Wood Shake Roofs

The first step is always to remove the ridge cap, but instead of working downward to jacks, they roll up the shake and underlayment horizontally from one side of the surface to the other. Metal Roofs

Removing metal shingles or panels costs $125 to $175 per square. Metal roofs aren't a new concept. Many homes dating to the 1930s have them. The fact that they still have their original metal roofing after almost a century attests to the durability of the material. However, those that have been poorly maintained will need panel replacement. Also, some do not have the soundproofing of modern products, and the homeowner wants to upgrade while keeping a high-quality product overhead.

These products come off in large panels and pros have to cut new panels to shape. They rest on a framework to provide maximum support, and this framework lays on top of the underlayment. The crew has to remove all of this to inspect the boards beneath. While it's a lot of work, it also tends to go quickly compared to other types because the crew can work on large sections at a time.

I've roofed houses for over 25 years and it seems to me like contractors want to retire from one job. People want to make money from other doing the work in a lot of ways. There's building permits that have to be bought in many areas. Of course these people that are paid or make money from these permits do nothing themselves when it comes to physically working on the projects. I was self employed, never had to advertise because the work I did spoke for itself. I was never insured and roofers insurance is very expensive. I just think it's wrong taking advantage of people by making enough money to pay for a new vehicle every week. How do people sleep at night from making money through people working hard to make an honest living?

I have just gotten a quote from Home Depot. My home is around 2000 sq feet with a basic pitched roof and asphalt shingles. The quote was $21,481.74. Are you kidding me? This did not include any repair of the decking which might need to be done, I will be looking elsewhere.

With the wind damage in the Spokane CoeurdAlene area roofers are in high demand and I have not found one yet that is reasonable.  I priced out materials myself to $4000.  I got a $26000 bid ($21k if we give them a good review), and a few around $12k.  I have a single level house, 2-12 pitch with 4 valleys  32 sq.  with no structure damage.  I dont have time to do this, and my back is not as it was 20 years ago, but it looks like I will be doing this myself.

just received estimate from Golden West Roofing and price was exorbitant.Brian who is owner estimated cost of roof to be $16750 at first.I told him it was $6000 more than other estimates.He then went back up on roof and changed dollar amount to $13500.Still at $13500 was still $3000 more than 2 estimates i already received from other roofers.I looked at Average project cost off of this Website and it was $5247-$10778 not even close to Golden West estimate of $16750.Would not trust Golden West to do job and he was one of top rated roofers off this website.Very disappointed in price.Wasted my time.Still receiving other estimates from other roofers in immediate Whittier area

I found the costing article confusing and not sure if in then first graph showing a high average of $8,800, with one outlyer super high amount of 13,000 for my area for average amount paid for an asphault roof install, includes everything involved in a typical asphault roof replacement. And whatbtypenofnroofndoes this represent? What span of warranty (30,40?) I have 6 bids for a 30 square basic ranch style house and have received bids from $10,500-14,500 for 30 yr and $1,000 or so more for 40 yr. Either these home advisor cost estimates are extremely outdated or they only represent a portion of the job. Or, every contractor in my area is overcharging bynalot. Would help if this was more clearly defined, because it is meaningless when comparing to real life cost estmates for a complete roof install. It was helpful reading the discussions not different aspects...but still added to the confusion of whether those individual costs are addl or included in the first graph.

Cynthia - go to this website....www.homewyse.com and enter your zip code and sq. ft of materials needed for your project. It will give you a cost estimate. Then you use the Estimated Cost to negotiate with your contractor. I recently got 3 quotes for a 32 sq. roof. And got $9000 - $12,700. So I went went with the lowest guy $9k. I found his company name (EZ Home Improvements, Holmdel-NJ) on Networx.com and has some good reviews. 

I know that many people say don't pick the low ball quote - you might get a bad job. As they say "you get what you pay for". In this case, I had a different perspective - so I picked him. Some of my neighbors had their roof done a few years ago and they paid in the range of $6000-$14000. My next door neighbor paid $14000 two years ago.

If you think about it - if the guy that charges you cheap and does a bad job; you will not refer him to other people you know. So they have to do a good job. Also, you get quote from those big roofing contractor companies - they will charge you more to make more profit. All roof contractors use the same materials (GAF, Corning Owens, IKO, etc.) and all standard materials to use for a complete roof job. Just that they are greedy in making more money on labor and materials.

Btw...my roof is 32 sq. on a single-family house (ranch style) with low pitch. I paid $9000 for Architectural shingles (Slatestone Gray). I even asked the guy to install a roof vent for my bathroom and kitchen exhaust fan [I purchased the roof vents from Home Depot].. Also changed all flashing for vent pipes.

