There are only a handful of companies listed that do stucco repair and I believe I made the right choice in choosing Intex Plastering.  Dimitri came out and fully explained to me what he thought needed to be done to repair the stucco finish.  While his estimate was more expensive than another estimate I received I believe the repairs he proposed were more thorough and were more likely to be the long term fix to the stucco issues we were having.

Dimitri was very upfront and honest about the stucco repair that needed to be done (the larger cracks and holes), work that would be better performed by painters (crazed surfaces that were primarily cosmetic), and work that he would not do because it would expose major problems that likely would entail a complete rebuild (a freestanding wall that has proven to be problematic in neighboring homes). He could have padded his job by saying it all needed stucco repair, but declined to do so. We have had difficulty finding stucco repair people, so it was a pleasure to find Dimitri. He was easy to work with, responsive, and did an excellent job matching the texture and the color of the existing stucco. His price was also better than previous quotes.

While it was John West who did most of the actual hands-on work, Dimitri pretty much laid out how it was to be done in consultation with John. It began with the outside work to repair stucco on the east side of the house. The job was done expertly and looked like new after the painting was done. The ceiling of the inside room was next, drywall had to be cut out, replaced, cracks Spackled and the ceiling painted. Then the living room wall was repaired and painted. The color was not right after the first coat, so Dimitri got fresh paint and the next coat was a match. Then the third floor room ceiling had all loose materials removed, new stucco applied and painted. Dimitri was present to inspect, give suggestions and point out areas that would need more paint, etc.  When a piece of stucco on a different part of outside wall that had not been worked on fell off, Dimitri and John fixed it at no extra cost. In all, a very professional job by two men who know their business.

We have an 82 year old stucco house that had never been painted and we agonized over the decision about whether to paint it or not. Over the years, owners had done a poor job of caulking and repairing cracks, and the recent earthquake produced some new cracks that needed attention. Finding a craftsman who is accustomed to dealing with old original stucco was tough but we were very pleased with the advice and the service from Paul Riggs. The power washing job on our house was outstanding, and while the process of finding and testing color samples of elastomeric paint took a long time, we got exactly what we wanted- old the old caulk was removed and replaced in the ancient cracks, the new ones were filled, and we matched the original color of our house so that it just looks refreshed and refined. As we were beginning the painting process, we also learned that the old mortar between the bricks that frame our windows was degrading, and leaks that we had attributed to the roof were actually the result of damaged mortar. Before they painted, Paul's crew drilled out and replaced the mortar in all our window sills, and the leaks are completely gone. It's been several months since the job was done, and we are completely pleased with the job and the value we received for the cost.

It went fantastically.This was a big ugly job and I needed the right company to do it. The stucco needed repair, and had been painted with cheap paint by the previous owner that was flaking everywhere and creating a big mess. I did a lot of research and concluded I needed a special (and expensive) elastomeric paint on the stucco, which would be elastic and allow the stucco to breathe without the paint cracking. I said nothing about my research to the painting companies I interviewed. Most of them recommended the most awful solutions to prevent flaking, like oil based paint. They clearly didn't know what they were talking about. Two companies did--one being Mulcahy Brothers. Mr. Mulcahy came to my home and immediately recommended the right solution, giving me an estimate on the spot, together with references, copy of license and insurance, etc. His bid was the better of the two, and so was the excellent five-year warranty on the stucco, so I chose this company. The company was very professional in anticipation of the work being done, as I couldn't do it immediately (needed to make other repairs first.) Marguerite answers every email promptly, and their customer service is top notch. Three workers did the job--powerwashing off as much of the old junk as they could, prepping/fixing the masonry, then priming and two coats of paint. It took over a week to finish, and the workers even worked through a power outage I suffered for several days due to storms. They also strictly complied with the new lead paint regulations that took effect in April, doing a great job of containing dust and cleaning up after themselves. After the old paint was off (both by powerwashing and manually scraping it by hand), the masonry work was done....smoothing down and improving bad jobs previously done on it, fixing cracks and so on. They did the best they could in matching the old stucco, which is a nearly impossible task. The house was then primed and painted with two coats over several days. During that time I decided to have some of the trimwork done as well, and they happily complied even though it sometimes "messed up" a bit of what they'd already done (which they then fixed.) The crew (and especially the foreman Pedro) were very patient, always with a can-do attitude and willingness to please. I'm a very picky customer and there was a good bit of final touching up that I wanted done. Everything was done with a smile. Their clean-up was superb. I really have to say the end result is magnificent. The house just glows so much more than its previously sad paint-peeling self. While it was understandably expensive because of the nature of the elastomeric paint used, I am very satisfied and would definitely use this company again.

