6/30/20 at the completion of the job Jose Lucatero advised me of a large area that was stain damaged by their workers. Together we tried to find a cost effective remedy so as not to have to demo the area and replace it. The workers tried (to no avail) to clean the area and even sand it, but it only made the aggregate finish worse. Jose decided the most cost effective repair was an overlay to be completed by Brad McCalister for $3,442.00 ( $1,227.00 more than contract balance due) At this point we agreed I would pay balance on my contract and Jose would pay the rest. Only problem was Brad McCalister would not return my calls after I requested counsel regarding procedure and colors.. on 8/12/20 I received this text from Jose: "Hello, I've been busy and have gotten no response. At this time I cannot help anymore going forward. This project was completed in full and anything else we do we're losing money, We do our best to help but my hands are tied and I cannot do anything else for you. We were never paid in full and you can use the difference to fix in any way you wish. Thanks" Jose has left me with an expensive repair, thousands beyond the balance due. This is a repair that jose has admitted to. Jose chose to abandon and walk away from taking full responsibility for the damages incurred.. I filed a case with the Contractors State Licensing Board.

I worked with Mike Lewis before. The quality of the finished product is good, but you really need to stay on top of them to get everything done 100% to your satisfaction - communication and attention to detail are not their strong points. During the estimate, we discussed replacing the approach ramp to the driveway. My impression was that it would be in the estimate and so I pulled a permit for it - it wasn't included in the contract and it would have been significantly more money to get it done. I decided to move forward with just the driveway. Demolition went fine, their team works very quickly. The new driveway and walkway look nice, but they missed several things. They did not run a pipe under the door step for an irrigation line (which was discussed and clearly marked in the drawing I gave them). They did not replace the cover to the sewer cap (which they removed). Concrete stain was left on the exterior walls of the house as well. Stay home & on top of them if you hire.

I hired Tech Light in Oct of 2007, they poured the concrete in November. The men that poured the concrete were very professional and did a great job. There was a misunderstanding on my part as to when the remainder was to be paid. Terri left me an extremely hostile voicemail saying that he would place a lien on my house if I did not pay him. I explained that I had misunderstood and paid him that day. Thereafter I had to call many times about finishing the job and staining the concrete. In June of 2008, I continued to call and try and schedule the staining of my concrete. I was frequently dismissed, rarely called back, and was scheduled but then cancelled two times. In October of 2008 the work was still not finished and I demanded my deposit back. Eventually I was able to get my deposit back and had to finish the job myself.

The owner-operator, Keith Koehler, came to our home and measured the driveway-additional area for concrete-walkway-poach. He returned an excellent itemized comprehensive and easy to understand estimate by email within 2 days. This crew was himself and one other professional. They powerwashed the driveway, walkway, and poach. They dug our dirt to widen the driveway area, ordered concrete to be delivered and installed the additional concrete. They prepared materials to re-surface the driveway and the new section of concrete and poach. They textured the re-surface freehand (they had stamped patterns but the freehand pattern was nice). They mixed a color spray to match our composite walkway and stained the re-surface materials. Last they applied 3 coats of seal to the re-surfaced materials and walkway. They offered to return each 3 years and re-stain and reseal they their work for $150. Rick was professional, personable and flexible. I was impressed how fast the job took to complete. It gave me confidence that he only wanted $545 as a deposit which was the standard 10%. I recommend them highly to my neighbors and friends.

The concrete pad itself was done OK, and I have no complaints about that. However, he and his crew were not very careful to be respectful of our property and left several cement stains around the work area. This could have been avoided if he had put down drop cloths or taken other precautions. I was very disappointed by the amount of cleanup work that I had to do afterward.

They did paver stone installation and sealing of my home driveway and walkway. The process of installation and completion was quite good. However, about a year after the job was completed stains started to appear in many areas which, after researching the paverstone manufacturer installation instructions, are likely to be cutting residue fluid dripping from stones that were cut on-site. The instructions specifically warn against not letting the residue fluid drip on the pavers since it is practically impossible to remove. These stains were presumably masked by the sealant applied, but were exposed as the sealant wore off. I I have contacted Alberto's concrete several times but there has been no action. More recently I am also noticing some pavers that have sunk in. My experience with this company is that once the job is done you are on your own. They are not professional about warraranty support and do not not take responsibility for workmanship issues. Sone

We knew them from a prior job and knew we wanted to use them again. We involved them during planning; we wanted to use concrete and they helped us and gave us advice, including and staining samples. They gave us a not-to-exceed estimate for the work. We bought most of the (major) materials, they took care of all the construction materials. The project was scheduled to take eight weeks but lastet about two weeks more. These guys are very professional and their work is of hight quality. They have a very nice personality and are very trustworthy. They have a very nice taste and we were very happy with the outcome (you can see pictures on their website).

