BAY AREA SUNROOMS ONLY INSTALLS SUNROOMS, SO THEY HAVE THE PROCESS STREAMLINED TO A FORMULA. WHEN OUR ORIGINAL PLAN PROVED TO EXCEED CITY CODE PARAMETERS, THEY MODIFIED IT PROMPTLY. SHORTLY AFTER INSTALLATION, WE HAD A LEAK, AND THEY CAME OUT AND REPAIRED IT WITHIN A DAY OR SO. MY ONLY QUALM: THE LEISURELY PACE AT WHICH THEY WORKED. THE SUNROOM WAS COMPLETED MONTHS AFTER WE HAD ORIGINALLY HOPED TO USE IT.

I had an excellent experience with this company and I thought they brought a lot of good ideas with them. They have good craftsmanship and did a good job building the room. I have been told it looks like a $50,000 edition and it only cost about $10,000. They have an outstanding price and I will recommend them to anyone.

ULTIMATE LIVING SPACE

Ultimate Living Space was contracted to build a sunroom for us about a year ago. The structure was never even started and they have yet to reimburse me any money. We have threatened a lawsuit to get a reaction with no success. I am not sure what we are going to do, however do not use this company they are very dishonest.

My purpose for a review at this point in time is to hopefully consider this company before you make a decision to hire or not and to perhaps validate the review submitted on 7/12/16. I signed a contract in July 2016 for a job completion in Oct 2016. Till this date (4/2017) I'm still waiting for the job to begin. The demo was done on 3/30/17. Every time is rains my tiled deck is exposed to the rain. I should have got an attorney from the start because perhaps the job would have been done last year or got back my deposit which is half the total cost. Yes, the weather is part of the delay but not for such a big delay. When the job is done I can then update my review.

It became a rather awkward situation w/ the only salesperson. He was very negative, so I didn't end up using this company. I didn't have any experience with the construction side of their business.

FOUR SEASONS SUNROOMS

It took better than three months, instead of the 2 to 3 week promised. Removed original crew and replaced with top notch crew, they were not top notch. Doors still do not lock and close correctly and the San Jose office is closed now. All contractors complained about hoping they would get paid on time and that the company owed them for prior jobs. I was forever afraid of a mechanics lien on the job. Got a call two weeks ago from Sacremento office and they stated they would be in area to correct issues this week. No follow up call yet. If they follow up, I will review them. Currently, I would say, DON'T HAVE ANYTHING TO DO WITH FOUR SEASONS.

Decks Plus
5.0
The person who came out was very thorough, gave us detailed diagram on what our deck is going to look like when it was finished and detailed information when we decided to turn it into a sunroom. He was very receptive to our phone calls when we had additional questions or when we thought of something that we didn't mention to him. The people who came out to work came out at the time that they said they would arrive and left at the time that they said they would leave. They were very careful of the plants, flexible and cleaned after themselves. The owner had great insight and was able to actually improve on some of the designs we suggested. We were very happy with the quality of their work and their price was competitive. We would absolutely use them again in the future.

The deck and sunroom were about $30,000 and redoing the whole stairs and landing was about another $25,000. They were great. The communication and timing were great. The pricing was reasonable in terms of other bids I got. I would definitely use them again.

Our house has an old sunroom with ancient carpeting and evidence of water leaks through the walls. We wanted to remove the carpeting and repair and repaint all the walls. I contacted a few contractors to get some quotes. Jason (JC Stoner) got back to me same day to arrange for an inspection and estimate. He was prompt, courteous, and, in my opinion, fair with his assessment and quote. On the service date, he arrived on time and began work right away. I was able to inspect the repair work at the end of each day, and was very pleased with the quality - the exterior repairs were solid, and the interior cleanup and repainting were great as well. He finished a day early, and even gave me advice on how to prep the now-bare concrete slab for my eventual attempt at installing flooring. Thanks Jason!

FOUR SEASONS SUNROOMS

3-4 week job took 12 weeks. Wrong parts ordered and some parts not sent with order. 1st. crew had little experience, 2nd crew was very good. The company is very bad about keeping customers up to date on issues and returning calls promptly. Once the job finally got going it was fairly smooth to completion.

Warren Baker GlennGarry Construction Dear Warren, Thank you for your willingness to have H...... complete some of the work on our sunroom. We do think it looks beautiful; however, because of the following, we are not able to give you a good recommendation. Many things you promised to do were left undone. 1. You chose not to sand, stain or finish the threshold between my office and the sunroom as I had asked. 2. The threshold wasn?t finished, and now is a hazard for people walking from the sunroom into my office. 3. You didn?t redirect the gutter as you initially promised. 4. You didn?t finish the underside of the roof above the sunroom. 5. The plastic piece your roofer put on the roof doesn?t match anything and is an eyesore; what happened to your assurances of appropriate water run-off? 6. You replaced redwood siding with pine to cover the defects after removing the dryer vent and faucet. A new piece of redwood would have matched the rest of the wall. 7. The edge of the marble tile floor next to the door to my office really needs molding. 8. Many deck boards are loose after they were cut to make room for the sunroom subfloor. 9. I cannot believe you wouldn?t be willing to remove the swing above a glass sunroom or let H....., who was willing, do it; he was also willing to trim the deck boards adjacent to the oak tree--you refused. 10. You initially told us that if we supplied the tiles, you would install the sunroom floor at no cost to us--you backed out of that agreement and charged us an extra $1350. 11. Gabriele spent hours removing construction debris off the deck and retrieving material from the canyon below including grout and liquid sprayed plants and trees. After your sales pitch of all you would do with no problem to get this job, your attitude became mostly confrontational giving us the feeling that you didn?t care about our satisfaction; your professionalism was definitely lacking. Reno Sunrooms Inc

