"Paul is a great home inspector. He was prompt, thorough, and efficient in his inspection. He gave me a very detailed look at my house, and really showed me the detail work that should have, or was done during my home construction. I give him my unqualified, highest recommendation for anybody that's looking for a home inspector!"

"Not only was I impressed by TJ Home Inspection s quality of service rendered, the build (Toll Brother) told me during my first walkthrough they were blown away by all the important things they found. Inspector like this makes their work easy. I am so glad that I hired TJ. His professionalism and attention to detail were impressive. My house in the naked eye looked perfect. However, a newly built home like any other home comes with surprises. Having a good caring inspector is a crucial part of the process. Thanks, TJ Home Inspection, for your amazing work. Best regards, MBS."

"Joel was very professional and knowledgeable. He arrived right on time and performed a complete inspection on our home. He used infrared imaging to check the functionality of our HVAC and electrical panel. Joel also performed a full check of our crawl space. He came prepared and brought his own clean shoes for the inside inspection. We would recommend him to anyone. "

"This company was highly recommended by a realtor friend and Tom's outstanding performance justified the high praise. His home inspection was extremely thorough and his explanations of potential problems were clearly written and well documented. Plus he spent a generous amount of time explaining those issues on the site. This was the best home inspector that I have ever hired."

"Top-notch professinal service provided. He was thorough and detail-oriented. The reporting process was very good and he found more than what I expected form a typical Home Inspector. He also provides radon service and uses a dron to check out the roof. I would recommend him to anyone looking for a Home Inspector. "

What is a Home Inspection?

A home inspection is a visual inspection of a house and its major systems. It should be conducted only by a licensed professional. A home inspection is advisable before purchasing a home, and may be required by some mortgage companies.

What to Expect in a Home Inspection Report

In a home inspection report, the following items should be examined and evaluated:

  • structural components, foundation, framework
  • exterior features, siding, porches, eaves, sidewalks, driveways, railings, balconies
  • roof, shingles, skylights, Solatubes
  • interior features, walls, floors, ceilings, doors, windows, stairs, stair railings
  • fireplaces, chimney, vents
  • plumbing, pipes, drains, water heaters, sump pumps
  • electrical systems, breakers, fuses, service panels
  • heating and cooling systems, equipment, venting
  • insulation, ventilation, vapor barriers, including in attic and basement

What Not to Expect

Home inspectors perform a visual inspection of what they can easily see and access. They will not examine things that are underground or within walls, nor anything that requires them to damage the house to investigate. A home inspection is not a warranty on the house. It does not review if a home is up to local building codes.

The average home inspection will not include the following items since many of these require special training and licensing.

  • fire and smoke detectors
  • hot tubs, swimming pools, wells
  • detached structures, such as garage, garden shed, or mother-in-law apartment
  • kitchen appliances
  • alarm systems
  • TV antenna or satellite dishes
  • termites or other pests
  • lawn sprinkler systems
  • environmental hazard reports, such as asbestos, lead, or radon
  • code compliance

Average Cost to Hire a Home Inspector

The average cost of hiring a home inspector is just over $300. The price will vary depending on the size of the home, the age of the home, how long it takes to inspect, and if the inspector checks for any of the extra factors listed above that do not come automatically with the basic inspection.
