He explained what he was doing, made suggestions to extend life of compressor, cleaned out debris, etc. Just very professional and thorough.

I have never written anything like this before. I not only gave then $850 for a contract, but I also told a friend in her 70s that this might make her life easier with a contract for her maintenance of her house and properties. The company NEVER responds - they answer and then tell you they will do something - then never do it - don't ever get back to you. I had to buy a washing machine after they would not respond to my calls. The one service provider they sent out in a year was plumbing, and they told me they could only work on one of the problems so left me with two other plumbing problems. So I had to call another personal plumber to solve - and pay. They do not answer the phone and if they do, they lie and stall and don't follow-through and don't send anyone out. It is highway robbery and a fraud and a sham. They should be brought to court and jail. I would be happy to assist in any way. I do not want others to experience this robbery and the energy and time drain not to mention anger. Supposedy they are based in DE. They have a DC P.O. address, but the letter I sent was returned. Where do we go from here?

When I bought my renovated 1973 townhouse, I obtained a home warranty at closing. My real estate agent recommended the company and did not question it. Two weeks ago, the first time I really used it since the purchase, my air conditioning froze up. I contacted the company HMS National. They did not get back to me for several days. We finally communicated and they set up an appointment for a service agent to come out after another several days. When the man came he stayed an hour checking the units. At hte end of the hour, he brought me a sheet and told me I needed to pay him the $100 deductible which I did. I aksed him if he had done any maintennce while he was at it. He told me no he did not. He warned me however that HMS might not cover what he said was a very old very dirty coil in the inside unit which he said was forty years old, made by Chrysler (which is no longer in the HVAC business) and probably not covered. I told him the unit had been 40 years old when I took out the home warranty policy. The company took another three days to contact me and tell me that they would not cover the unit because the problem was a maintenance issue. I was furious. I had now paid $600 for nothing. The employees whom I dealt with were polite and professional sounding. I don't fault them. But I don't think the warranties are worth the paper they are printed on. I called another technician in from another small local company who cleaned the outside unit and told me the inside coil was not that dirty and that the problems did not appear to be the coil specifically. The outside AC unit needed repair and replacement parts. He recommended I replace the two units. I have now gotten estimates and am going with a third Angies List recommended company, Richards Heating and Airconditioning to replace both units with a new heat pump system. I believe HMS National identified a problem that they did not cover in order to avoid honoring my contract. But what can I do? It's just a difference of opinion now. A friend also went on line to check and told me that the State of Virginia has recently deregulated home warranty companies.

I called Choice Home warranty (with whom I currently have a service contract), to come look at this problem with my furnace, and their technician found a cracked heat exchanger in my furnace. But rather than agreeing to replace my 30 year old furnace that has a cracked heat exchanger, the claims person at CHW chose to exclude my furnace from coverage because of the appearance of rust in the picture the technician took (the technician explicitly told them it was *not* rust in picture, but rather discoloration from furnace flames out of the cracked heat exchanger.) They would not take their own technician's word for it. I am wondering what, if anything, they actually cover. I would never use this company again, and would advise against others using them!

I had about three claims during the course of my warranty period. Every one of them were denied by the company for various reasons. The biggest one was for my air conditioner. They claimed that because it was a maintenance issue, the repair wouldn't be covered. I figured that since the warranty is there to cover unexpected problems, this would have been covered. It wasn't. Overall, of all the three claims I made, none of them were covered for weird reasons. I felt like I would have done better to just have the $399 from the previous owner and invested it and been better off.

I had a maintenance contract with them. My oven broke. They sent someone out to fix it. I had to pay fees. I covered all the fees. The man never came back. I called to follow up with them. They are telling me They can give me a buy out for my oven and stove, they buy out they were offering is $52.69. The money was not adding up. My contract covered up to $10,000 and they wouldn't cover me for $192. To me it seems that there company is fraud and I would not recommend them to anyone.

