Los Gatos Roofing
5.0
I had gotten a number of estimates. Los Gatos Roofing was in the middle of the price range. They were willing to install shakes with an experienced crew (many roofers advocated an asphalt roof with a crew experienced in composition, not wood shake). I appreciated the salesman's views and advice. He is knowledgeable and has a good eye. He was also very responsive either by phone or email. Answered all of my questions and addressed every concern. Everything was very professional. The job went so smoothly. The crew was prompt, worked as an experienced team, neat. Took only two days for the entire job. The site was clean and no damage anywhere. It just poured today - how timely - no leaks, gutters work, very little discolored water from the treated shakes. I did have an issue with the installation of two sections of gutter. Old house with quirks. The second day of the job the salesman came promptly in the morning and the metal guys fixed it right away and to my satisfaction. I must have had over 8 quotes for one reason or another. And, some say I am particular - I like quality work. I am extremely satisfied with this whole experience - price, quality, timing. Highly recommend Los Gatos Roofing.

Anderson Roofing & Sheet Metal

While having our house painted, we found out our balcony sheet metal floor rotted and needed to be replaced before painting could resume, The owner came out the same day to assess the problem. We had to remove sheet metal and the stucco surrounding the balcony. Because we live close to the ocean. He advised we use copper rather than sheet metal. His price by far was better than he other bids we received and they started the job within 2 days. It was completed within 5 days as promised. Everyone was professional and they cleaned up their mess daily. The day after completion, the owner came out again to make sure everything was done properly. I would definitely recommend Anderson Roofing and Sheet Metal. They made an unexpected repair/expense tolerable. They did a great job. Don't hesitate to use them. By the way, i'm very fussy!

I would use them again if I need to.? It's a 50 year roof.? It's metal roof made to look like terracotta tile.? They said this will improve the appraisal value of your home and they were right, it did.? ?They also installed some solar tubes, there's another term for it, where the light comes through your roof.? A couple of them leaked.? They came right out and fixed it.

CARDINAL ROOFING CO INC.

After receiving an oral estimate of $6000 and asked if it was acceptable I thought was fair and accepted, I should have asked for a detailed description of what the work entailed before I accepted, since after I accepted the price I was asked if I wanted to keep the old gutters or replace them and if I wanted the Metal roof installed over plywood sheeting. I did opt for new gutters which added $500 and of course I wanted plywood sheeting to support the Metal Shakes. I felt the original estimate should have included the plywood sheeting since we discussed how many sheets of plywood it would take. Furthermore we inspected the roof and I indicated that the gap in the valley on the old metal roof was not as wide as it should be and and I was assured they would leave a larger gap. Although the workers were very good, there was poor communication between the boss and the workers and the valley's were done more poorly than the original Metal work on the back half! I feel the company does not have the proper metal working tools and experience on metal roofs! The Contractor who did the back half had proper tools for cutting and bending the Metal Shakes. Cardinal Roofing did not have these tools and should acquire them if they plan to do Metal Roofs! I was also not happy theta the Aluminum Gutters were fitted with a Galvanized downspout rather than using an Aluminum Downspout section which is available!

Custom Copper & Sheetmetal Roofing

The time of this roof work was scheduled during the winter which is our rainy season. The weather forecast was quite unreliable which made the scheduling very tricky. Because of the arrival of a storm we had to re-schedule the roof tear off last minute. This rescheduling caused Custom copper some financial hardship and they required a re-imbursement of $500 on account of the last minute schedule change. This amount was included in the price paid shown above. After the tear off things went reasonably well. The carpenters finished their work quickly and it was ready to cover up on Friday the 18th. Custom Copper did the roof work on Monday the 21st and finished the job on Tuesday the 22nd. They did an excellent job and performed some additional work and made some improvement of the roof. This was outside of their scope of work but they did it anyway at no charge to me.

All About Gutters, Inc
5.0
From what I can tell "All About Gutters" is unique, in that they offer precoated aluminum AND precoated formed on site steel gutters. With formed on site aluminum you have to have a crease along the face to keep it from warping during installation. I did not want a crease, I wanted a smooth face, so I went with black precoated steel that does not require a crease. The final project turned out really nice and am a happy with the result. One bit of warning though on using black gutters. Even with steel, if the installation is not done correctly you can see warping along the face on very long runs (20 feet plus). On my house, my rafters did not have a fascia board attached to the end of them, the gutters were attached directly to the end of the roof rafters. So if the rafters were not cut perfectly inline with each other, the gutter can warp. It turns out my rafter ends did not line up, so on two of the long runs, when you gun site the black gutters, you can see warping. Carolyn and I discussed this with her crew, and she agreed without any hesitation to fix it. All About Gutters removed the in question gutters, I cut the rafter ends "in line" with each other, and the next day, All About Gutters came out and installed new gutters. They look a lot better now.

