I contacted Michael Howard on a Thursday, to hire them to perform work on one of my apartment buildings, where two units needed plumbing service. He told me that he was very busy, but would be out there on Tuesday. I contacted both tenants, gave them his number and informed them that Michael Howard would be out to view what needed to be done on Tues. On Weds., I contacted both tenants, not hearing from Howard Plumbing, and was informed that nobody arrived, and nobody called. I called him and left a message on Weds., and again on Thurs. and didn't hear back. On Thursday, I began to call other plumbers, totally frustrated, when one of my tenants called me and said that he had spoken with M. Howard, and that they would be out on Saturday to take a look at what needed to be done. Saturday, he goes out there, and checks the hot water, which was off, and gets it turned back on. He also checks what needs to be done in one of my units. This is where it went downhill. The price he quoted sounded high, but at this point, I really wanted to get it completed. It is now 4th of July weekend, on a Saturday, and if it isn't completed this day, it's already been 9 or 10 days and I'm looking at having to wait until Tues., another three days, due to the next few days being a Sunday, and then 4th of July! Michael quotes me $650, and insists that I would have to bring him a check this day. I explain that this isn't my residence, it's a business, I live 90 minutes away, and that my office is closed until Tues. If he had shown up on Tues. as promised, I could have gotten him paid the same day, but I work with a LOT of contractors, and none of them insist on same day payment for landlords! He insists that my tenant must sign the work order, and tells my tenant that he will be legally responsible to pay if I don't pay the bill. I realize that this is factually correct, but I don't ask my tenants to sign work orders, and I don't ask them to pay my bills... I pay within a few days of receiving the invoice, or the same day if previous arrangements were made. His involving my tenants in my hiring of him was inappropriate. I expect that a plumber, or A/C contractor, or whomever, should have enough financial strength to cover the cost of a faucet and some piping for a few days. Bottom line, I found another plumber (check for my other review!!) who came out a couple hours later, did NOT pester my tenants to sign a work order, and agreed to my mailing him a check for the job, which has already been sent out! He completed the work in a timely manner, to the satisfaction of my tenants and myself, after showing up when promised! (Only three hours after my first contact, working on a Saturday and NOT charging extra) The 2nd plumber also completed the work for $100 LESS then I was quoted by Michael Howard Plumbing! Get competitive bids! I'll pass on using this contractor in the future.

During the June heat wave, I turned on my air conditioner and all I felt was hot air. Everyone that I contacted was so busy and it was going to be a 2 days before they could even come out to assess the problem. However, Michael Howard was able to come the same day, he analyzed the problem and fixed it in a timely manner and for that I am extremely grateful However, I was charged $250 for the installation of a Venstar digital thermostat. I found the same thermostat on Amazon for $57 (which he purchases wholesale) which means he charged me a $200 labor charge to replace and install the thermostat that probably took him no more than 15 or 20 minutes. I was hot, miserable and desperate to get the unit working so I agreed to pay the charge. But there is no way that a simple installation of that thermostat justifies a $200 labor charge. It's really unethical and immoral to overcharge or gouge a customer because of certain circumstances. Also, I did not like the thermostat he installed and contacted him, he stated he would replace it and naturally I have not heard back from him. I plan to post my review on my social media outlets, so I can let others know how about this company's unethical business practices.

I was charged over $800.00 by Michael Howard for my entire job. I was charged $325.00 for a pressure switch that he said was bad. When my son looked up the price of the pressure switch it was $41.00. I called Michael and questioned him about the charge and he said that the switch he purchased was from the factory. When you are hiring someone to do work for you I strongly suggest you get more than one quote.

Responded promptly to my inquiry. Diagnosed the problem and gave me a fair price over the phone which he stuck to. Also evaluated our very old floor heater and estimated what it take to get it up to tip top shape. No pressure.

Extremely timely. I called at 10, they were here by 11 and finished by 12. They cleaned my furnace and installed a new thermostat at a very reasonable price.

I hired Michael Howard. He was fast efficient and fair in pricing. I don't need another referral for my rental homes in California for heating repairs. Michael is a keeper for sure! Thank you!!
