Whatever your definition of a sunroom, adding one to your home is a wonderful way to upgrade the look of your home and maximize your living space.
No matter the type of enclosed patio or sunroom you choose, the area can be used in many ways. People who enjoy dining outdoors can feel they are eating outside while enjoying the benefits of being indoors. Many people consider an enclosed patio part of the home and may even decorate the space with furniture and electronics, making the area equipped for lounging and entertaining guests. What are you looking for?

Are you looking for a custom sunroom or patio or will a prefab room addition kit for sunrooms (which is less expensive) suit your home aesthetic? Think about exactly where your new structure will be because this will dictate the direction you go with design. If it's an area that gets direct sunlight, adding an enclosure with shading abilities is something you might consider. Are you going to watch TV in your new enclosure? Then be sure that you get electrical wiring installed as well. Do you live in an area that gets a lot of snow or hail or strong winds? Your space will need additional insulation and possibly a different design to accommodate. Do you need a heating and/or cooling system installed so that you can use the space year-round? All these things need to be considered when designing your enclosed space and each of these will affect the cost of your addition.

Adding Electricity

Whatever type of enclosure you choose, make sure that your contractor is certified to do wiring. More often than not, you will need electrical outlets in your new space so it's best to think of this before construction starts. If your contractor isn't certified to do wiring, then you will need to hire a licensed electrician to do so. Make sure that you thoughtfully choose where you want the outlets to be and ensure that your current power supply will support this addition. Your cost will increase if you need to add an additional box or power source for the sunroom and the cost may make you think twice about how you want to use the room.

Bids, Warranties & Cleanup

Make sure you get a detailed bid and that all expectations are in writing and that you completely understand the terms and conditions of the work to be done. Talk to your contractor about what happens if you aren't satisfied with the work or if unforeseen circumstances cause changes in the bid. See what kinds of warranties are offered and make sure you understand what is included in the price of the estimate. Also ask how the debris on the job site will be taken care of and whether you are responsible for that cost as well.

Sunroom Placement

Do you have an existing deck that you are thinking of placing the sunroom on? If so, does that deck need repair? Your sunroom foundation needs to be stable in order to accommodate not only the construction but the people that will be enjoying it. You may also need to have a concrete slab constructed at an additional cost. Don't forget about any items in your landscaping that might affect your sunroom - is there a tree in the way that needs to be removed? Things like this will increase costs.

Interior Finishing

Once the room is complete, you may incur extra cost finishing the room off. Whether it is with paint, carpeting, and furniture - these things add up. Start thinking about the decor of your room early so that you can purchase things as you can afford them or as you see them go on sale.