SKYLINE ROOFING
5.0
I received in total six estimates, the last one being Skyline, for the installation of a standing seam metal roof. The combination of the bid and my initial experience with the owner, Peter Eva, made the selection of Skyline a very easy one. Peter was extremely flexible with work schedules and was willing to work around a last-second decision to move my furnace into the attic after the existing roof was removed. He also removed and installed new attic insulation and placed several 4x8 boards in the attic for me to install later. Peter and his crew took the time to do the job right, including my specific requirements for FSC-certified wood and to make sure all removed materials were recycled properly. I would absolutely recommend him for any roofing job, but especially if you're looking to install a metal roof.

Western Roofing Systems
5.0
In May 2013 we selected Western Roofing Systems to install a Metro Shake metal roof and gutters and downspouts on our 2,600 square ft. home in preparation for a new SunPower PV Solar system to be installed by ProVoltz Solar located in Campbell, CA. We had secured a couple of bids to make sure we were getting a competitive price. Our existing roof was a 24-year-old heavy shake roof. The tear-off crew total removed our old shake roof in a little over one hour. They cleaned up the yard and left no mess. We were impressed. The Western roofing crew installed our new Metro stone coated metal roof in only 3 days, including the tear off and worked very close with the ProVoltz solar installation crew. Special roof mounts had to be installed to accept the new PV solar panels. We were somewhat skeptical about how a metal roof would look like on our home, as we really liked the heavy shake look. We wanted a roofing system that would out last us and a new heavy shake would not (we hope). Our new Metro (50 year+-) roof looks as close to a heavy wood shake roof as you can get without it being a wood shake roof and it’s fire proof. We are very happy with the look and the service we got from Western Roofing Systems and we would highly recommend them to anyone considering a premium metal roofing system and gutters. Western was very responsive and competitively priced.

Precision Roofing Co

Older 1928 El Cerrito two story home with very steep roof. Prior owner had a new roof installed 15 years ago, however had numerous water leak stains on the inside walls. We called PRECISION for a repair/patch estimate and met up with Michael Green, the owner. Within a few minutes of walking around the property Michael told us that the roof did not need replacing, but that the job that had been done by the prior company had only been 80% complete. The water damage that was observed on the interior walls was caused by the incomplete roofing job done 15 years ago. Michael laid out the work that had to be done (see services performed above) and provided a fair estimate. We faxed the approval over the weekend and within two days the crew was on site. Michael provides uniforms to his work crews and all were very friendly and professional. Michael kept us in the loop via phone calls every step in the process, giving updates on how the job was progressing, and how long to completion. One nice touch is that Michael color matches existing stucco, in our case 83 yr old stucco. The work provided by PRECISION ROOFING was first rate, I will use Michael again for any roofing issues. He is very friendly, professional, and had been in the roofing business for over 35 years.

Custom Copper & Sheetmetal Roofing

The two contractors were chosen and ostensibly coordinated by the supplier of the metal roofing, Chris Testa of Omega Roof. We had some reservations about having two contractors to deal with, but Chris T. assured us that everything would go smoothly. As it turned out, we needed to do a great deal of coordinating and communicating between all the parties involved. At a preliminary meeting in August with Chris T., Stephen Lee (owner of Sure Roofing), and Chris Dumm (owner of Custom Copper), it seemed like Stephen and Chris D. had a hard time deciding who would be doing what in the roof preparation details. In most cases it seemed pretty clear that the details discussed were Stephen's responsibility. We were scheduled to have the old roof removed in mid-September, but were delayed two weeks because of a scheduling mistake by Sure Roofing. Then we were delayed another two weeks due to rain. More delays followed, including a two month delay by Custom Copper. Chris D. generously offered us a $600 discount on the job because of his delay. Finally both contractors were able to schedule us for mid-January, 5 months after we had signed our contracts. Luckily, we had a very dry period and rain was not a problem. Sure Roofing removed the old roof and installed the new plywood decking and underlayment in about 1 1/2 weeks. Chris D.'s installation team was just two workers, Rene and his assistant Antonio. Rene is a true craftsman, and did an excellent job installing the new roof, including figuring out some tricky problem spots. He did a great job making all the details work and look good. He and Antonio often worked 11-hour days, sometimes working after dark with flashlights! We would only fault him in that some of his caulking was pretty sloppy. We also noticed that Chris D. seemed to forget some of the details that he had promised back when we signed the contracts, but when we reminded him he was good about doing everything we wanted. The new roof installation took about two weeks. It looks great.

Mr. Roofing is a very professional company, from the front office to the scheduler to the foreman and associates. I arranged this service from another state and Mr. Roofing made this activity a smooth transaction with clear and continuous communication. They were very responsive to emails and phone calls ... and encouraged contacting them with any questions or comments. I felt that I received a fair price and I know I received expert workmanship. I?ll keep Mr. Roofing in mind for my future roofing needs.

