Square footage

The square footage of your basement is a large factor. Some homeowners only remodel part of their basements to curb total remodeling costs. Any project with a large square footage will have higher estimates as it means more materials and longer construction time.

Materials

For a basement renovation, you'll have to consider walls, ceilings, flooring, lighting, and insulation. If you're adding a bathroom, then you'll deal with installing countertops, cabinets, a toilet and even a shower or bathtub. All of these options mean various price ranges, depending on the types of materials selected. It's important to figure out your budget and then choose the most important aspects to focus on for the remodel.

Electrical

Your basement will likely need to be fitted with additional wires to support more lights and electronics. You will need to hire a licensed electrician if you plan to install additional overhead light fixtures, outlets and other components that require additional wiring.

Plumbing

If you're adding a bathroom, then you'll need to hire a licensed plumber to install the necessary elements. The more you decide to install in your bathroom, the higher the whole basement cost estimate will be. Adding a shower or bathtub might be necessary if you plan to use the basement as a guest suite. Otherwise a half bath may be perfect if the basement is used as a living or family room space.

Resale Value

Adding a bedroom or another living space to your home might cost you a lot by the end, but you will see a return on your investment when you go to resell your home. Having another room adds value to the house, which means someone will pay more for your home when it comes time to put it on the market.

Used this website to get basement finishing budget in my area, which estimated an average $18,000 for project = $26 per square foot for 600 sq ft (incl bathroom). Used this website to obtain 4 pre-screened contractors, called two of them for quotes. Just received the first for $30,000 = $50 per square foot for my 600-square foot basement. WHAT? The contractor told me I was out of my mind to think I could get any basement finished for what HomeAdvisor shows, so now I don't know how helpful this website is, how can it be off by a factor of 200%? I'll get 2 more quotes and update this post later. Not happy right now...

Did you get more quotes? We just got one for $65 per square foot. Doesn't seem like a reputable company is any less than $50 per square foot.

The contractor is correct. I've finished over 50 basements and the numbers home advisor shows are ridiculously low.

In my area,I do a lot of finish basements and average about $12 sq ft for basements over 800sq ft,and $15 a sq ft with a 1/2 bath added.Smaller basements cost more per sq ft due to fact that I can do an 800 sq ft basement in same amount of days as a 400-500 sq ft basement.So I have same amount of days invested just some shorter days,but not enough time to get to other projects in same day.Keep this in mind when designing your basement.You'llget more for your money the bigger area you finish

I don't understand that statement Scott my basement is only 450 sq ft so why would I pay for u to do 800??? I don't have that much space so forgive me for saying that just doesn't seem right nor fair

I have an 1800 Sq ft unfinshed basement, are you saying that  your cost is $12 sq ft for my progect? And to add a half bath is $15 sq ft    That price sounds very low. How long have you been doing basements? What is included with your price?