Overall, excellent. Ted Van Midde and his team were extremely diligent and considerate during the month long construction project. A new sewer pipe needed to be rerouted. Instead of charging additional fees for every unforeseen problem, Ted included the "minor" issues into the overall estimate and provided us with a very fair price and outstanding service. Also, we needed Ted was very helpful when we needed his assistance several years later. Overall, when we select a vendor for construction, we seek fairness, quality workmanship, honor, reliability, and support. Ted Van Midde fulfilled all of these criteria. In retrospect, I would have consulted a landscape architect to address for additional insight regarding possible design options. The staircase and pathways which incorporate a stain are frequently praised by other trades professionals for the beauty and artistry of the hardscape.

Bruce is very easy to work with. He has an easy going personality which was a refreshing change from the other contractors we interviewed. Bruce also has a great vision for landscape design. We already had a landscape design, but Bruce massaged it a bit and we were very pleased with his recommendations. Had we met Bruce before we had the plans drawn up, we would have saved the money with the landscape architect. The main feature we wanted in our backyard was a pondless waterfall. The waterfall went beyond our expectations. The stream looks like a mountain stream and the soothing sound it creates makes for a backyard retreat. The two stain-stamped concrete patio looks amazing. The colors of the concrete compliment the river rock steps which were already in place. We also had a bench wall for seating and a raised planting area built with the sides lined with the river rock to match the existing steps. The fine workmanship on these features definitely adds to the beauty of the backyard. The patio cover was certainly a work in progress. As Bruce was building it according to the landscape architect design, we were not pleased with it. Bruce came up with some simple and cost effective resolutions that made it SO much better.

Jose Rubio is the owner of the company, and he was on time for all of our deadlines, never left the job site until the days work was complete. The job site was clean and well organized, and the preparedness shows in the final product. In addition to the basic prep and pour for the concrete, we found several pipes buried where the new concrete was going. Jose and his crew traced all of the pipes, and removed the abandoned ones and changed the galvanized older pipes that were under the pour and replaced them with copper!!! The crew was fantastic, knowledgable, enthusiastic and great at their jobs. Jose Rubio works as you would expect a professional to work. 10% down, 50% after framing, and the remainder when the cleanup is complete. Jose Rubio takes pride in his work, and his craftsmanship shows just that. Jose is proof that not all contractors are bad eggs....just the opposite, the good ones are out there!

He came out and he looked at my project, he didn't make it more complicated than it had needed to be, he gave me about exactly what I wanted and they did work and made sure it was all clean and put back together. They had to come back out a couple of times because the washer and they came every time I called them got any problems taken care of. There weren't really any problem but it was only suspect it was bound to happen and he worked really well to meet my needs and to stay out of my way and answer my questions.

The concern for quality and attention to detail was very pleasing. We had discussed high level objectives for the landscape design and our budget, and allowed Utopic to prepare a concept and cost estimate and then proceed after our approval. We are very pleased with the result and have received many compliments from our neighbors. The overall cost was somewhat expensive, but we feel that Utopic did quality work using quality materials and plants, and we got our money's worth. The creativity exhibited by Utopic in their design was especially pleasing.

I assume the original owner of my home thought that the river rock mixed in with concrete was an innovative alternative to plain old concrete. Maybe it was in the 1960's -- but now it looked tired and felt very harsh on my bare feet. Additionally, the wood between the concrete squares had rotted out, leaving large gaps between the squares. Ugly. After removing the way-too-expensive to operate hot tub, I was searching for a solution to my ugly patio. Cool-Concrete.com web site showed me there was a difference between "decorative concrete" and "concrete decoration" -- and there was hope for my patio! I didn't know what I wanted done and left it to Gary's imagination. He coated the whole patio with a concrete micro-coating and then decorated it with concrete stains & etching --We didn't like how the first effort came out...so he kept working with it & the design seemed to keep growing from his imagination. We almost toned down the blue, but I said...no, let's go for it! You can see by the attached images it was much more than I had hoped for & he surprised himself as well -- my guests' first glimpse of it from the family room has them believing that I have a reflecting pool in my back yard. It's gorgeous! However, it took quite a bit longer than originally expected...of course. Gary is also a funny guy so it was a pleasure working with him throughout the longer-than-expected process.

Our large Master bedroom (addition, about 40 years old on concrete pad) had been leaking water from patio and side concrete path through French sliding doors and opposite wall, staining carpet badly, for a number of years. I had had numerous contractors over to try and fix the problem -- adding more and more layers of sealant outside where the stucco met the patio tile and/or concrete pathway down the side of the house. Nothing seemed to work. Jeff Bressler was the only specialized waterproofing contractor I found on Angie's List -- I was so impressed with his diagnosis of the problem and his prospective solutions, that I hired him on without getting any competitive bids. Jeff and his crew were professional and efficient from start to finish. I really felt I was in competent and professional hands for the first time. He not only completely fixed the problem, but ended up re-doing and fixing shoddy work of prior contractors, including the shoddy original installation of the sliding doors which had caused most of the water problems. I'm no construction expert, but I was there most of the time and could see, step by step, the quality work that was being done, and the top notch, quality materials being used. Jeff's crew were prompt, courteous and cleaned up well behind them. They were in constant touch with Jeff, and he would come over regularly to the jobsite to inspect progress and trouble shoot any problems -- and there were a few once the doors were out and things were more exposed. The finishing stucco and painting were excellent -- you can't tell where the old meets the new at all. I also much appreciated the (unpaid!) time Jeff took to answer other questions I had about the house, give the house a quick inspection all round, and give me suggestions on what to do to further waterproof and improve the house. JAB does a lot of commercial waterproofing work besides residential -- they are top-notch all round, and I would not hesitate to use them again and recommend them to anyone else.