They were courteous and they were professional. The work was definitely done up to standard and they had good follow through. My one criticism is about their cleanup, as I''m still finding nails and other things around the yard. I've had other roofs done on other homes, so I'm picky.

Capstone Roofing

One of the neighbouring houses had just had a new roof put on. We were so impressed that we went round to ask who they had used to do the work. We contacted the company - Capstone Roofing - and spoke to Nathan DuCharme. He came over to take a look at our roof and gave us a very competitive quote for the works. He explained the advantages and disadvantages of various products and styles. He didn't try to sell any particular product to us. I have to say, we took our time deciding what we wanted and kept coming back to Nathan with questions. Changed our mind on which product to use on at least 3 occasions! In spite of all this, we were never made to feel that we were being a nuisance, nor did we ever feel that we were under any pressure to make a decision. In fact, we were encouraged to take our time, as Nathan wanted to ensure that we were happy. He readily provided proof of insurance and addresses of other jobs he had done in the area. We were totally impressed by the crew that arrived. Not only did they do a great job - they were polite and there was no shouting or radios being played. They arrived on time and worked diligently throughout each day in order to ensure that the job was finished within the time frame promised. At the end of each working day, they swept all patio areas and the driveway and used a magnet to ensure that there were no stray nails left anywhere. On the last day - they even used a leaf blower to clean up! We had dry rot in some of the wood substrate and this was replaced at no additional cost to us. Similarly, no charge was made for the copper strips that we wanted to be fitted over beams underneath an open skylight. Absolutely delighted with our new roof.

Roof Right Inc

Roof Right owner, Steve Peters and crew did a great job on my project. The crew was on time, work hard in the heat and clean up at the end of the day. The house went from a single story Rancher to a two story Victorian. With the style change the roof lines got tricky with a lot of ridges and valleys, also, a turret. They were careful around new solar tubes and existing solar panels. Steve, with his experience, guided us on details that gave our project the look we wanted. They were not the lowest estimates, but the most informative without trying to sell us on anything. The metal work (new gutter, flashing and copper cap on turret) was given attention to detail. Steve personal came back and fixed some nail pops on the existing garage roof that have nothing to do with job we paid for.

Tony, at CalPac worked with me tirelessly to try and find an approved material that met all my requirements. He even brought in insulation options and roof products that CalPac had not used before. After interviewing 7 roofing companies, I would have gone with CalPac if there was a steel shake that met the above requirements.

Recent Review: Juan and his crew were very meticulous in installing the roof and did a great job cleaning up at the end of each day. We also had another company install photo voltaic and solar water heating supports at the same time. Juan and his crew had to do a lot of extra work around these mounts: cutting the roofing material, install flashing. The light weight metal roof pieces are screwed on. The end result is a beautiful white roof, with 50-year warranty. We finally had a hot day for us to check the temperature in the late afternoon, and it is much cooler than before. Comparing the cost of these metal roof with composite shingles, it is definitely worth the extra cost, considering the difference in warranty. We would definitely use Western Roofing again if we have another house.

Recent Review: Installed new Decra Steel shake roof over existing wood shake roof.

Over the years, the unique benefits of metal roofing (such as durability, flexibility, and cost-effectiveness) are being realized and more people are choosing to install this type of roof. One question homeowners struggle with is the metal roofing price. It’s important to know how much these roofs may cost to install and to repair over time.

Nearby Metal Roofing Costs

The average national cost for installing or replacing a metal roof is $8,123 for a home of 2000 square feet or less. This comes out to an average cost of $7-$13 per square foot. Metal roofs are more durable (and thus cost more) than other roofing materials such as asphalt shingles.

The overall metal roofing cost is influenced by factors such as material costs, labor and the size/shape of your home. The average labor cost is about $3,000 for a regularly shaped metal roof (with minimal steep slopes or shape changes). Labor costs can fluctuate if the roof is coated, waterproofed, or fitted with drip edges.

The biggest benefits of metal roofs are their durability and low maintenance costs. You’re likely to experience less frequent metal roofing problems and thus incur less on actual repairs. In many cases, repairs are done due to leaks, cracks and gaps, corrosion, or damage from inclement weather.

  • The actual cost of repairs can be as low as $200 for a periodic roof inspection.
  • Expect to pay $4,000- $6,000 for more extensive repairs or replacement of certain areas of the roof itself.
  • Most homeowners spend an average of $1,200 on metal roof repairs.
  • Individual metal panels may cost $3-$5 per square foot to replace.

Metal roofing problems such as leaks can be prevented by using proper sealant on all surfaces and joints.

In addition, rust/corrosion issues can be minimized by using the right coating material. Damage from inclement weather is more difficult to avoid, but repairs commonly involve replacing damaged metal shingles or re-coating and re-sealing as necessary.