Reno Sunrooms Inc. did a good job. There was some problems that they addressed immediately, like in a couple of days. Things go wrong, but it's more how people correct them that makes a difference than everything going flawlessly. They were very professional and were concerned about customer service. I think they're new to installing screens. I had a feeling the sunroom thing would go easier because they've been doing that longer. I just think that the reason why it didn't go in correctly the first time is because they haven't installed enough of them. He basically said they had to actually call the manufacturer to find out what to do. That's fine, but that means that he doesn't have much experience. It's not a huge criticism, I think they just need some experience with these screens.

The project went according to plan and cost. They were very responsive and had to work with another contracting company who was doing the roofing and waterproofing under the deck. Ronan who managed the project was very responsive and since I live out of town it was helpful to have someone I trusted on this project.

West Coast Exteriors

West Coast Exteriors team built for us a Sunroom with a carefully selected parts and material, particularly the glass that keeps the room temperature, in summer reducing the hit from the outside. After every work they performed, they cleaned the area and left everything in a good order. Max - the project manager - was very responsive to our requests, was clearly answering questions, and checked the completion of the job making sure that everything is in a proper quality and order.

Dufficy Fine Carpentry & Design

John was refereed to me by a friend who is an architect. He started the job early and finished ahead of schedule. The first project was the retro fitting (a structural upgrade) of the entire structure. This involved jacking up the house and reinforcing framing that was not done to plan by the original builders. I have worked as a project manager for a construction company and I must say I was surprised at how efficient John was. The structure of the house is quite complicated but Johns knowledge of framing helped immensely in figuring out where the problem areas were. After the retro fit john began the remodel of the interior. He moved some interior walls and doors and then began the finish work. He trimmed the entire two rooms in custom milled red oak. The next project was the sunroom. John converted my roof deck into an enclosed sunroom and expanded the exterior space by enclosing the flat roof with a safety railing. He had a subcontractor install a walkable roofing material. The end result is amazing. I would give John my highest recommendation. He is kind, honest, and intelligent. I have hired many contractors in the past that have disappointed me. I consider myself lucky to have found John. He is not only a great structural carpenter but a true artist when it comes to finish woodworking.

Aurora Builders

Desiree was very careful to isolate the construction area from the living area by building a plywood separation and covering any gaps with plastic sheeting, they actually used ladders from my garden to the second floor construction to access the construction area. This kept the mess and dirt to a minimum. When the dry-rot (which was not part of the original bid) was discovered, she was very careful and honest about keeping the costs fair. I felt very comfortable about having her working at my home while I was living in it. She's very honest and conscientious. She took responsibility for a couple of the small issues that arose with the sub-contractors. I am planning on doing some other remodeling in my home and will use Aurora Builders again

How Much Does Adding One Cost?

On average, budget more than $15,000 for a new sunroom. Want a high-end option? It could be $80,000.

As you select between the different types of sunrooms that are available, keep these hiring tips in mind:

1. Have a Clear Plan

A good sunroom brings the outside into your home for everyone to enjoy. You'll be able to get things started on the right foot if you know what you want to do with your space before you start calling contractors. Professionals who build sunrooms will be less likely to add extra fees if you have a clear plan, which means you'll end up paying less to get the exact type of sunny space that you want.

2. Ask About Licensing

In most states, sunroom contractors need to have general contractor licenses. Ask any contractors who you're considering working with to produce copies of their licenses, and also make sure that they have the right insurance to protect you from financial liability if accidents occur on the job. If a contractor isn't properly licensed and insured, work with a competitor.

3. Get a Grasp of Their Reputation

Reputable contractors have built dozens of sunrooms, and they're happy to show off their work at every available opportunity. Check up on the reference contacts, and ask them about details that might not show up in pictures such as timeliness, attitude, and reliability. If you want to get an even better idea of the company's ability to build your sunroom effectively, check out the local customer reviews.

Know Your Terms - Types of Sunrooms:

  • Traditional Solaria or Solariums - multiple walls of glass meant to capture more light for indoor plants
  • Four-Season and Screened Rooms - a room with many screened windows
  • Enclosed Porches - converted or new porches
  • Classic/Traditional Sunrooms - one or more walls of glass - meant for humans to enjoy the sun, not capture it
