A home inspection is a visual inspection of a house and its major systems. It should be conducted only by a licensed professional. A home inspection is advisable before purchasing a home, and may be required by some mortgage companies.

What to Expect in a Home Inspection Report

In a home inspection report, the following items should be examined and evaluated:

  • structural components, foundation, framework
  • exterior features, siding, porches, eaves, sidewalks, driveways, railings, balconies
  • roof, shingles, skylights, Solatubes
  • interior features, walls, floors, ceilings, doors, windows, stairs, stair railings
  • fireplaces, chimney, vents
  • plumbing, pipes, drains, water heaters, sump pumps
  • electrical systems, breakers, fuses, service panels
  • heating and cooling systems, equipment, venting
  • insulation, ventilation, vapor barriers, including in attic and basement

What Not to Expect

Home inspectors perform a visual inspection of what they can easily see and access. They will not examine things that are underground or within walls, nor anything that requires them to damage the house to investigate. A home inspection is not a warranty on the house. It does not review if a home is up to local building codes.

The average home inspection will not include the following items since many of these require special training and licensing.

  • fire and smoke detectors
  • hot tubs, swimming pools, wells
  • detached structures, such as garage, garden shed, or mother-in-law apartment
  • kitchen appliances
  • alarm systems
  • TV antenna or satellite dishes
  • termites or other pests
  • lawn sprinkler systems
  • environmental hazard reports, such as asbestos, lead, or radon
  • code compliance