Had one year contract with AHS for my home. Had a Dryer failure. I scheduled service with AHS, who assigned the repair to Sears. I had to wait two weeks before I could get an appointment. I waited all day for the repair technician - called Sears multiple times and was told that the technician will arrive on time, then he is running late, etc which went on from 8AM till 8PM on the appointment date. The repair technician never came!! The next day I called AHS and they again referred to SEARS, and I was told I had to wait another 3 weeks before an appointment can be made available!!. So, I will be out of a dryer for 5 weeks!!! I cancelled the service call, researched the failure on the Internet, ordered the failed part from Amazon with 2-day shipped and repaired the dryer myself. It took me 3 hours to fix simply because I did not know anything about the dryer maintenance, and cost me less than $50 in parts. AHS said they will reimburse me for the parts cost, but they never did. I will not use AHS again.

The plumber they dispatched did not readily supply information to questions I asked, made the incorrect evaluation and did not look at the entire problem even after I asked him to do so. His report to Choice Home \Warranty was accepted and when I tried to get a realistic resolution to the plumbing problem they said that the leak created by pin holes in the pipes resulted in corrosion and that condition was not covered in my contract nor was the pressure valve that leaked covered. Also, I did not discover the leak until it had done damage because it was situated above a mail air duct leading from my furnace and the water accumulated on the duct and did not drop to the floor. Choice Home Warranty would not consider any of my arguments and refused to honor a request for some reimbursement for the cost of the repair that I had to get done by a plumber outside of their network siting the need for the plumber to get approval for the work to be done before starting, they don't cover pressure reducing valves, and they don't cover pipes that have any corrosion on them. So now I'm out of the $45 I paid their plumber for coming out and $1168.47 for the cost of the repair. So I would say that the Home Maintenance Warranty companies will take your money for a contract but you will find that there is a lot of "fine print" that excludes many "high costs". I went up as far as a manager of the Choice Home Warranty company to no avail. In the three years I have been with this warranty company I have had 3 claims and each time I had to call them several times to resolve my issues (fix my problem) and the techs they send out have not been very professional at all.

I called to get a plumber. They put me on hold and never came back to the phone after at least waiting 20 minutes. I called again and they told me I'd get a contact within 24 hours. No reply after 2 days so we started again. This time they told me the same thing. I did get a contact after 36 hours. At this time the leak had been streaming for several days. The plumber said he'd be there in, I believe, 2 work days (not counting the weekend). The plumber showed up about 2 hours late, collected his fee and said he is only authorized to spend $150.00 and he'd have to open my laundryroom floor to fix the leak and that would cost too much and he left in less then 15 minutes with nothing done. Water has now been running for over two weeks (since they do not count weekends when they say 24 hours) I finally found another plumber on my own and paid for the repair myself. A called to have my garage door repaired. The motor was not working. I was told I'd have a contact in 24 hours. I had to call 3 times before the contact they gave me said he could not honor the fee and wanted more money. I called Select back. At first they pitted me against their contractor, telling me that I had to tell their contractor that he had to honor the contract. I told them that was absurd. Finally they started again and tried for another day to find someone. Then a day later they said I'd have a contact. This time 2 contacts called! It took another day for them to sort out who was supposed to be there (If I paid the wrong person, that would have been my problem). This contact came on time, told me the door was not balanced (it was falling h****** the ground) and the problem was electrical - all this in less than 3 minutes. HE had no intention to fix the problem: he was planning to leave after getting his $45.00! I gave him a replacement cord to try first and he plugged it in and the door worked. motor issue solved. He then balanced the door which he said was not covered by the warranty and for I believe (I'm not sure here) $135.00 plus the $45 fee, my new cord was plugged in! It takes days, many, many calls, and more work than its worth not to have work done; and for only $650! I should add, when I mention it took 24 hours, they don't include weekends, so in all any repair is at least two weeks to fix. The even worst part - I have received at least 12 calls to replace my contract since I obviously let it elapse. I tell each caller I think their business is only a scam, I would never replace the contract, please take me off the call list, and they hang up before I can even tell them who I am! They have hordes of salesmen and no servicemen. I believe they think their business is a phone sales business, not warranty business. It is the least professional agency I have worked with in nearly 40 years of homeownership! Meanwhile, I will attempt to do a second evaluation of Select Home Warranty on a second (concurrent) contract in South Carolina - with even worse results. ,

