When Clint and I first met to discuss my vague idea for a project, the thing that struck me was that he listened, and he listened hard. I wasn’t sure of exactly what I was trying to do, so he asked questions and we developed the project together. Being able to see a 3D rendering was very important, because it allowed us to specifically change the vision. From beginning to end, he and his amazing team of professionals kept me informed of what was next and what to expect. There were several city permit/approval hurdles that needed to be overcome, and it was painless for me, since Phoenix managed it all. Steve was an invaluable leader, and is one of the most sensitive, thoughtful, resourceful, and cooperative people I have ever met. The entire team of owners and workers were friendly, respectful, and cognizant of the disruption that the project posed in my day-to-day life. At every stage of the project I was asked if I was happy. At first I wasn’t sure if it was just small talk, but my happiness with the project became the overriding goal of all the effort being made by each of the team. The other thing that I think sets Phoenix apart is the respect that each individual has for each other. They all appreciate each other’s expertise and rely on each other’s opinion without hesitation. The space on my property, which was to contain the project, was extremely limited and held several challenges for the team, but they confronted each with a positive, can-do attitude, which I found inspiring. While I love my kitchen and sunroom, I attribute a great deal of that to the constant presence and follow-up by my spouse - doing a lot of what I would expect a general contractor to do. MW is a lot better than other contractors I have had, but fell below expectations (based on reviews I read at the time of signing my contract). A lot of issues resulted from a lack of communication or miscommunication between MW and their subcontractors. We signed a contract in May 2013, expecting work to begin relatively soon. Work did not begin until after labor day. I have an extra row of lights in the kitchen due to a lack of passing design details onto the electrician, and the electrician did not put the appropriate ampage in the light switch - my spouse found this and it had to be corrected - potential hazard with an overheaded light switch! The join between the house and the addition was not done correctly. We had to have that completely redone by another roofing company. It makes me mad when contractor's work will not hold up for the long term - this had already been addressed once by MW. The AC unit in the addition was not installed correctly, resulting in a leak and subsequent repair in my brand new wall. My husband came up for many of the solutions regarding the tile installation in tricky areas. The kick in the pants was when we got a notice of a mechanics lien on our house due to lack of payment to a subcontractor (apparently the sub did not file some paperwork with the county). I know that is how things work, but I don't expect that from a contractor I selected because of a huge number of positive reviews on a site like Angie's List. I think that all reviewers should wait 6 months or a year to see how things stand the test of time before writing a glowing review.

I hired Sam to replace the wooden posts and concrete footers supporting my deck and sun room. The job required placing temporary supports under the structures, pouring new concrete footers that came above the dirt line, and installing new wooden posts. I found Sam to be straightforward and honest in explaining what the job technically required, the costs of the work, and what the county would require for permitting. In addition, I encountered unresolved permit issues from the previous homeowner. These issues were unrelated to Sam, but the county refused to issue a permit and this delayed the work. Sam was very patient as I resolved those issues with the county. He even gave me advice on what I could expect from the county as I fixed the issues. Once Sam and his team started work, he made sure I understood the work as they went along. He answered any questions that I had; he explained problems his team found and how they would resolve them to adhere close to the estimate and abide by regulations. In short, Sam is a true professional and I enjoyed working with him. I’m very happy with the work his team completed and now I have confidence that my sun room and deck are properly supported for years to come.

The sunroom is very nice and they did a really good job! The layout required some custom cut windows and there were a lot of challenges but they put the puzzle together. They were here every day and worked hard; they were polite and cleaned up pretty well. We are so happy with it and we spend a lot of time in there. They did exactly what they said they would do. The only thing we disagreed with was a marketing tactic but the company was very responsive and made sure the issue was taken care of right away. They even called to follow up to make sure we were still happy with the project, and said they would follow up again to make sure we weren?t having any issues. I would recommend them for sunrooms. When I called them back because there was a strange noise coming from the fan, a man came out and replaced it with no argument, no charge, and no questions.

It took weeks to get the drawing. The workers broke my gate and did not report it to me. The sunroom is not sealed well. I have had water come into the room from the rain. I reported the problem and asked to exercise my rights under my warranty, but they have not responded. The nails started popping out of the steps two years after installation. Their work is supposed to be guaranteed for life, but in addition to the nails coming out, when it rains, water comes into my sunroom.

It took much longer than expected, part of this was due to inclement weather & 2 ft of snow. When installer came he noted that porch was not secure enough to place sunroom on. Owner of company came out to inspect while shoring up was being done.TRS shored up porch. Installer knowledgable and helpful. During demoing & building of stairs, they tripped power to house 3 times, finally they took out old outlet from old porch and used other outside outlet. Projected time to start was 11/14/15 & finish 12/14/15, was not started until mid Dec., and finished 2/25/16. County did not issue permit until Dec. TRS might be a little more realistic about construction times. Built sturdy steps & landing and put in all new electric to sunroom. A few knobs for windows missing which they had to reorder and one screen not set in properly and bugs got in, and cover plate to electric box with wiring to porch was not put on. They did fix after a few calls. When dumpster removed from driveway, it knocked my A/C unit off its base, unit needs to be repositioned we are waiting to see what that will cost. TRS did send out a quality review staffer to go over the whole project when finished, which is rare, so it appears that they really want client feedback.

Based on a recommendation from an Angie?s List glass company, I contacted Frank Smith of Smith Building Contractors to caulk all the ?seams? enclosing 30 panes of glass in my sunroom. Frank came over and gave me an estimate that included cleaning the seams to prepare them for caulking. A few days later, Frank did the cleaning and caulking himself. With the job completed, I was concerned that the time spent was above the original estimate. I asked if he wanted to make an adjustment. He stated that he would abide by his estimate. I didn?t think that was fair, so I gave him an additional amount. Goodwill works both ways and I wanted to hire Frank to do some other work in the spring.

We were unable to get the variance permission from Fairfax County to allow the construction to proceed (after 2 years of trying). We have tried to cancel the contract with Total Remodeling Systems, and they have been completely unresponsive. We have sent 3 letters, 4 emails, and left half a dozen messages. We cannot get anyone to acknowledge that we want to cancel the contract, and we cannot get anyone to provide us with information about a refund (or partial refund) of our 20% deposit. We have been trying for 6 MONTHS to get a response. NOTHING!!!
