Comment: There has been water damage. ServePro has come in and done the demo work and drying it out and testing for mold, etc. and the area is ready for rebuild. In a finished basement, two walls need partial repair. One wall is between a bathroom and a kitchen, the other wall is between the bathroom and a hallway. I have plenty of photos. Bottom of walls are on concrete basement floor. The bottom wooden horizontal pieces of the wall common to the floor may need to be replaced. Bathtub/shower enclosure will need to be reinstalled after walls are rebuilt.

Comment: Good afternoon, We were in the market to have an addition added of either a second level or a smaller 5 foot front yard addition to our house near Highland Village in west Seattle and were provided your reference through yelp.We are working with architect Lawrence HOuston, and have heard mixed reviews of that the demolition of a gabled roof and adding a second level are cost prohibitive (framing per square foot costs). Similar to photo here less the garage. The suggestion was rather than add a full 1000 square feet with a gabled roof, we should consider a smaller addition just extending the house by 5' on one side (200 square ft total) while matching the roof line by extending / building existing gabled roof. (Similar to attached photo) And then reconfigure the interior for better use of existing space. The house sits on a typical perimeter footing vice a slab. Couldyou provide a ballpark of what the per square foot framing cost of each type of addition could potentially be?
