have great attention to detail. My opinion is that "good enough" isn't in Dennis' vocabulary. I'm obviously happy with the job, and with Dennis' professionalism. He's coming back to paint the house (and probably change out the balance of the trim to match the new trim) as soon as I can get a roofer to do unexpected work on two gently sloping "flat" roofs, one quite large. I would also like him to do a substantial amount of siding work on my very large garage. We'll see. My house, "the money pit," is killing me right now, and I am on a fixed income. At a MINIMUM, get Dennis to bid on your job. If you hire him, you will not be disappointed.

I needed to get rotting plywood "siding" replaced on one wall of my 1906 Edwardian, and needed to have the entire exterior repainted. And I needed to get it all done in about two months, before the rainy season. After getting separate estimates from a handful of painting contractors and siding contractors, I found Adrian Mulhall based on his excellent Angie's List and Yelp reviews. Adrian immediately impressed me with his ability to understand what I was asking for and help me translate that into what I needed. Adrian's quote was not the cheapest, but it was fair -- and it was the most-detailed estimate I received from any of the contractors I spoke with. I plan to be in this house for a while and wanted work that would last, and Adrian gave me the confidence he could deliver exactly that. Adrian is the general contractor and directly employees his own carpenters. He subs out painting, demolition, and other work. Adrian was on-site nearly every day, keeping an eye on the job, and he was in contact with me nearly as often. He was always easy to reach by phone and email, and returned messages promptly. The work on the siding went more quickly and smoothly than I had anticipated. With an old house, you expect complications along the way -- and we ran into a few, but Adrian worked through them and kept on schedule. Examples: Vibration from the exterior siding removal managed to damage some of the interior plaster. Adrian repaired and repainted the interior at his expense. The building inspector mentioned an upcoming code change that would require gypsum board on top of the plywood sheathing for fire protection. Since the code change wasn't in effect yet, the easy thing to do would have been to skip it. Adrian presented the options to me, worked out the (minor) additional cost, and - most importantly - figured out how to fit in the additional work without impacting the schedule. Adrian has some very talented carpenters working for him. We discovered rot in some of the detailed trimwork on the front of the house, and his carpenter Paul was able to fashion (on-site!) a replacement that is indistinguishable from the original - exactly matching the nearby trim. The painting also got off to an outstanding start. The paint crew spent nearly three weeks doing absolutely meticulous prep work on the front of my house - scraping, patching, filling, caulking. They handled minor repairs themselves, and called in Adrian's carpenters for a few cases where more significant repairs were needed (like the trim I mentioned above). Their clear attention to detail made me confident the paint job would last. However -- and this is my only complaint about the entire project -- when it came time to paint the back of the house the work was not up to the high standards of the rest of the project. The prep work was not as detailed, and the painting itself was sloppy -- e.g., the painters didn't bother masking the metal roof of an overhang, and it got covered with overspray; there were also a number of places where the paint was bubbling and cracking. When I complained to Adrian, he got the problems corrected promptly (and this is one reason I feel Mulhall Construction is absolutely deserving of an A rating for the entire project). It just seemed surprisingly out of character compared to the "do it right the first time" approach that Adrian's subs delivered on the rest of the job. Adrian accommodated my requested changes along the way -- including a late decision to change from cedar siding to HardiePlank, and some added interior painting as long as the painters were on site. Costs for the additional work were reasonable and at exactly the rates in Adrian's original quote. One more nice touch: Adrian called me several months after the job was complete, specifically to ask how the paint was holding up on the back of the house where I'd had the problems described above. It's great to find that level of accountability and follow-up in a contractor.
