Warren Construction did not supervise its subcontractors (plumbers, roofers, electricians, painters, marble/tile, etc.). It did not exercise any cost controls and passed all over-runs on to us. It did not ensure that its subcontractors did quality work and would not fix subcontractor mistakes. It sometimes double-charged invoices. The work was delayed and quality control was absent.

Dan is extremely professional, highly responsive, and very communicative. He was easily reachable by phone, text, and email throughout the whole process. We were debating between several contractors during the hiring process, and Dan's communication style was why we went with him. He and his subcontractors did great work (our house looks beautiful!). Also, he solved any issues that came up during the project. We had a problem with one of the subcontractor's work (siding), and Dan helped resolve the issue. We were very happy about that because he stood by his work and his sub's work.

Excellent. I can't say enough about Juan and his crew. Our sewer lines were really bad, and terrible backed up. They patiently got the clog out with their rooting equipment, unlike the other rooter service who had come out a couple of months ago and said they had to bring in a big water-cannon truck to get rid of the clog, and charged us $800.00 for the service. They stayed with the price that had been quoted to us by Sargent's plumbing, except there was an added charge because they had to additionally replace the cracked Y pipe at the street. .Juan is the owner of the company, and stayed to supervise throughout the job. They were all extremely courteous, and careful to put things back they they found them. There were a couple of extra things that needed to be done, that had not been included in the quote, and he did not raise the fees for doing them. I will never use any other company for my plumbing. We are planning to have the inside plumbing done soon, and we will be calling Juan for the job

SOD is a customer service first company, a culture and approach that is insisted upon by the CEO, Oren Dragen. SOD uses only a few, if any (depends on the particular job) subcontractor,s and the majority of the work is performed by its own employees which is a huge plus for any major project. SOD and Oren will make sure that you are completely satisfied with the work, and will stand behind it even after the project is completed. The SOD employees are easy to work with, accommodating and well-qualified to do the job, starting with the Northern California foreman, Hector. Our project itself was well organized in its progression and completion (uses Basecamp as a project manager application) with the only delays coming in regard to the epoxy floor in the kitchen which required a speciality subcontractor. That being said, SOD made sure the subcontractor completed the work to our satisfaction, and has since then been training its own employees to install concrete epoxy floors for future projects. The price was very competitive (we received 4 estimates) and did not change over the course of the project. When we remodel the upstairs baths and bedrooms in the future, we fully intend to use SOD again.

Toto was subcontractor under a handyman I called when I had a water leak from old galvanized pipes. It was an emergency. Toto's did the plumbing and the dry walling and painting was done by handyman. Good job overall. I would use Toto's again.

Sean Supple and his team did an absolutely outstanding job rebuilding the top two floors of our home. The craftsmanship of Sean's subcontractors was excellent - 90% of the time we were happy with his subcontractors' work on the first pass and when there were issues Sean did a great job of ensuring that the subcontractor came back and addressed all of our concerns. The project came out so well in fact that our home was featured on the cover of Palo Alto Weekly's Home + Garden Design - a credit to the craftsmanship and attention to detail of Sean Supple and his team of subcontractors. Furthermore, all of the subcontractors that Sean used to rebuild our home were professional, pleasant individuals which, in retrospect, we found to be incredibly helpful when dealing with the unavoidable trials and tribulations of a large remodeling project. My friends and colleagues who have conducted similarly large remodeling projects all complained at one time or another that their projects were moving along at a snail's pace and that on some days few, if any, subcontractors would show up on site causing progress to slow to a halt. In contrast, Sean's team of project managers did a great job of coordinating the work of the various subcontractors to keep the project running smoothly and in a timely fashion, so much so that my friends were often amazed at the speed with which our home was completed without compromising on build and finish quality. Sean also clearly has a good rapport with the Menlo Park inspectors which helped to keep the project from stalling during various stages of the permitting and inspection process. Sean and his team were also incredibly accommodating of my wife and 3 year old son living in the lower level of our home while its top two levels were being torn down and rebuilt. Because we lived in the lower level of the house throughout the project Sean and his team had to keep heat, hot water and electricity flowing to the lower level when we were home while at the same time replacing the furnace, the water heater and all electrical in the house - not an easy task but one that Sean and his team managed with skill, grace and patience. Finally, Sean also treated us incredibly fairly when it came to the additional costs related to any changes in design or finish selections that inevitably arise during a large remodeling project. I never felt as if I was being unfairly penalized when my wife or I wanted to make a change that wasn't contemplated in the original architectural drawings or in our interior designer's scale drawings. In fact, the couple of times that I did have questions regarding the cost of a particular change order Sean was willing to share the applicable subcontractor's original and revised proposals with me so that I could see the reason for the increased cost and could confirm that I wasn't being taken advantage of. By the end of the project I became incredibly appreciative of the fact that I could rest assured that Sean and his team were treating me fairly and always acted with the best interests of my family and our home in mind. I would not hesitate to strongly recommend Supple Homes to any family member or friend for a large or small remodeling project.