Paul was very friendly and up front.  The weather did not cooperate so the work took a little longer than anticipated, but overall, they matched the stucco perfectly, did a great job of repairs (I cannot tell where they made repairs, it matches so well), re-caulked, and cleaned up well after.  Their price was very reasonable, they did everything they said they would, and again, were very friendly.  I will ask Worldgate to do future repairs and maintenance as needed.

Carlos was very careful in evaluating the property for his estimate. The estimate was detailed and professionally presented, along with references and license information. The workers showed up when they said they would, were respectful and quiet, kept the worksite clean and tidy and were responsive to my comments and requests. A few retaining walls and stucco repairs that were not part of the original estimate were also painted and patched at no extra charge. Stucco cracks and damage was carefully repaired. The job took exactly the time (6 working days) that they had estimated (6-8 days). We discussed the paint grade and I was able to specify the type of paint (Benjamin Moore Aura). Diamond Dom Painting's estimate was not the lowest, but I think it was very reasonable and I am confident I made the right choice. I will update the review in a few years based on how the paint job is holding up.

Worldgate did $12K worth of stucco repairs on my home when I purchased it in 2010. Naturally I looked him up when I had a large crack. I emailed them both on their original invoice, as well as the email address from their Angieslist page. As the previous reviews state, Paul Riggs is not responsive. On 2/23 I received an email from him just straight up asking for a copy of the original repair estimate from 2010. There was no, 'hi, thanks for considering using us again'. Just to the point. I sent it to him. That was the first and last time I heard from this individual.  I emailed him back on both March 8 and 11, but again nothing. In my email to him on 3/11, I told him to disregard my request for service, and also let him know of his history of non-response on Angieslist. I figured professional courtesy would come through and I would get an 'I'm sorry I was busy, let's schedule something'. At least knowing I was an Angieslist member common sense would prevail and he would want to prevent a bad review by apologizing. I can't vouch for Worldgate's work but I can say that professionalism is lacking in this company.

Everything went without a problem from end to end.  This is one of the best contractors I have ever used. The entire front side of our house is EIFS. We bought the house last summer and had an EIFS inspection done at the time. The inspector had provided us a list of items that he recommended we get fixed- this included a 13' by 5' bulge underneath one of the windows that he'd told us could become the cause of water penetration if we left it alone. I contacted Intex and Dimitri called me back promptly. He came out to take a look and recommended exactly the same list of repairs as the inspector (without seeing the report). He was very detailed in his explanation of each item and how he was going to work on them. He was also very quick to provide not only his quote and contract, but also his certification and insurance references when I asked for them and he patiently answered all of my questions. He was very clear that the cost of fixing the bulge may go up depending on what they found underneath- and if we needed to bring in a carpenter.  They had an opening in their calendar before another job - the crew turned up the following week and got most of the work done during the week. The whole project took less than two weeks from my initial contact. Fortunately they were able to fix the bulge themselves and it did not cost us any extra - so I paid exactly what we had agreed upfront. Dimitri pays a lot of attention to detail and he went out of his way to make his job work to our satisfaction. For example, when we were struggling to decide on the new color of the wall, he asked us to narrow down our choices from a catalog first, and then created real samples for us on large panels so we could see for ourselves what the different colors looked like and made it a lot easier to make our final choice. He also installed some kickouts at the bottom edges of our bay window roof area, they are small and you don't notice them from a distance but I didn't like how they looked - he obliged me by painting them so they blended in with the rest of the EIFS color. They also did some odd jobs for us as they were doing the work without requiring to send out for other contractors and without charging us extra - for example his crew had to remove some of the outside lights to do their work and he noticed they were getting old and one of them was broken - he offered to install new ones if I bought them by a certain day. They also (carefully)removed a small beehive from just under our roof which was in the way.  The crew were polite and professional and cleaned up each day after they left. On the last day, Dimitri himself came out with a broom and ensured that every last detail was complete and cleaned up. This is the first contractor that I've used that literary left the work site as clean as the day they came in.