TO: STATEWIDE WARRANTY, CUSTOMER RELATIONS I purchased a three year home maintenance contract with State Wide Warranty (SWW) in 2011. The first time I called them was about a year after the contract started. My washing machine broke down. After calling SWW for three days, their provider Air Express came to my house. They saw what needed to be fixed, but they could not get an approval from you after trying for a few weeks. When they finally came with the parts they realized it would cost more money to fix it. Therefore they suggested a new washing machine. I and your service Air Express called and we each emailed SWW over the next few weeks; there was NO response. I spoke with one person from SWW, Paige, who never followed through on one thing she promised. She was either not there, didn?t answer the phone or never returned a phone call even if she promised. The only person whom I actually spoke with were the phone operators who forwarded my requests but then no follow-through. There was NO response to about 20 of these requests over another three weeks. I also could not get onto my account online since the password did not work. There was no way online to get another password. I tried many times. I finally got in touch with someone named David one night, and he gave me a new password. I then got online and sent online to request the same service I had been requesting for weeks.. The next day the password did not work. Again no one responded to my request online, no one responded to my calls, no one responded to the referrals sent by the phone operator and no one responded to my emails. In addition, no one responded to calls or emails from SWW service provider: Air Express. We could not get through to anyone anytime for more than a month!!! This whole process has taken more than a month of my time not to mention frustration and anger at paying for a maintenance contract in advance for three years and not even able to get a response from anyone let alone service. I signed up and paid for this THREE YEAR contract because it was suppose to save me time. It has taken more than a MONTH of MY TIME AND ENERGY with NO RESULTS. I HAD to have a washing machine after a month, so I bought a washing machine with my credit card. The receipt for my washing machine is enclosed ~ $695; I expect a reimbursement. Three months earlier, my dishwasher broke down, and they refused to send a service provider. Finally the service provider came to my house and recommended a replacement of my dishwasher. Then the same thing happened. Neither the service provider nor I could get a response and certainly not an authorization from SWW. We all spent so much time, calling, emailing - waste of our time and energy. I expect payment for a dishwasher replacement: ~ $ 695 minimum. Also I expect a reimbursement for the empty deceptive false three year contract with SWW: ~ $895 IN ADDITION: I referred a friend to State Wide Warranty?s Home maintenance service. She is 75 years old and she wanted to have this service since whe needed assistance for her rental properties. She was relieved to know she had a contract. Then she called for over three months and the same thing happened to her as happened to me. Noone called her back, noone followed through, false promises, then phone kept ringing off the hook with no answer. noone responded. She called me in a panic that her rentors were furious with her because nothing was fixed as she had promised. She expected her contract that she paid $3,000 !!! for, would deliver on their services. SWW NEVER came through. Her relationship with her rentors has eroded. She still can not get in touch with SWW. She has LOST $3000 to crooks with empty promises. Obviously, SWW and Keith Goodman need to be brought to justice. I do not want other trusting people to get snared in his crooked money-grubbing scheme.

After having a house warranty contract for our rental property for over a year, we experienced an air conditioning failure in early April 2013. We were assigned an A/C company (United Air Temp) to work the problem. It took a week for an initial visit, which was a no-show by the company. Each time we tried to contact AHS to get some resolution or quicker response, it was 15 minutes on hold, then talk to yet another customer service provider. After NINE weeks and five visits, we were billed over $500 for "services not covered by the warranty" -- city code requirements. In addition, the last visit and installation of a coil did not fix the problem, and we are now at square one. All attempts to contact AHS have failed -- left messages with no reply. I had repeatedly requested to talk to a supervisor, and was put through to voice mail -- with no response. I was told later that supervisors did not return calls. I was assigned a person in the "customer resolution department" who after several days did call back but was not readily available after that, even though i had her number. It has been two days since we discovered that the a/c did not work, and she has yet to return my calls. Their ability to manage maintenance of the property is a miserable failure -- I had recommended them to several people due to experiences with them in our extended family over the years. However, after this experience, I will not ever use them again nor recommend them to anyone. As an update, it has been five days since I left messages almost daily with AHS regarding the a/c not working -- there has been no response from them.. In the interim, we have called another company who has come out, diagnosed the problem, ordered the part, and fixed the a/c in three days. in addition, they said the other a/c company did not change the 'piston' attached to the coil they installed, and it was the wrong piston for this unit. They then had to reservice the a/c and we paid an additional $800 to finally get the unit fixed. What a nightmare. Finally over.

