It went very well with Primaris Construction. My impression with Primaris Construction was very good. They met me at the designated time. They went through all the items that I was interested in having them do and put together a fit proposal which covered all of the items that I wanted to have completed. They finished up the work on March 15th. The approximate cost was 10000 dollars. They completely refurbished a 1100 square foot mobile home. I would definitely use this provider again in the future.

Overall, it was a good experience. We never had any problems that Home Remedy didn't fix for us. You always here stories about the nightmares of remodelers. Home Remedy is on the opposite end of that spectrum. These guys are professional and want to do the right thing.

Their work is below par and substandard. I feel I could’ve done the same thing. I was looking for a higher grade to finish on both jobs and didn’t get it. His charges were regular and normal. On the mobile home, he didn’t get the floor step right so when I had it tiled and I got problem with the tile now and there is a crease in there now. There is no way to correct it now and I am not happy with it. I had told him I wanted a texture on the wall to use the orange field instead of the low texture and then it was crooked and he left gaps in it which I had to fix. I wasn’t happy with it.

This is the second project on which I have worked with H-Towne Remodelers, and I will hire them for the next project that I do. J.R. is more of a professional partner to me than a contractor, and I feel that relationship allowed him to understand really what our end goal was with the actual construction. As such, J.R. actually knows better than I do what I want in this project, and his leadership, feedback, and direction in the project is why I am so pleased with the final product. My wife and I were familiar with H-Towne Remodelers from a recent kitchen remodel that J.R. (owner) performed for us the previous year. Also, J.R. had done an excellent job remodeling a neighbor's house, so we were very confident that he could run this project. Our home was fairly small at 1,200 sq ft, and once our family began to grow, we worked with J.R. directly to design a house that would be consistent with the neighborhood motif that we wanted to preserve, but also accommodate specific ideas that we were sure would benefit our family. J.R. worked to understand our ideas, then he improved our ideas and put them into an acceptable design that included about 2,700' of air-conditioned space, plus a large porch in the backyard. Of the creative ideas on design that J.R. brought to the table, I believe that I'm most happy about the porch that he designed in our backyard, the utility room and laundry chute from our master bedroom closet, and the open space that he created that makes our home flow from our kitchen in the front to our porch in the back. We awarded the contract to J.R. once we received financing (which he was able to help show us the way as well), and work started almost immediately. The construction was going to "touch" almost every room in the house, so J.R. made a great effort to preserve our comfort throughout the project. Specifically, we more than doubled the footprint of the house, so J.R. kept the back wall in place until the last few weeks to keep the new construction separate from the existing house. Also, J.R. planned very well the remodel of the rooms that were in the existing footprint so that the inconvenience was minimal. The absolute best thing that I can say about J.R. is that he and I worked to develop a budget for the house, and I finished the project almost exactly 1.5% over our original budgeted cost. Though we added some things throughout the project, we would make an effort to discuss with him what we could "do without" or remove so that we would not end up spending too much money. For example, we originally included a resurfacing and driveway expansion, which we ultimately struck from the scope to perform some of the other changes. J.R. was very understanding of our budget constraints, and, very much to his credit, he was very creative on working with us to build exactly what we want. The contractors that worked on the project were generally well dressed, polite, and hard working. On one instance when we came home to a small mess in the back yard, we reported it to J.R. and the issue was immediately resolved. We never felt unsafe, and I can happily say that we had no property damaged or stolen. To no fault of H-Towne Remodelers, interfacing with the utilities (i.e. CenterPoint) was somewhat of a challenge. As much as H-Towne Remodelers would try to schedule around CenterPoint's crews that worked to shut down our gas line or change over our electricity meter, it seems like CenterPoint would always get the work done after working hours (middle of the night or at 8pm). J.R. and his crews went out of their way to come to our house after hours to complete the work, which I really appreciated on a personal level. Lastly, I believe that J.R. and H-Towne Remodelers went above and beyond to "complete" the job. We develop a punch list whenever we were a couple of weeks away from completion, and they took care to complete all of the items. After they had demobilized from the site and we had closed out the contract, we had a few very minor issues come up (i.e. light switch issue, small plumbing leak, drain in bathtub broke). J.R. was very responsive and sent contractors over whenever was convenient for us to get the issues resolved. I have recommended H-Towne Remodelers to others, and I have received positive feedback. I will continue to recommend them in the future, and I will do my next project with them as well.

