Initially we had three companies come out, take elevations, and suggest corrections for what we felt were significant foundation issues. All three suggested we not have foundation work, and two thought our problem might relate to water leaks or an underground spring. We had an engineer come out and take elevations, and he actually recommended significant foundation work. His initial report called for 41 piers, 30 exterior and 11 interior. After we received his recommendation. we had three companies bid on the work. We chose Structured to do the work...they were not one of the three that came out initially. Because of the scope of work to be done, we chose to basically move out of the home. We planned to move to Austin in July anyway, so we wound up putting most of our stuff in storage and took the rest with us to an apartment nearby. Turns out moving out was a genius move. I can't imagine trying to live in the home through this significant a lift. The work started right on schedule. If you haven't lived through foundation work, all I can say is try and look at pictures beforehand. It can be a little disconcerting to walk into your house to find a three foot pile of dirt and a big hole! The crew that was assigned to our project were all very courteous and professional, and did good work. They were incredibly conscientious about the appearance of the property, cleaning up materials and sweeping everything each day prior to leaving. Once they had the piers in place and began the lift, everything went well. They actually got to a point where they could not lift one side of the house any further without risking structural damage, so they stopped until our engineer came back out. He took more elevations and recommended the other five piers, which we agreed upon. At that time, he commented that the lift on the other side of the house was "impressive"...they had lifted to the point where there was very minimal elevation difference, with little to no additional damage. Once the additional five piers were in place, they were able to lift that side of the house and complete the work, on schedule. They put things back as well as possible outside, and did a good job filling the holes inside the home. One thing...we probably didn't mention that we were going from carpet to wood laminate inside. Some of the concrete fill was a bit high, which would have required more float for the laminate flooring. Structured came back and rather than grind down the concrete, took those plugs completely out and re-poured. My biggest concern through the whole project was with the communication we received. While the work was being done, the only communication I had was with the foreman on site (other than communication I initiated, and believe me, I initiated some). Biggest thing is I believe there should be a company liason who communicates with their customers while the work is being done, at least on projects of this size and scope. First concern...the foreman made a comment about his boss wanting the guys to go fast so they wouldn't have overtime. I've been in that situation before, asking someone I managed to avoid overtime, so I understand. That being said, we were looking at piers all the way around the exterior of our house as well as a bunch inside, and a 6" lift. I certainly didn't want to hear that they were rushing the project! Basically, this is more a training issue rather than a quality of work concern. Second, when they ran into the lift problem mentioned above, they stopped work until we decided on what to do. I asked them to wait until we could bring our engineer back to make recommendations. I left the house and came back just before lunch. On my return, I found the guys filling the holes where the piers were placed. I asked why they were filling the holes when the lift was not complete, and the foreman said his boss told him to fill the holes and finish the job. I think this was again more of a language/communication problem...I spoke to someone with the company (regrettably rather angrily...all I had to go on was the "no overtime" comment combined with being told they were to "finish the job" while there were obviously still some elevation issues), and found out the crew was filling the holes in order to protect the home, so there would not be any exposed piers, until we made a decision on the additional piers. In this case Structured was doing the right thing, but had someone contacted me proactively rather than allowing me to find out what was going on from the foreman, most of my anger/concern could have probably been avoided. Short story, both sides could have handled some things differently. I still believe Structured could have done a better job communicating with me, but at the same time I should have reacted and handled the situation WAY different than I did. Taking the communication concerns out of the equation, Structured did a wonderful job on our SIZABLE lift. We did have to have some plumbing issues repaired before it passed inspection, but our engineer came out and gave it two thumbs up. He was very pleased with the work performed. We have since had the elevations checked twice due to some questions/concerns, and in both cases all elevations have measured exactly what they did following the lift. Overall we are happy with the work done by Structured, and would have no problem using them in the future or recommending them to others. If it wasn't a lifetime guarantee, it was something like 20 years and they were saying only 1% of piles they drive ever end up failing and need replacing so I'm sure all of that went in to my dad's decision to use them

