Ken on time came to my house, measured the inclination of the house, and looked around the house. He gave me great patience to explain the impact of water to the foundation. Finally, he told me that the house no big problem. Say " If this is my house, I first solve the problem of drainage, fill the gap on the external walls, observe a period of time and then decide whether to spend a lot of money to repair the foundation." His arrival lifted my worries about the house. Ken's service is first-class, knowledge is rich, he did not want to just earn money from customer's , but standing on the customer's position to consider the problem. I give Ken the highest rating.

I bought the house in spring. Over summer many cracks appeared. I decided to have the foundation inspected because the house is built on expansive soil near a creek. I called Ned Clyde Construction and scheduled an appointment for the following week. They were very responsive. The inspection however should be more thorough. The inspector only looked at the the cracks I found and decided there were no problems. The entire process took less than 15 minutes. In contrast, an engineer (Dave Olnes) I later hired actually measured variations in the foundation, pointed out which cracks are significant, explained the reasons, provided a written report, and charged less. I graded "quality" as C only because the work performed by Ned Clyde Construction is typical of the industry (so I was told).

Everlast came out to fix our foundation that was our top priority, they did an amazing job correcting the foundation of my home. They took all of my concerns and issues to heart and made sure in the end I was a happy and satisfied. Ari took care of us during this whole process I learned a lot about the foundation of my home. Each person that came to my house very knowledgeable and very willing to teach and discuss what they are doing. I learned how to repair stucco, concrete, patch cracks and the process of repairing a foundation. They took care of the termite issue as well. We end-up paying much less then what we figure it will cost us when me and my wife read online its a lot of money and our case was a little different and we decided to do new kitchen and still be within our budget. So in our minds we going to pay $$$ and we pay in the end $$$ but with new kitchen. Ari was amazing and responsive he listen to us and took care of the design and build us functional and amazing kitchen. We want to thank Ari and his crew on job well done. Highly recommended

Work began in early January. ?When they repaired the cracks and painted the whole house, they also moved all our furniture and belongings safely, put them back properly and completed the interior repairs, all in one week. ?They cleaned up after themselves, and did a walk through with us and asked us to notify them of any missed spots. ?They promptly fixed the few things we found, and the paint job was superb. ?(I love my new color!) ?Their crew were polite, on-time or early, and responsive. ?They worked with the city and provided us with the approved permit, and their documents and scope of work were well organized and clear - easy to understand. ?They provided us with their companies ratings, and offered recommendations. ?They had all their ducks in a row and were fantastic to work with. ?I wholeheartedly recommend this company. ?Their price was medium-high, considerably less than foundation specialists, more than some others, but their quality of work was worth it. ?We will be using them again this summer and perhaps later should we add on to our home.

During home purchase, cracks were found in the foundation. Several expert opinions as to repair options were submitted. The buyer found research from Saudi Arabia that pointed to a wet/dry cycle of the re-bar inside the foundation being the cause - and still ongoing. In collaboration with structural engineer, John Bradbury, SGS was able to cut-out the damaged areas, replace the damaged steel, and fabricate and install an access door thru the footing - taking the opportunity to make the home better while repairing the damage. SGS then coated the entire footing surface with the same moisture proof material tested by the Saudi government to prevent the wet/dry cycle, ending cause of the damage.

In anticipation of selling our house in a couple of years, I thought it would be advisable to get a professional opinion of our foundation as we have some cracks in the drywall and stucco. Jon, one of their Project Engineers, showed up right on time and conducted a thorough examination both in the interior and underneath the house in the crawlspace. A week after his visit we received a report with his findings which, fortunately, indicated no serious concerns. Had there been any issues that needed to be addressed, we would have been very comfortable with Ned Clyde Construction performing any work