I don't like being the first negative review for Bay Easy but my project with Ofer (the owner) was a complete nightmare! First off, when Ofer came to my house to give me an estimate I directly asked him if he used subcontractors. I specifically wanted a company that minimized subcontractors (there are contractors who really do employ their own crews). Ofer said he didn't use subcontractors and that the crew was "all his guys". That ended up being a lie because Ofer hired a subcontractor who in turn hired another subcontractor. The first level subcontractor/project manager that Ofer hired had a suspended license and was working illegally, which Ofer negligently failed to background check. This subcontractor was so lazy and constantly lied. He didn't order materials which significantly delayed my project. The original project also included countertops and the installation of three doors. However, since nothing was ordered, I ended up having to cut these items out of my project. Also, because the subcontractor/project manager did nothing, I ended up being the project manager for my own project! The whole point of hiring a general contractor is so that they do the project for you not that I do everything myself. Why would I pay Bay Easy a mark up to do nothing? Also, I found out later that I was being charged outrageous fees. For example, they ordered a door from Home Depot for $230 but tried to charge me $900 for it (material alone)! There was no way I was paying this. Always ask for receipts...it is your right as a homeowner. Now I wonder what else I was overcharged for that I didn't catch. I complained to Ofer mid way through the project about the subcontractor/project manager and Ofer assured me that he would take care of it. Ofer didn't fix the problem or pull the subcontractor off my project. Furthermore, after I signed the contract in late October and gave Ofer my first payment, I never saw Ofer again. He didn't come by the house to check on the progress, even when I complained about mismanagement and severe delays. If I spoke to Ofer, he was usually asking for money. Ofer promised that my project would be completed by Thanksgiving (4 weeks duration), but by mid December, I just couldn't handle all the inefficiencies and had to fire Bay Easy. Even after I terminated my contract with Bay Easy and paid in full, the subcontractor that Ofer hired was sending me threats and saying that he was going to put a lien on my house! My stress and anxiety levels were through the roof! Now I am left with no doors, finding new contractors, and trying to forget this traumatizing experience. Yes, it was that horrible! To be fair to Ofer, the subcontractor he hired caused a lot of problems, but at the end of the day Ofer is responsible. Bay Easy is his company. I do want to note that Cindy (office manager) was amazing at helping me terminate the contract and deal with the unprofessional antics of the subcontractor.

We were out of town for this entire project. We were in California so it was a long distance job. Don did a great job keeping us informed and always had a detailed list for us when we came down to check on the progress. Don is very detailed and he got two bids from each sub contractor. Don has excellent design sense and his suggestions always made sense. We would recommend Cactus Valley Homes without reservation.

Mulhall Construction

It went very well. Mr. Mulhall is a general contractor as well as a carpenter. I was impressed with his attention to detail and workmanship. We had a few tricky items such as custom made sliding glass doors that recede into a wall, another "secret" door that blends into a wall, and a large area (the closet doors) covered with a fabric. I was particularly concerned with the secret door because if not installed correctly it would no longer blend into the wall. However, they constructed it with additional support and hinges at the top and it works fine. All the finishing work looks great and the way we planned. Some of the work was done by subcontractors, and if Mr. Mulhall did not already have someone in mind for a job he interviewed them and then we discussed the options. All of the subcontractors he chose did excellent work and so we avoided having to redo anything. Prior to staring this process I had been told stories of other people's projects going over budget or taking way too long. Neither of those problems arose with our remodel and Mr. Mulhall kept the subcontractors moving and we were close to budget. I also appreciated the fact that he was able to work closely with our architect/designer so that the project came out as envisioned. Thus I thought that Mulhall did great work and was successful in effectively coordinating the work of subcontractors so that there were a minimum of delays.

We were on a very tight timetable, and they were very responsive to our timelines. They had a lot of work to get done in a very tight timetable, and their delivery was very impressive. Their delivery was impeccable, and they followed through to ensure we were happy with the results. We were very happy with their responsiveness to all of our concerns. In the time since the work has been completed we have discovered some issues left behind by some of their subcontractors, however we have been very happy with all work performed by by Iraheta themselves. I will happily use Iraheta for future projects although I will evaluate their subcontractors a bit more closely for future work.

