If done properly, staging your home will highlight your home's strengths and help downplay any weaknesses. Staging your home doesn't have to be expensive and you might be able to utilize items that you already own. However, if you are moving out of your home and taking all your furniture with you, you may need to purchase some items to help sell your home.
Painting
Painting your home is a great way to get it ready for sale. Choose fresh, neutral colors in a warm hue. If you choose the same color throughout your home, not only will this save a little time when painting, but it will make your rooms look larger. Try putting up draperies that are the same color as the paint to provide a seamless look and make each room feel like a much larger space. If you can take this on yourself, depending on where you live, where you purchase the paint, what brand you select, what kind of paint (flat, oil, glaze, glossy, etc.) paint can run anywhere from around $10 a gallon to $35 a gallon. In general, you can expect 1 gallon of paint to cover about 350-400 square feet for smooth walls and less for rough surfaces. Also, you will need to consider all the supplies you'll need to paint such as brushes, rollers, paint trays, tarps or drop cloths, painter's masking tape, ladders, etc. Hiring a painter might seem like more of an expense, but factor in the items you need to purchase and things might even out.Furniture
Remove furniture from rooms to make them seem larger and less crowded. If your home is empty while you are trying to sell it, you can consider using rental companies to rent your furnishings. This way, you aren't making unneeded purchases and the price of rental can include items being delivered and removed when finished. However, many rental companies require a minimum rental time, such as 3 months, and in the long run, this may not save you money. Some real estate agents also own their own furniture used expressly for staging - this, of course can save you money and time if you agent can provide this service.Lighting
One of the things that make staged homes look so warm and welcoming is great lighting. As it turns out, many of our homes are improperly lighted. To remedy the problem, increase the wattage in your lamps and fixtures. Aim for a total of 100 watts for each 50 square feet. Don't depend on just one or two fixtures per room, either. Make sure you have three types of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).Refinishing
You might consider doing basic cosmetic repairs to your home such as refacing cabinets and drawer fronts in order to make your kitchen look more modern and new. By refacing your cabinetry and adding new hardware, you can drastically increase the value and saleability of your home.