I've been getting an education on roofing by going on line looking up every roofing word I don't know as well as what the cost of the materials are. I'm not a roofer nor a handy person, what do I know about soffits,fascia or ice & water shield,etc.??? I've gotten word of mouth guys as well as this site guys to come out & give quotes on the roof. The price ranges from $3800-$6000 and I must say I don't see why this roof would cost $6000. After viewing the 4 quotes its all the same job just some wording is used differently, like felt vs. underpayment or ice & water shield. I understand it now and made copies of the quotes and compared each to the others and then asked questions. One quote is so hard to read that I typed up what I think it says and emailed it back to him with all my questions. Now Im waiting on them for the answers then I'll decide on who gets the job. If you can take your time and ask question and let them know what's important to you. For me it's the clean up because of the day care next door and the little kids could get hurt just by a nail left in the grass or where is the dumpster being placed? Is the dumpster included in the cost or do I pay more for it? Ask, ask ask and if you feel they are putting you off then move on to the next guy until all concerns and questions are covered. I haven`t had my roof done yet, but hopefully in the next two weeks.   The main reason these people are emptying our pockets is that we don`t know the roofing business and they take advantage of our lack of knowledge and use it against us, and I happen to be on of those people that don`t know as well. i had two contractors out to estimate my new roof. They ranged from $19,500 to $ 25,500. There are two layers of old roof that must be removed. Roofing this house is like doing two houses since the house and attached garage is 40ft by 80 ft and requires 45 squares of roof material. The roof  would be easier than most with only a 5/12 pitch and no valleys. The architectural shingles would cost $4500 from Menards. Adding in the ridge vent, roof underpayment, drip edge and frost guard would probably cost another $1000. I believe these contractors can purchase these materials for less than my $5500 outlay. A dumpster would probably cost $500. At my material cost of $6000 that leaves $13,500 to $19,500 for labor charges and profit. The estimated time to complete the job was 3 days. If you use 5 roofers at $50/hour at 10 hours a day times three days equals $7500 in labor. The profit appears to $6000 to $12000 on the high end. Seems like a healthy profit. What am I missing?

 Home Depot Roof Replacement 15500-15+ not included Solar Water Heater Damage beyond repair. ceiling plywood damage from high wind and water damage, ceiling water damage, and roof plywood water damaged. New Plywood , New Solar, New Ceilings, Possible Walls with attached Garage with Plywood Damage.  Insured Claim. I have one estimate in for my roof, Lowe's $16,800 for a 1650 sq. ft. house. I have two other contractors come out this week to provide quotes. This goes well over the range of $5,802-$14,567 and the average of  9,933 for my area. Lowe only offered one type of roofing, a high end Corning shingle. I like to have a choice not be told this is the only one we will install.

1972 roof with little pitch. Old Ranch Style home. Roofers called it a flat roof. My estimates only gave 5 year warrant/guarantee???. TPO type material was 15 and 20 year with no regular roof coating which the others all regularly (4 or 5 yr.) require.  The TPO type didn't bid yet. Haven't decided but really do not want only 5 years and regular coating. Any suggestions?

I will let you know how satisfied I am with estimates I am getting to replace my roof.  The first one is exhorbitant and blew me out.  These days one has to be rich to be able to maintain a house in good condition....

Materials costs have gone up 25% over a year ago (2015 till 2016).  I am estimating labor to be same cost as materials plus 20%.  I belive $3/sq foot of floor space will work.  I have a 3200 sq.ft home with hip roof construction (shingle) and preparing for $15k to replace.

two years ago I had my roof replaced for $4700, and now the same contractor wants $5700.

I just had an inspection on a home I have an accepted offer to purchase.

The home was built in 1950 and has a rubber roof which has been repaired "multiple

times" and is pooling water according to the inspector.

Is it more costly to remove a rubber roof?

Is it likely it will need gutters, fascia, etc also?

Get several quotes before , may need to negotiate  before all is said and done , consider all factors and cost of replacing roof a lot of adjusters are looking for the least $ out of their own pockets .

Ocean Extreriors Inc, wanted $27,000 to do my roof, and even with so called discounts, wanted $20, 000. I am going to look at other estimates, because that is ridiculous. Con men, and liars.

We were in high need of roof replacement with existing leaks. It was a shame several contractors were asked through other sources and only three responded to view project. We chose the contractor with the better warranty and known references even though his bid was nearly a grand more than the only other written bid offered.

This is my first home. When I bought it it was a HUD home in foreclosure and there are no records as to when the last roof was put on. The house was built in 1967 so I'm sure it has seen more than one roof. I have to change home owners insurance and they all ask me the same question " how old is the roof?" I never know what to tell them. I have no leaks and no signs of loose shingles. I know that there are hurricane clips in the attic so I don't think the roof is that old. What do think I should do? I broke my back last year and now I am on disability so my budget is very tight and since I am a single woman I don't want to be taken advantage of ( we all know it happens )

Got an estimate. 1250 square foot or so. 4 pitch. Replacing gutters as well. Some leak, estimating 3 boards for that at $75 a piece. Being charged $15800. Sounds really high. Am I being ripped off? Still within my window to cancel.

I have received about 6 quotes to reroof a 6000 sq. ft. concrete tile roof. Prices range from about $38,000 to $50,000. This includes a small soffit repair necessitating partial removal of a screen enclosure, working around a lightning rod system, a 6' x 2' skylight replacement, permits and inspections, debris removal, laying plywood down to protect a paver driveway, plastic sheeting over the pool, etc. Some of the contractors cannot begin for 3 months due to backlogs.

The roffing companies don't like to give you a per square cost, because different insurance companies pay different prices per square. So they don't want to short themselves. The homeowner shopping for the cheapest price is really doing the insurance company a favor. It's not like you get to pocket the savings!!! That's insurance fraud!!! lol.....Make the roofing company and the insurance company earn their money!!! What you can do legally, is charge the roofing company to advertise with a sign in your yard. I suggest charging them whatever your deductible is. Most large reputable companies will be more than happy to do this for you.

Depending on this state your in this may also be insurance fraud. In my experience the prices quoted in this article are also not accurate.

Pretty good article.make sure you hire a licensed and insured roofer, with a gaf certification.and insist on written warranty.
Watch out for the box stores, chains,  all work is subbed out.price is usually double.