Initial contact and call went very well; they were very professional. Price was right and the reviews were good. They were also very accommodating of my schedule. I am extremely busy and had very little time to micro manage and then detail review everything timely. My mistake. I did have 3 problems that prevent me from giving them glowing reviews: 1) When they set the frame for the new concrete driveway, they ruptured sprinkler system with the forms stakes. I did not know about it until months later when I turned on sprinklers. I was able to fix myself, but then I had to dig and waste time fixing. 2) When they poured the new concrete, there was some splashing of the concrete onto my garage. They must have wiped it off, but not after the discoloration set in. I figured it might be just dust and would wash off later. No dice. I finally just bit the bullet and painted the garage. I was not totally irked by this because I ended up with a nicer looking door after my effort (the door was getting a bit weathered), but the fact that the discoloration occurred because of their work was a good representation to their attention for detail (or lack thereof). 3) Whatever top coat they put on the driveway to seal it while it cured has dried in patchy blotches in some areas. In most of the driveway, it completely wore away and left a nice (and expected) even color tone. In other areas, it left these horrible stains that DO NOT come off. For a while, the botchy areas would slowly start to vanish and so I figured that given enough time, the whole top coat would eventually disappear. Nope. When I finally do have time, I will need to look into something to clean that up.

Pros General Quality of Work During construction it was obvious that VHB takes pride in the work they do. I noticed the plywood subfloor was tongue and groove, glued and screwed to the floor joists to minimize squeaks. I am not sure what the code requirements are, but I was really pleased with how this was done.The bathroom tile work was well done. The tile guys worked late on multiple days to get this job done in a timely manner. My wife and I were really pleased with the results.Very willing to resolve issues even after they received payment for a milestone.There are many examples where they added extras without us asking them to. These examples include: - Adding extra attic vents - Making the roofer come back to open up cutouts in roof for vents (I didn?t notice or ask them to do this) Freebees These are items that for various reasons, they openly took responsibility for and provided at no additional cost: - Interior insulation - Extra Attic ventilation - Extra Attic Access - Crown Molding - Extra Schluter trim for tile in bathroom - Refinishing of hardwood floor Cons Contract for Design The contract that we signed stated that the $2700 we paid for the design would be applied to the total cost of our addition. When we settled on a price for the addition we asked if the $2700 would be deducted as stated on the contract and they said ?no?, it was already deducted for the final price. We told them that we thought this was kind of misleading and they gave us a $1000 credit.They told us they could not relocate existing sprinkler systems or pavers that were to be impacted by the addition. They said we would have to get outside contractors to handle this on our own. All other home remodeling companies we interviewed said they would be happy to relocate pavers and sprinkler systems for us. We are not sure why VHB had such a ?unique? response. Windows We originally requested double hung windows for the project to match the windows with the rest of the house. When the windows came they were casement style. When I asked why this was done, they said it was needed to have enough window area to meet fire code. When they drew up the original plans they didn?t account for this and make the window opening wide enough for double hung. Because extra time and reengineering would be required to widen the window opening, they chose to increase the height. As a result our windows are almost as high as a door. Communication Between themselves - issues communicating between Designer and PM. Shower niches not located where the designer told us they could be. This was because we were going to locate the niches on a structural shear wall. Directly with them - Kept confusing our project with another, similar project. Use of Personal Items VHB touts their Angies List awards and exceptional service as compared to other contractors. Because of this, I was a little surprised to see the framers and subcontractors using our personal items. Some of the personal items they used include: - Hose coil used and damaged. Never replaced. - Hose reel used in place of the hose coil that was damaged above. - I had a 5 gallon bucket in the garage used to store automotive grease guns. The grease guns were placed on the garage floor so they could use our bucket. As a result I walked into garage one day to find a large grease stain on the floor where the guns were laid (They offered to clean the grease stain). - Another 5 gallon bucket was taken from the garage to perform tile work. It was never returned. - A push broom was taken from garage and used on job site. - Patio Swing - We have a patio swing that I noticed was getting dusty from all the construction so we covered it in plastic. A few days later we noticed the plastic was pulled off. I guess the framers liked using the porch swing for their lunch break? In any case it got pretty dusty and just another item we had to clean. All of the items in question were used to perform the job. Almost every item was worth $20 or less. Nothing was deliberately stolen or maliciously damaged. With that said, it would have been nice to get a phone call, email, or text basically stating something like ?hey, just wanted to let you know that we needed to use this or that out of the garage?. Determination of Grade Started with an A+ and adjusted their grade based on the following: - Windows, subtract 1, A - Use of personal items, subtract 1, A - Design contract issues, subtract 1, B+ - Communication, subtract 1, B - Freebees, add 1, B+ Overall Grade B+, truncated to B for Angies list
