Reviews of Local Roof Inspections

Daddario Roofing Co Inc
5.0
The estimator/evaluator arrived a little early. He got right to work and seemed thorough. When I mention an item he may have missed he was very happy to check it again just to make sure my concerns were addressed. The full report on the roof arrived the next morning. I had never used a roofing inspector as well as a home inspector, but I was glad I did. In the end, it seems the inspector missed some things that then leaked. But they returned quickly and fixed what was needed. Which as I understand it, it way better than most places.

The inspector was professional and a pleasure to work with. However, their quote was 30% higher than other roofers we interviewed. We decided to use another roofer for the job.

Sonrise Roofing

Sonrise did a fabulous job. They were very responsive to my calls and questions about the roof and solotube options. On the days of the job the workers were quick and efficient. The only negative was a misunderstanding about whether the roof rot repair was ready for inspection by the termite inspector as the house was being prepared for sale. But the company repaired all areas that the termite inspector pointed out, and it passed inspection. The work was even finished a day early. Great job.

Roof was inspected & then the inspector sealed around metal flashings and found and repaired a hole that had developed around a pool solar heater pipe that went through the roof.

It was great! The price was the best of the four quotes we got, the work was done very well, and two years later when we went to sell the house, the roof inspector didn't have a single thing wrong with it

The price was good. They came when they said they were going to come and they completed the work as well as they could, although they had a hang-up with the building inspector.

The work was done on time, professionally and in conformance with the original work order and the explanation of how things would be done that was given to us beforehand.. Workers were efficient and courteous and minimized debris. They protected our rain gutters which had been replaced only a year before. The city inspector commented that the work done was excellent.

Cosmo was professional from start to finish. Their bid was price competitive. They workers arrived on time and worked non-stop (other than waiting for the city inspector) and finished the roof on time in 1 1/2 days. They left the site clean.

Timberline Roofing Solutions Inc
5.0
We were in the process of buying a house. The inspector from Timberline came on-time and gave us great recommendations for improving the drainage of the roof. Roof was in very good shape already, but he was still able to provide some assistance. We could tell he was very experienced. The report came on time and the price was reasonable.

HEBER J ROOFING

Scotts Valley builder inspector delayed it by a day or two and required additional work. But it was all things that had to be done, Didario was very flexible and stuck with it to finish in a timely manner, took about 5 days including tear off. Workers were clean, friendly and communicative.

Eastman Roofing & Waterproofing Inc

Roof was in good shape with only a few place that needed some gluing down. Inspector took some before and after photos and said they would send a report later. I never got a report. No issues, except for not seeing a follow-up report.

B & A Roof Inspections & Repair
4.0
A&B did a complete job and even pointed out some areas that other inspectors missed. This was done quickly but not rushed and the inspector was forthcoming about what he found and other useful information. The written 2 page report came quickly and covered the items found as well as expert opinion on what might become a leak. I would have liked to see a bit more impressive document for the court with a better editor as some of the text might not be correctly understood by a layman. But it did the job and a full refund was ordered by the court. It might also help, if the inspection service and the repair service were separated so a conflict of interest could not be implied. Another inspection stated that he was now unable to work on the roof he had inspected - which impressed the court.

It went very smooth. They started on the scheduled time and finished on schedule. They cleaned up after completion. One small damage occurred which was taken care of both timely and satisfactorily. Even the city inspector commented on the excellence of the work after he completed the final inspection. We are very pleased with the work.

Los Gatos Roofing

John, the estimator/project manager, was extremely responsive from the first phone call all the way through to completion. The tear off crew was incredibly quick which allowed the installers to get to work without delay. The bonus was when the city inspector claimed Los Gatos Roofing was one of his top 3 roofing contractors - reinsured us that we made the right choice.

The crew was there exactly at 8am every day and cleaned up very well daily. They had direct contact with Richard by cell phone at all times. Everything went just as planned and the inspector even commented on how this company does a great work on Eichler roofs. The roof has stood the test of the weather and never ha leaked. We are extremely pleased and would use them again.

Sears Appliance Repair

I am satisfied with the roofing. They were here at the agreed upon time. From the time the contract was signed, they were here the following week. In one day they had completed the surfacing of my roof. They were done with the roof on the first day. They repaired everything in one day. The inspector came out and looked at it. They were done with the gutters the following day. It was a 2 day job. I am very happy with it.

Armstrong Installation Service

They've been in the area for over 40 years. They did a lot of extra work like replaced porch beam, put numbers on the house without charging extra. The roof has a 30 year warranty. We're really happy with what they did and would definitely recommend them. They actually had the inspectors come out and gave references as well. The price was equal to the work that was done.

Roof Inspection Near You

What is a Roof Certification Inspection?

A licensed roofer provides a certified statement of opinion that the roof is Federal Housing Administration (FHA) compliant and offers a three year life expectancy.

How Much Does It Cost?

Roof inspection costs range from free to around $200.

Knowing you have a good roof over your head is the only way to relax when you're at home, and you should follow these roof inspection hiring tips to get the best deal on your next inspection.

1. Beware of Storm Chasers

You're more likely to want to have your roof inspected after your area has been hit by a big storm, and roof inspectors are well aware of this fact. Reputable roof inspectors will stay away and wait for you to call them, but the con men of the roof inspection trade might knock on your door right after a storm. Be skeptical of roof inspection teams that come by your house in the wake of a storm; it's likely that they're "storm chasers," and they probably don't have your best interests at heart.

2. Get Multiple Bids

Don't jump at the first reasonable bid you receive. If you get multiple bids from different companies, you might be able to leverage these bids against each other to get a better deal. When you're offered estimates by roof inspection companies, make sure that you get them in writing. That way, you'll be able to cross-reference these bids at your leisure.

3. Ask for References

Reputable roof inspectors will have plenty of references from customers they've served in the past. Follow up with all of the referrals you receive, and then get a wider angle on an inspection company's reputation by checking their ratings in review sections found online.

How Often Should You Get An Inspection?

Many online sources recommend three years, however every five to ten years is appropriate.