Did a complete rebuild of MBR shower stall - the initial prompt was a damaged leaky shower pan. I fired the first contractor (A Beautiful Floor or ABF; from Angie's List) half-way on account of their refusal to treat mildew and damaged studs behind the tiled walls according to "by the book" best practices. I found another remodeller (Home Remedy or HR) also from Angie's List as replacement. Problems encountered with HR included: 1. Misleading advertising - "own work force" turned out to be a group of "regularly used" sub-contractors. 2. Minmal and inadequate project on-site supervision, subcontractors worked on their own. 3. Project was priced as a turn-key job, with me supplying several key parts (brand new glass enclosure installed, Delta valves, & tiles). HR agreed but maintained the bid-price less material provided. Extremely reluctant to coordinate and work closely with my suppliers and ultimately refused to take responsibility as the overall project manager as problems (done by HR) arose. 4. Refused to test shower pan. 5. Plumber was not qualified - the valves and shower heads did not work correctly, never tested them post installation. Initial response by HR project manager was "the valves are faulty and you need to return them." Remedial work by the same plumber showed no equipment defect, but results were half-baked. I ultimately hired a new plumber (Texan Plumbing; also from Angie's List) at my own expense ($150), and they got everything working right in less than an hour! 6. HR project manager hard to find, and rarely returned voice mails. 7. Project took 4 months! 8. Both ABF and HR initially insisted on initial down-payment of 30-50%, even though the expensive materials were provided by me. Both claimed "trade practice." 9. One ABF sub-contractor even suggested I need to replace my roof (< 9 year old 4,500 ft2 house). Subsequent inspection by a roofing consultant I hired totally rejected the need.

At first things seemed good, I was not working and they came at first everyday, the work was horrible!! The first guy came and put in a pocket door in my bathroom, was not set right, wasn't squared, Mr Kosack told me it was because my mobile home was not level and to finish the job, I needed to have it leveled, so I called someone to do that and lo and behold my house was perfectly level. He became angry with me because I couldn't give him any money that week because I paid for the home leveling, he said I was supposed to pay him ALL THE MONEY FOR THE JOB FIRST THEN LEVEL THE HOUSE AND THEN THEY WOULD COME BACK at a later date. They hung sheetrock very badly, floor in bathroom now has 2 levels of Durock and 2 levels of plywood cause it wasn't laid right the first time, I paid almost all the money for the contract and got 1/4 of the work and the only good things that came of it were the tub was set very well and the windows, the rest, I have to hire someone else to redo it and I cannot afford that right now because I gave him all my money for the HORRIBLE JOB HE DID!!!! I was on workers comp for an injury and Mr. Kosack knew this but, still kept asking for money every week, we agreed on a price but, he wanted to change the contract, in the end he was very, very unprofessional, calling me names and threatening to put a lien on my home, because I refused to pay him anymore money until he finished the job, he refused to do that. I paid him almost $1900 for a $2300 job and he said that the work they performed was not in the contract, I have the contract and also have all the receipts for the materials and tools that they purchased with my money and never refunded me for or used in my home, I will recommend that no one ever hire him because as long as you pay him upfront he will take advantage of you and buy materials for other projects because his bids are so low, his first worker quit on him because he wasn't paying him and he kept asking me for more money, I thought the way this worked was you paid a certain amount upfront then the rest when the work was finished to your satisfaction. I paid for all the materials out of my pocket, the $2300 was just for labor alone, half the materials was taken for other jobs, that is why the bid was so low. Also Mr. Kosack does not do the work himself, he hires others to do that, he just sells the jobs. His worker Harold is very good at his job, he is the one who fixed the floor and set my tub, too bad, I would use Harold again but not Mr. Kosack ever!!! Be very careful if you hire him for work, I was stupid and naive to believe him and he took advantage of that. Sad, really sad.

HORRIBLE! Tom Lammers down talked us all the time. Would not fix anything. Left us with numerous Liens on our home. We paid for bills to him for the vendors and never got the supples/materials. Had to Double paid numerous vendors! It was absolutely the worst experience of my Life. I am still fixing things! He fired/laid off our Project Manager half way through the project. Did not replace him. Had to deal directly with him. Nightmare! Stay as far away from this company as you can. Don't trust anything they say.
