Comment: Water and mold has entered through the ceilings of 5 rooms and weakened the subflooring, ceiling joists and wall studs of my condominium. There is swaying in the flooring and the ceramic tile has cracked in the guest bath and kitchen. The Condominium's By-Laws and Rules and Regulations of the Association have been ignored as well as the statutes from the Georgia Condominium Act. A Consent order has been issued by Forsyth Superior Court in my favor but the Association has ignored it. Your payment will not be delayed . The broken concrete subfloor and the floor joists and plywood panels and must be repaired and repair or replaced as well a the new carpet and pad. The entire unit must be repaired to a condition that existed before the water damage.

Comment: 12 years ago I had a structural engineer do soil tests (passed, no problems) and do the calculations on the type of beam needed to open up the interior of my home including a gable. The main beam was structured as determined: 3 sistered 14"X 1.5" X 28.5' GA Pacific LVL beams. There is now 2" of deflection in the beam. Not something which looks good, nor am I satisfied, safe. There is noticeable sagging in the roofline. I'd like another opinion about the original calculations, current safety and solutions to moderately correct and arrest further deflection.