Recent Review: I purchased the Independence Annual Warranty Plan in July/August. I called to file a claim 11/7 and was told i needed to agree to the terms first. At this time i was filing a claim because my heater would not come on. I called back that evening to get the status and they provided me the contractor it had been assigned to. I was able to make an appointment the next day. He came out discovered the problem and stated he needed to contact COlonial for authorization. When he finished his call with them, he said they would be in touch with me and I paid the service fee. When I talked to Colonial they said they needed my maintenance records, which i advised them I purchased the home just over a year ago and had not maintenance records, so they requested the inspection report. After sending the inspection report, they contacted me to indicate that the claim was declined because I had not done any maintenance (inspection report talks about the air conditioning functionality - air being lost through attic not heating functionality) and the unit was still under manufacturer warranty. If they were able to make this determination from my inspection report in November, why did they not ask for this in July before they took my money. They could have advised me of what would and would not be covered then ... instead of offering me "peace of mind" that the warranty would help me in this situation. Because i bought in August,prorated unexpired time plus $50 cancelation fee ... I am out over half the cost of the policy and still have to find someone to fix for me out of my own pocket. There are BBB complains filed on them weekly. I would not recommend this company to anyone.

Recent Review: When the oven broke, Hi Tech got a technician out with a couple hours to look at things. The tech was unable to fix it within a time frame that Hi Tech felt was fast enough so to make sure I wasn't without an oven they simply ordered me a new one. What more can you ask for? There was no "we need to order parts" or "we need to get another tech out who maybe knows more about this model." None of that. They couldn't fix it on the first trip so let's order a new one, take care of the customer, and the contractor can refurbish the original oven on his own time and do with it as he needs. Every time I've contacted Hi Tech they have moved mountains to make sure I'm taken care of...even in cases where their warranty didn't cover whatever was going on they have helped negotiate lower prices and have helped coordinate routine maintenance. This is a big issue that I think a lot of people take for granted. Hi Tech, like any home warranty company, is NOT responsible for routine maintenance. We as homeowners have to take care of our homes, appliances, water heaters, HVAC systems etc. We can't expect Hi Tech to fix issues that are a result of our own lack of maintenance. We have to do our part and I have been incredibly grateful for Hi Tech's willingness to help coordinate that routine service. When it's time to have my HVAC system looked at, I call Hi Tech and they coordinate a service visit. I pay a preferred rate to the contractor and I know that I'm doing my part under the warranty to ensure that if issues do arise I'm covered. There was one issue that was not covered under the warranty because I had not had my HVAC inspected in over a year. In that case, Hi Tech worked with the contractor to 1. get out to my house IMMEDIATELY to address the major issue 2. work with me and the contractor to ensure I was paying the lowest possible price. I've never had a warranty company advocate for me in this way. Most of the time if something isn't covered you get a "sorry we can't help you" kind of response and that's the end of that. Then we're on our own to find a repairman and deal with whatever comes. Not so with Hi Tech. They are with me every step of the way, on the phone coordinating everything between me and the contractors. Of all the companies out there I have found Hi Tech to be the easiest to deal with, the most straightforward and professional, and who have the nicest, hardworking contractors. They even provide a plan that includes basic issues related to the exterior of the home, another plus that distinguishes them from other companies. Again though, don't expect them to replace your roof for you. That's not what they do but if you're maintaining things and you have a covered issue, there will be no problems in working with Hi Tech to address whatever is going on. If it's not covered, expect them to go the extra mile to make sure you get what you need done by honest people you can trust.