I think they did a pretty satisfactory job. I haven't heard my parents complain about it at all. Each house is going to be different for price because ours required about $1000 per whatever you call it that they stick in the ground. It's like a thousand for one of those and we only required 8 because only one side of our house was sinking. If someone's was worse, it could get a lot higher. If someone's wasn't as bad it could be a lot lower. They poured concrete and they leveled. Mainly the job was leveling the house. They ripped up a bunch of, like they took up a lot of the grass and dug giant holes. They would rip these holes out and install. They did a bunch of concrete work, used a bunch of jacks to build giant holes. It was pretty loud. There probably a crew of like like 6-8 of them. I guess you could call it excavating. They did the job right and my dad initially thought it was going to be a lot more expensive than they quoted us he was happy with it. What stood out was I thought is was pretty cool how they did it. I didn't realize that that was an issue until our front door opened and we had sunken. I thought it was interesting. They didn't stay longer, it didn't feel like that they were taking their time with it. They seemed efficient. Just kind of makes me mad at the original builders. They guy was saying it would have cost them $2000 dollars extra when they built the house to go down to the bedrock but instead they just went with what the code said and the code doesn't require them to go down to the bedrock and they tried to pinch as many pennies as they can. But it was interesting. I liked watching them work. I don't know much about the pricing but I know my dad thought it would be like $20,000 and it ended up being $8,000. I think they warranty it for like 20 years or so. I think they came and took some measurements, told us how many they thought were going be needed, gave us an estimate of how much it was going to cost, then scheduled the date and came the date they were supposed to come. Then they had a plumber come the next day. They told us they were going to send a plumber the next day to make sure nothing happened with our lines because house moving. They said the plumber would be there anytime between 8 and 12. They guy came right at 8. They kept their word that they were going to send the plumber. They didn't move around any of the dates. They're very respectful and stuff. They lets us watch them and explain exactly what was happening, you know, show us the measurements after it was done, how the house was level now and kind of just explain the whole process. I would say they were very professional and seem to know what they were doing. In the future, if I had a house that needed foundation work in Austin, I would stick with what I know, so I'd go with them for sure

Braxton arrived on time and after checking the foundation of my home explained everything he determined was needed to repair and stabilize my home in a courteous, honest way. (No high pressure selling) I told him to schedule the repair. His crew arrived on time the next week. The work was done promptly and very professionally. Whenever any of the workers had to come into my home they put paper covers over their work shoes so as not to track in any dirt. During the final part of the work Braxton stopped by with an independent structural engineer to confer, check and sign off the work. Braxton directed his crew to place left over dirt around foundation for better drainage and explained to me how to place soaker hoses to protect the rest of my foundation from damage due to drought. If you ever need a foundation company this is bar none the absolute best. I met with all the local foundation companies with the best reputations - RamJack, Baird, GL Hunt and Olshan. The system FSS uses is not the least expensive, but by far the best. All components are galvanized to include the piping. The competitor's equipment could not even compare with FSS. Just as important, the crew who did the work on my home were absolute professionals in their trade. Andrew, Ricky and Gabe were the best. All of them have years of experience and the foreman, Andrew, has almost two decades of knowledge and hands-on experience, and knowing this eased any concernes I had. Once the fifteen piers were all in place, all piers were connected together via hydraulic hoses and pump. Only then was the house lifted simultaneously - both left and right sides. Initially, one of my major concerns was broken plumbing pipes, as I had read from many of their competitor's poor reviews. Once FSS began to lift the house it was done methodically and slowly, being extra careful to try not to break any pipes. No pipes were broken and my house was lifted an inch on the left front side and two and half inches on the right! FSS exceeded my expectations!

Contacted this contractor and let him know that I was out of town, but he could go by and see the job that I needed done and give me an estimate. Never heard anything back from him.
