We received several quotes for services, and everyone came in about $3,500 to grade, prepare, and reseed the whole yard, and anywhere from $5,000 to $7,000 to put down sod.? We had on company put in a little sod that was a disaster, and several homes in the neighborhood laid down sod and some took and some did not.? When we bought the house, we asked the builder about sod versus seed, and the builder also preferred seed as he had seen sod die many times as well.? After discussing this with White Oak, they did not have a sod versus seed opinion and would let us make the decision, and we went with seed.? You also have lots of problems raking a yard that has been sodded as the plastic netting they use to hold the sod together easily catches on the rake and tears the sod.? Our suggestion, avoid sod unless they guarantee it for a few years and do not use the plastic netting. White Oak said the yard needed some additional grading to prepare for surface preparation and properly tilled up the yard before laying down the seed.? When they did, they found an incredibly large amount of large stone mixed into the topsoil of our yard, which may explain our difficulty in maintaining the property as we always struggled with weeds and crabgrass which tend to thrive in that condition.? It was very expensive to correct, but White Oak recommended that to do the job right, they would need to cut down 4-6 inches and haul away all the stone, and refinish grade with topsoil to protect the new seed once it goes down.? The cost to correct the stony soil was an additional $5,000.? While attempting to fix our yard, White Oak uncovered and patched a leaking water main.? From what we can surmise, when the sprinkler system was installed, that company broke the water main digging around the irrigation companion meter, and we have had this problem unknowingly for the past seven years. While we still anxiously await the success of our small sprouting seedlings, and wait to see how White Oak follows up on the inevitable bare spots in a project this size, we were very impressed with the team and their input on not only doing a good job, but going above and beyond for the water main leak and making recommendations that will keep our yard looking good for many years to come.
