Associated Appraisers appraiser we worked with was friendly, professional and experienced. He was flexible about dates and times for the appraisal and willing to negotiate the appraisal price. He made a point of presenting a business card upon arriving at our home so we could confirm that he was from Associated Appraisers and not an imposter. The appraisal took place on a Tuesday and the report was sent to our mortgage broker 3 days later on Friday.

MISSION GROUP APPRAISAL
He missed the appointment that he made with me, I waited around for 3 hours and when I called he he told me that he forgot about me. When re-scheduling, it wasn't at my convenience it was at his. When he did show up, he was in flip-flops, shorts and a hawaiian shirt. When he went through my house he told me that he would appraise it at the maximum amount that they were allowed just to turn around and tell my funding company a different price. He took almost a full month to turn in the appraisal, it is only supposed to take 4 days.

BRADLEY & STEIL APPRAISERS
We did not choose this company, the bank that we were trying to refi with did. I have read reviews online on different sites, all of which say that this company completely low-balled the appraisals of homes and I found this to be true in my instance as well. Sites like Trulia and Zillow appraise our home for around $800k. Our real estate broker (15 years experience in Sonoma County) who sold us the home appraised it at around $775-$800k based on comps, sq footage, etc. ... and our next door neighbors house was just listed this week for $880k. ... and yet Bradley & Steil Appraisers appraised our home for $670k 3 weeks ago, which caused us to miss out on a refinance. Might I add that our home is 3200 sq. feet and my neighbors is 3,050. If you're a real estate agent, lender, home owner, etc. looking for a fair appraisal, DO NOT use this company - unless of course you want an inaccurate, low-ball appraisal.

John is the BEST. John arrived on time, answered all my questions and spent the time to measure and photograph the family home for the best possible appraisal. John also appraised the bonus house in our backyard for no extra charge! All my contact was long distance, by phone and email. I was comfortable and confident in their credentials and preformance. The renter met the appraiser and it all went smoothly. Minor errors in the floor plan, but for this type of appraisal {**NOT** for lending} the floor plan is not the highest priority and not certified as a part of appraisal. But I'm still picky about the details, smile.

John was very responsive to my request for an appraisal and was able to work around my schedule. On the day of the appraisal he arrived on time and prepared. I was having work done in the yard on the same day. This did not phase John as he went through the appraisal process. He was even kind enough to take his shoes off when he came into the house so that he wouldn't track in any of the construction dust. I was very impressed with John's thoroughness and attention to detail. His pictures really made my house look great and I believe, contributed to a higher appraisal. The appraisal itself was delivered a day early and was extremely detailed. I would definitely use Paragon again.