We contracted VR Painting to re-tape and spackle problem areas and repaint all ceilings - it was a big job since every room was affected. Victor did exactly the job he described and promised in his estimate. He was able to section off the work for the least disturbance to the household. His team moved and covered all furniture as necessary. He cleaned up everyday and then wiped down all surfaces each night and cleaned everything on the way out. Although sanding spackle is a dusty job he kept it to a minimum by sectioning off his work with plastic. He and his team were very professional and worked to finish on time and on budget. I ended up asking him to paint all the walls and he was able to advise me on how get the paint to match. He is knowledgeable of his trade and works very clean. The house looks new again!

Mr. Raymundo apologized and set another date. The office called me the day before it was to start and delayed it again one day. End of responsive problem. The quality of work and general experience was so good that I forgave the previous delays. I was quite impressed with the professional approach and worker esprit de corps. They worked efficiently and energetically, finishing well on deadline. They cleaned up, and left me with a beautiful and professional bit of concrete masonry. We all seemed to conclude happy.

 The original deal was for 16 hours of exterior painting.  I was told that they would be there at 8 AM and they were at my home by 7:45 AM. There were 2 men on the crew so the 16 hours was actually one 8 hour day with 2 workers.  When I saw the quality of the work performed I did not have a problem paying for a second day.  I am very well pleased with the quality of the work performed.  I especially liked Mr. Vallejo's commitment to doing an excellent job and making sure that we were satisfied with th work done.

We had substantial repairs to our EIFS that required caulking and installation of weepholes, etc. We had a specific stucco inspector check the house before we bought it, so all Paul had to do was follow the report, which he did. He did an amazing job of turning a quick estimate around, which was essential because we had to use the estimate to request funds from the sellers before finalizing the deal on our house. It appeared that his crew did most of the work and Paul would stop by to check on it. We did have to ask them to come back once to do something on the report that they missed but they did and fixed it without any issues. They were actually the only EIFS repair people that got back to us, so they were great on being responsive and professional. The downside is that I don't really have any price comparisons, but I'd definitely recommend contacting them.

We bought a house and knew from our inspection that there were two large sections of the exterior faux stone facade where water had seeped in over the years and caused plywood layer to rot.   We asked for several vendors to review our detailed inspection report and take a look at the house and provide us with a proposal.  Alonso was not the cheapest of the bids.  In fact, they were on the higher side.  However, Felipe (owner) was responsive to our initial request from day one, provide a thorough, professional proposal, responsive to my calls and answered many questions around the proposal and the work involved - which raised my comfort level that he knew what he was talking about and that he would do a good job.  All the references that Felipe provided all praised him as well.   He did not disappoint.  He started the work on time, right away, and did a thorough job with his crew in carefully removing the faux stone layer (to be replaced later almost as if nothing had been touched), get to the rotten plywood layer, replace the insulation, plywood, put water proofing materials, and put the faux stone layer back.  He took additional steps to fix other minor parts on the exterior that wasn't even on his proposal.  There was no surprise in any additional cost.  As Felipe promised from the beginning, he finished the project on-time, on cost proposed (with additional work thrown in), and was responsive to meet with me or call me and give me updates.   Overall excellent quality of work, and much better outcome than I had anticipated.  I would use him again for any future projects.

Dimitri came out at the time/date we scheduled for the initial review.  He was very professional and assessed the problem in short order; offering two different solutions at two different price points so we had options.  After we choose our preferred solution with his firm, and reviewed that against different quotes we received from others, we had decided to work with him.  He was able to start the work immediately and had everything completed in less than 5 days.  His team and he cleaned up the whole area, included some spill over in our neighbors yard (our neighbor even said how nice he was to do that).  More to the point the work came out very well!  I definitely recommend his company.