Awesome & quick! I love sharing good experiences with contractors on Angie?s list since I myself rely on the reviews of others so heavily. But some contractors transcend a mere ?good? or ?A? review by performing their services so well as to be a model of excellence. Such was the case with Ned Clyde. They book well in advance, but are worth the wait?(there was also a bit of a delay waiting for our permit to come through, but that had nothing to do with the company). We purchased our home 10 years ago know that we needed to address some minor settling and cracking in one corner and decided to do so this year since the (minor) cracking was getting a bit worse. A call to the company got a fast response, and after a short phone call with Paul, their engineer, a quick appointment. He came with his awesomely simple level measuring device (think Archimedes) and put some determined the amount of settlement and area of the problem. He discussed the situation with me with great clarity and explained their approach to fixing the problem?it seemed to be the perfect answer to the problem: straight-forward, simple, efficient, with enough components to provide a truly workable solution?pretty clever actually. Certainly sounded better than the other options I was considering. And, best of all, it only required 4 3?x3? ?pits? spaced 8 feet apart. Again, they book jobs well in advance because their solution is in such demand, but that was made clear from the start?then we needed to wait for the city permit. The crew was awesome(!!)?remarkable efficient, thorough, clean & neat, focused?they know what they are doing and don?t waste anytime getting it done. After digging and driving anchor piles, they pour a based of concrete in each hole and let it dry. Ten days later, they came back and finished up in a few more days. The house is level and, a month later, seems to be doing just fine. They had warned that the leveling would produce some additional cracks, so I had anticipated those inside and out and have a plan to fix those (once the structure is given some time to really settle into the fix). They did what they said they would do, in the way they explained they would, on the schedule they had established. All went as expected, and there were not surprises. Paul the engineer was always available and involved in the process, and Simi the crew boss was exceptional. Dwight the scheduling supervisor was easy to reach and very informative. I?d hire them again for this or even a larger job.

Myron was very nice, very knowledgeable and spent lots of time addressing all of my concerns. Ultimately did not recommend doing any major work other than adding a drainage system. He even spent lots of time with me discussing the options for a drainage system and giving me thoughts on seismic retrofitting. I was very pleased and surprised to not walk away with a recommendation for thousands and thousands of dollars worth of foundation work. If we ever need to do any kind of major structural work, I know where i'll turn first!

It was amazing. I worked with Joe who came on the scene to discuss the repairs and estimate how that cost would look. One of the fears that you always have when working with a construction company is that you get an amazing "sales" person and you never see them again or cannot get a hold of them once the project starts. Joe was always available to talk or meet if needed. He would also pop in and out of my property even if I was not there to check on his team. What is more reassuring as well is that the team that works on your house are not subcontractors. These awesome workers are employed by Joe's company. He has what I like to refer as their team lead, Isaiah, who is self sufficient. What I mean by self sufficient is that I never had to worry that Joe wasn't on-site that everything would crumble. The team lead knew exactly what needed to be done, and honestly had the same eye as Joe. There were little things that I had not noticed needed to be tended to that Isaiah fixed on his own. Items such as caulking around door wood trim, additional cracks in the interior I didn't even notice, etc. If there were things that I may have not mentioned initially when we signed the contract Joe would just throw them into the original cost and not nickel and dime me. That was awesome because I felt I got more than what I paid for which in my experience is never the case you get with construction/contractors. The team is also very clean. At the end of each day, they would completely clean up. Meaning vacuuming as well as wiping, scraping off any excess material that may be on the floors, etc. I have never come back to my house after construction has been done and it was so clean. At the end Joe comes back and does a walkthrough of the home with you. If there is anything that may have been forgotten or missed (even by myself) Joe himself came back and conducted the repairs that same day. Overall, amazing communication, quality of work, and just an overall great feeling. I am hoping to work with them again once I decide on whether expanding my house or not. Amazing company and team, and would recommend anyone to stop looking for someone else as honestly, I think I was looking for Joe all my life when it comes to home improvements, etc.

Project kickoff began with an evaluation and a quote from a Ned Clyde engineer. After accepting the offer, we waited for 3 months to begin work due to high demand for their services. Project work spanned about four weeks, with some downtime due to weather. Aside from the main work of returning the floor and walls to original positions, the french drain along the foundation was remade with modern material. This work required a permit from the city of Martinez that required adding an earthquake shutoff valve for the natural gas service and a check for smoke and carbon monoxide detectors matching current codes. The cost of these upgrades were outside of the feeds paid to Ned Clyde, but they are sensible requirements that would have been done eventually anyway. Overall, the Ned Clyde folks are experts who did exactly what they promised with no required feedback. Costs were in line with other quotes, but I got the sense that I got a great bargain in value provided.