It?s run by two young men and they aren?t unionized. They are very confident and they show up on time; if they are running late they call to see if you?d rather reschedule. They are very happy-go-lucky and they?ll tell you if something you want to do isn?t a very good idea. They explained why they wanted to do something a different way than the manufacturer suggested and they had a more practical solution that worked out nicely. They had no problem coming back to fix a problem with the shower head regulator, even though we called them several months later. They didn?t charge for any consecutive visits. They are easy to work with and the prices are exceptional. The receptionist is also a very nice lady and there is a lot of follow-through and feedback. They have worked out very well for me and they have always stood behind their work.

Ron Romiti did a gorgeous job! He is a perfectionist and the work he did was praised by every other subcontractor who worked on the job. The frameless glass shower enclosure people really appreciated his precision in making perfectly straight walls and curb for the glass walls and door. The tile and grout are beautifully laid and the room is elegant because of it. He was great to work with and I would hire him in a minute for the next tile job I have.

I originally hired Rob to put in woodwork throughout the house. He began working for me at the beginning of January and all the work will wrap up this week. He had his son with him most days. He was recommended to me by my electrician. I had a disastrous experience with another contractor that was supposed to remodel the bathroom and do some other work on the house. Rob is a general contractor, so he took over the bathroom as well as fixing the wall in the dining room when I stopped working with the other contractor. The woodwork was putting in baseboards in a majority of the house, adding door frames to match the originals, paneling on one dining room wall to match the original, and paneling in the hallway to match the original. The house is from 1910 and had additions added to it, so it was tricky to install the baseboards as the walls were not flat. They did a beautiful job and had to do a bunch of extra work to get the baseboards to lay flat against the wall. The put new baseboards in two of the bedrooms, a small piece in the third bedroom, most of the hallway (only two sections of original wood remained), the living room and the back wall in the dining room. The wall in the dining room was very difficult. It was incredibly uneven and it took them awhile to get the wall flat. The wall had been changed at least two times over the years and whoever had done the changes did a bad job. They salvaged some original paneling from that wall as well, so it saved me a few bucks. The original wood was fir, so that runs $20-$25 per foot and there were 4 panels that were 6' tall. The paneling looks stunning now. Once it is stained (I'm doing that myself with the help of friends and family), it will be hard to tell the difference between the new and the old. Rob recommended a local company (Pederson and Arnold) to do the milling as we had to bring in samples of the original wood to get the pieces custom milled to match. It was a good recommendation and I am very happy with the results. The hallway also has paneling, but it was not as tall as the dining room. They used some of the wood we found hidden behind drywall to fill in the pieces.They also replaced several door frames to match the original frames. This included a custom milled piece that was on the top of the door. After I fired the other contractor, Rob was able to step in and do my bathroom. I am floored with how amazing it looks. It is exactly what I wanted. The old bathroom was awful and the floor was rotting, so the bathroom was stripped down to the floor joists and the wall studs. Rob put in insulation, two new windows and frames, subfloor, reinforced the floor, wainscoting, shelving and a medicine cabinet. He works with some good sheetrockers, so they did a great job. His tile sub is was really great. The tile work is lovely and just as I wanted it. The plumber he had took his time with getting things done, but Rob was able to make it clear when I spoke up that the pl;umber needed to hurry along. Overall the bathroom looks sensational. I'm so pleased. Rob was great to work with and excellent at communication. He will call you if there's a decision to be made. He asked my opinion and would offer suggestions too. He's easy to reach on his cell phone. He offered advice when I asked for pointers on other projects I was working on. His son is very nice too. Rob and his son are perfectionists. If you have them doing woodwork at your house, it will look beautiful. He will make sure the subcontractors are doing their work to your liking. I'm very pleased with my experience and will continue to use him on future projects.

Strange experience. The AHE rep (Russell) seemed fairly smart and professional, but I guess they work with a lot of subcontractors rather than their own workers. The rep came with a plumber and an HVAC guy. The plumber seemed experienced but had some whole hard-drinking-cowboy drama going that involved winks and confidences. The HVAC guy was younger and more excitable, throwing around technical terms he didn't quite understand and giving us increasingly incomprehensible answers to our basic questions. Russell, however, was clear and communicative. So the core AHE experience was good, but we were scared off by the wacky subcontractors. I could imagine someone else getting perfectly good work from them.