First off I must say my husband and I are VERY picky and critical of work done in our homes. My husband can do every type of home project needed but he does not have the time so it is very hard for him to let me hire people to do work. To actually rate someone high and consider using them again is a first! FAIR pricing, conversational skills, and professionalism are VERY important to us. We got that with Lemus Contracting. We had what I feel is a lot done and I will try to give you an idea of what you can expect.  This was all work done to a 3 level townhome about 1600-1700 sq feet that we turned in to a rental property spring 2011. I have no idea how big his crew is and how much he did himself so I refer to all work as being done by Mr. Lemus even though he didn't physically do it all. I do believe he has a very competent and loyal crew working for him and actually stays on site to oversee the work.  We gave Mr. Lemus a key and did almost no checking on progress that week and had no problems with work efficiency or property security. He told me repeatedly they do good work before we hired them and I was thrilled when there actually was pride in their work. 1. Budget: with a description of what we needed done via email. Mr. Lemus came back to me with what are you looking to spend. I gave him ranges of what we expected work to cost/what  we were willing to pay based on other estimates and my husbands knowledge of work involved. He came within range on everything (of course the higher side of our ranges but that is to be expected) and didn't  hesitate to work with us to obtain us as clients. I had plenty of businesses not want to be bothered by our week long project. 2. Interior painting: almost entire 3 level townhome. I see NO flaws, drips, uneven spots etc that were not already there from the previous 30 years of horrible paint jobs.  They did bathrooms, living/dining room, 1.5 floor high stair case walls, recessed (right term?) windows, trim, closets, four bedrooms, basement. Even more fantastic is I had my black metal stair case rail supports (whatever they are called) painted white. I refused to spruce up the interior and leave them black and Mr. Lemus only charged a little more than a previous estimate to do so and explained it was a lot of work and I'm sure it was. The rail paint was applied well with no splatters on the wood below or above  Wall color paint color was matched to what we wanted to duplicate perfectly. We did no fancy textures or colors but I wouldn't hesitate to contact this company for a "harder" interior paint job. 3. Exterior painting: stucco exterior had a couple patches that were peeling due to gutter splashing and age and a previous owner that did not take care of the home. We were told up front that he would not be able to match the stucco texture exactly but there would be some texture and he would mach the paint exactly. He was true to his word. We see the difference because we know where to look but it is not obvious to anyone else. They had to repaint the wall they did the repairs on and it does not look any different from all the other places not repainted. 4. Closet: We had a closet added to a basement room to make it an official bedroom. Closet is great! Mr. Lemus had to hang drywall from a drop ceiling to apply front doors. A piece of trim was placed where the two different materials meet, closet is nice and deep and he used the space exactly how I wanted. He took care of the closet rod and doorknobs, too. 5. Drywall repairs: we had one area in master bedroom with water damage from our roof disintegration before it was replaced and damage to basement ceiling from dryer vent that had excessive condensation after we reran the hose and drywalled the ceiling. We got hosed by a previous company on that drywall job and it showed so we need another professional to fix a mistake of theirs as well as the water damage right near can lights. So there was concern the light would be effected. You cannot even tell where the drywall has been repaired. I know  pieces were removed and replaced in the bedroom and the damage was along ceiling/wall corners so it required a little more time and skill and knowing there are new seams we even tried to find them and could not. Top notch drywall work. 6. Carpet: We got a steal on carpet based on other estimates. The carpet is nothing fancy but after having rented apartments in our first years together and having a new home with builder grade carpet the stuff in our townhome is so soft and pleasant to walk on and while it has to be cheap carpet, it was installed very well and really does feel nicer than we expected. We only had to have them do about 14 box stairs and the entire main level minus the kitchen and bathroom so they had to match the carpet to our other stairs so it wouldn't look ridiculous. Match is not exact but very close and we were never told it would be exact. Mr. Lemus let us know promptly when his carpet guy would be delayed a day. There was a little trash and tool/supply cleanup we had to do but nothing was dirtied or damaged in our house while work was being done.  As further proof of the townhomes condition, we had multiple applications within 15 hours of listing, plenty of interest over the following week before the contract was officially signed and rented the townhome for the highest price ever in our townhome cluster.

Recent Review: Jerry did an outstanding job. He was referred to me by a neighbor and am very happy I called. Recent Review:  The original deal was for 16 hours of exterior painting.  I was told that they would be there at 8 AM and they were at my home by 7:45 AM. There were 2 men on the crew so the 16 hours was actually one 8 hour day with 2 workers.  When I saw the quality of the work performed I did not have a problem paying for a second day.  I am very well pleased with the quality of the work performed.  I especially liked Mr. Vallejo's commitment to doing an excellent job and making sure that we were satisfied with th work done.