We are very happy with our house, and our experience with Joe. We interviewed multiple contractors - Joe was straightforward, friendly, gave his honest opinions, and was knowledgeable about the work that needed to be done and the area our house was in. We liked that he has his own team, so we saw the same guys working at our house all the time, and got to know the crew. Joe and his team did everything they could to achieve our vision for the house, suggesting ways around problems that popped up as we opened walls, and giving us pros and cons as we made decisions. He always listened to how we wanted things done, and if anything got mixed up in the execution, ensured the team made it right (for example they installed the wrong handles on the closet door but had it fixed within a day). Joe also went above and beyond after the team had technically finished, coming back to fix minor things as we encountered them upon move-in (a drip in the shower head, patching a spot we knicked moving furniture in). He was even kind enough to come out and replace the fuse in our furnace when we blew it trying to install a smart thermostat, despite him warning us prior to be careful about that very thing. :) We are 98% thrilled with the work Joe and his team did - our house is beautiful, and even more importantly, up to code, sturdy and safe. The other 2% is because we are perfectionists, so there are a couple things here and there in the final finishing touches that were rushed at the last minute and we wish were more precise (things like crooked door handles, backsplash that is just a millimeter or two short of the counter edge, faint paint splatter on the wood floors in one corner). Overall, we highly recommend Joe - his construction knowledge, years of experience, and awesome team made for a smooth project despite it's large scale. We can't believe this beautiful house is ours to live in. Thank you Joe!

The french drain was good. The retaining wall was good (2 ft high, unfinished). The earthquake retrofit was fine too. The house leveling, not so good. They tried to lift the main level of our house without first cutting the main level from the base level, which I had explicitly required that they add to the contract. The side of our house cracked when they did this. Fortunately I was home at the time and stopped them. They didn't fix the cracks though, since that wasn't in the contract. So, they cut the house as they were supposed to, after the siding was already damaged. They lifted the top part about 2 to 3 inches, creating a cut that was 2 to 3 inches wide around the house. But, filling in the new holes wasn't in the contract either. So, we waited 6 months for them to fix it. They did a terrible job, and I had to hire others to redo that job. The do NOTHING that isn't completely delineated in the contract. For example, the contract was to install 2 doors. They did install the 2 doors, but they did not install the door frames for those doors (which takes about 30 minutes to do) because the frames were not in the contract. with a $79,000 contract, you would think they could throw in an hour! As a home owner, I am NOT a structural engineer. They are supposed to be the professionals and should both know and tell you what needs to be done. instead, they use the excuse that and quot;you never said you wanted that doneand quot; to not do stuff or nickel you into more. They also did our driveway. They didn't bother cutting back the ivy roots which had caused the original driveway to buckle. They poured the concrete right after a huge rain storm, so the driveway is cracked, allowing water in, growing the roots of the ivy which caused the original problem. Most likely because 'cutting back the ivy' and 'making sure the weather and conditions were appropriate for pouring concrete' were not explicitly in the contract. The owner is a whiny guy. Seems really nice and honest before you hire him, but whines when you ask him to do more work. Also, one of their workers stole the registration sticker off of our motorcycle.

A Beckmann crew consisting of a foreman and 3-8 workers spent about 5 weeks doing foundation repairs, seismic upgrades and drainage improvements on the two older homes on our property. The owner, Karl Beckmann was also onsite about a third of the time. We were extremely satisfied with the quality and cost of the work performed by Karl and his team, which was on a time and materials basis. The weekly invoices were detailed yet easy to understand and the hours worked by each laborer tallied well with my own observations as I was onsite much of the time. The number of people on the job rose and fell according to needs. Hourly rates were reasonable for the area I live. The foreman and crew were experienced, polite and hard working. We particularly apprecioated havoing Karl's experience and skills available on short notice throughout the job, which enabled on-the-spot decisions to be made when problems arose.A time and materials basis was the only realistic option for us as our starting scope was very ill-defined. Portions of our foundations dated from the 20's, other portions were more recent. Parts were pretty and quot;funkyand quot;. I knew we had various seismic issues, some foundation subsidence and cracks in one corner, and water penetration in the winter from the upslope side. The scope of seismic repairs and improvements that were eventually done were developed over the course of the job by Karl and myself crawling through the crawlspace, Karl making recommendations based on his experience and helping me decide what would be cost effective. Each time we did this I gained confidence that Karl's recommendations were based on my best interest. I have no hesitation in recommending Karl Beckmann as a contractor who is trustworthy, knowledgeable and reliable.

Common Foundation Problems

Foundations are supposed to be built atop firm ground or bedrock, with the intent that the foundations of a home will never move. Unfortunately, weather and geology do not always follow our plans. Here are the top foundation problems according to foundation repair experts:
