Magnolia Home Remodeling GroupWe worked with Chris from Magnolia on a second floor remodel and were extremely happy with the process and results. The reno included demolition, framing for new roofline and dormers, roof and gutters, siding, new master bathroom, master closet, laundry space, wood floor and stairs, doors, millwork, tiling, masonry for a chimney extension, windows, and central air system. Chris is a great guy, very easy to work with it, trustworthy, and responsive. He hires skilled subcontractors and kept the reno moving at a good pace. Magnolia Home Remodeling GroupWe had a three “room” project completed in November 2020: Framing - Removed back wall of house and part of the roof, rebuilt ceiling, installed beam, and rear wall Kitchen/Dining Room - Full gut job….new electrical, insulation, walls, floors, backsplash, appliances, paint, fixtures, etc. Deck - New from scratch. 17x17 with a pressure treated frame and timbertech composite decking, rails, balusters, steps, etc. ...since they were going to be replacing the roof where the new section was built, they also replaced our entire roof. The cost was reasonable relative to what it would’ve been to replace just the smaller portionn of the rebuilt roof. The subcontractors were all very professional and quality was high across the board. Here are the important points: -Communication - Stellar for the entire duration of the project (negotiating, permits, selections, day-to-day, inspections, etc.). Vic was our point person but had another person help when needed (permits, payments, etc.). When I needed something, it was Vic I worked with. We worked almost exclusively by text but got on phone calls when the situation called for it. -Schedule - Before we started the project, Magnolia claimed the project would take 4 months. I believe this would’ve been projected to be 3 months if we weren’t operating in a pandemic but the materials were a concern based on the initial plans the architect drew up. The entire project ended up taking 9 weeks from demo day 1 to the final inspection. Very impressive. -Pricing - Magnolia is not cheap but you’re paying for a contractor that’s experienced and proven in certain areas (e.g. kitchens, roofs, etc.) and has established relationships with the subcontractors they use. -Subcontractors and quality - Kitchen designer was flexible with what we were looking for but we had another kitchen that we used as a near mirror-image of what we wanted. The one thing that may be a concern here is that if you don’t know what you want, there might be a lot of back-and-forth to arrive at a final design. Roofers, tile/paint crew, etc. were all top notch. Overall a great experience. This was a high anxiety experience going in and Vic was professional and kept things moving very quickly and well ahead of schedule.- Anthony D.

JBL HOME IMPROVEMENTS INCThe project ran smoothly, on time, and on budget. Dave and his team were professional, clarified issues before they became problems, and left no loose ends. The project involved the demolition of existing built-in cabinets and a massive, green-tiled shower that was designed with one purpose in mind - growing mold. We increased the footprint of the 10x11 sq ft room by reclaiming space from an adjacent oversized walk-in closet, which made a perfect alcove for a new free-standing tub. The tile installation was done to perfection, and the installation of all components, including the neo-angle door was completed without issue. To their credit, the team helped us isolate a crack in the new Kohler toilet and installed the replacement part without complaint. We're looking forward to working with JBL on our next project.- Marc H.

JBL HOME IMPROVEMENTS INCThe team from JBL was fantastic. We started with a simple project to remove stairs that were in our kitchen that led to a den which we were now making a closet and moving the entrance to our master bath. That led to us redoing the master bath, the bedroom, the kitchen, the closet, etc. Every time we added on, it was not an issue. From construction, to flooring to tiling to painting, every worker that entered the house was excellent and professional. I referred JBL to a good friend of mine after.- Bill H.

American Home Remodeling IncI don't want this to seem like a negative review because their work and reviews speak for themselves. I am unable to provide an accurate review due to the limitations of the company's ability to do work within condo/apartment buildings. I can't blame them but their insurance company doesn't cover them. So, I guess this is more of a FYI. I am sure this is a great company to partner with for home projects. In our building next to Penn Station is a converted loft that used to be a button factory. Each unit has exposed brick, exposed beam, and exposed duct work which is rare for this area. These are deemed as New York-style lofts. There are 17 units in our building and all are individually owned. There are 14/17 units that are owner-occupied and everyone has their own contractors coming in pretty consistently to upgrade or make changes to their units. It's unfortunate and we looked forward to working with this company. I wish this company continued success and a great 2021. Sorry that your insurance providers wouldn't allow you to work with condo buildings.- Chadwick P.

Gaudioso ContractingThe team from Gaudioso did a wonderful job in our pre-war Manhattan apartment. We were renovating two bathrooms and creating a new small office space, all consistent with the 110-year-old spirit of the apartment. Travis, Albert and the rest of the Gaudioso team were able to replicate period details with historically authentic tile, parquet flooring, and a cove ceiling in the new office, plus a pocket door, moldings, fixtures, and other period details that blended with the rest of the apartment. They did superb work, managing the big picture and the smallest details with great care and skill, handling all plumbing, electrical, flooring, general construction, tiling, and much more. They were careful about Covid safety and respectful of our living space when we were living at home during the renovation. Our new spaces are fabulous, and we would gladly work with Gaudioso again on future projects.- Peter M.

Andersen Windows recommended Jobs for a Handyman for a problem I was having with my patio door handle. Elvis answered my call immediately, was at my house in 15 minutes and repaired the handle in 10. In addition to being prompt and courteous, he was kind enough not to charge me since it was a simple fix. My experience with Knockout Renovation (“Knockout”) was a total nightmare and I would never recommend them to anyone. I chose Knockout and was willing to pay a higher price to completely renovate my bathroom, including the replacement of the tub with a shower and the installation of marble tile and high-end fixtures, as well as and to replace my kitchen countertop, based upon the reviews and ratings from Angie’s List and the Rachael Ray Show, as well as Knockout’s representations that it is an “all-in-one design, product and remodeling service that adds up to a streamlined, cost-effective, time saving process”. Nothing could have been further from the truth in my case. I cannot begin to describe the huge amount of stress, aggravation and inconvenience that I had to endure, in addition to the vast amounts of time and energy I expended in dealing with them. I live in a co-op apartment building in Manhattan. As I only have one bathroom, I had to move out. Demolition began in mid-June 2019. According to the contract, the job was to be completed in eight (8) weeks, after all tiles, fixtures, countertops and accessories were chosen. Keith Steier (“Keith”), Knockout’s president, assigned a woman named June Hawkins (“June”) to be the job supervisor. In August 2019, Knockout installed the mosaic floor tiles on the shower walls(!) even though the contract specifically stated that only 3”x 6” (subway) tiles were to go on the walls. Hence, all of those mosaic tiles had to be ripped out. Then, despite the fact that I was told that June would lay out all subway wall tiles on the floor first before installation so I could check on the quality and the veining patterns (which the tile supplier also told me must be done as all lots of marble are different from what you see in the store), June did not do so and permitted the installation to proceed on two walls without my approval. It turns out the veining pattern was way too busy and so those ties had to be removed, and I asked June to order other lots of the tile for me to choose from. It took approximately six weeks to receive and decide on the tiles, which were installed on all bathroom walls by the end of October 2019. However, just after installation, most of wall tiles began to stain! It turns out that Knockout applied the wrong grout. Keith blamed the marble supplier, who denied telling June to order the grout in question. Whatever the case, all of the wall tiles had to be entirely ripped out again and replaced with new marble subway tile which had to be chosen and ordered. Consequently, all bathroom fixtures, including a very expensive Kohler smart toilet, had to be removed. Then, after all of the stained tiles were removed, I discovered that Knockout never obtained the required electrical and plumbing permits from the NYC Department of Buildings! When I asked June about the failure to obtain the permits, she said that "it just fell through the cracks"! Then, she admitted to me that she had never supervised a renovation job in New York City before. Once all of the stained tiles were removed, I discovered that Knockout failed to comply with the written directives my co-op's Building Architect set forth in his letter dated May 20, 2019, and on which Keith signed off. The directives required, among other things, that all shower walls be rebuilt and framed with water-resistant cement-board from floor to ceiling. Instead of doing so, Knockout only applied a liquid waterproof sealant to the underlying 100-year-old original masonry. After numerous phone calls and emails between Knockout and the Building Architect, and after the electrical and plumbing permits were finally obtained in mid-January 2020, Knockout complied with the Building Architect’s directives and installed the cement-board in March 2020, almost a year after Keith signed off on them. Also, in or about March 2020, I was told by a subcontractor and a vendor that Knockout had bounced checks on them, although after I advised Knockout’s bookkeeper, Knockout paid them. Then, in May 2020, June, the “job supervisor”, simply vanished! Keith didn't know where she was and emailed me asking if I had heard from her, which I hadn’t. He then assigned someone else to the job. Thereafter, in July 2020, after the replacement tile was installed and the sink, vanity and toilet were reinstalled and I was finally able to move back into my apartment, I discovered that: o The Kohler toilet’s pump had been damaged during the removal and reinstallation and had to be replaced which, fortunately, was covered under the warranty. o The new Caesarstone vanity top for the bathroom sink was chipped during either the removal or the reinstallation and had to be replaced. o June did not correctly measure the Caesarstone seat for the shower bench which then had to be remeasured and reordered. All work was finally completed in September 2020. It then took another three (3) months or so for Knockout to provide me with closeouts of the two permits, documentation showing that all subcontractors and suppliers who worked on my job were paid in full, and to provide me with a waiver of lien. This whole process, from start to finish, which was originally supposed to be take eight (8) weeks as per our contract, took approximately eighteen (18) months (notwithstanding that work was not permitted to proceed during January and February 2020 due to the pandemic). I had to retain a lawyer and an architectural consultant as a result of this ordeal. I wanted to fire Knockout but finding another contractor willing to complete a job started by another contractor is next to impossible. There were other instances of unprofessional and incompetent work too numerous to mention in this review, but the foregoing sets forth some of the most egregious instances of Knockout's failure to perform work in a skillful, professional and competent manner.
