Lucas and his employee were hired to remove roof rats from my attic. His employee outlined 4 steps for the removal: Put down repellent to drive out rats, exclusion (seal access holes), lay down bait, and spray antimicrobial treatment in two stages. The repellent stage was unaggressive and did not drive out rats; in fact, rat population was worse judging by the noise at night. They then did the exclusion, bait, and antimicrobial steps at once despite my concerns that the rats were very active. The exclusion was good, but since the rats were trapped, I was left with bad smells. Lucas and his employee then told me that the contract did not include the 2nd stage, but after some unpleasant discussion his employee did it since it was in the contract. His employee offered to sell me an extended warranty and/or maintenance plan, but I declined after he refused to tell me about their company (i.e. how many field techs work for the company). I wanted to make sure they could provide support (concerned they were the only two for the whole DFW metroplex). This was important since they had combined the above stages to get the job done quickly. I declined to sign a service ticket after seeing that it stated they did work beyond the contract. They did not do any work beyond the contract and in fact I had trouble with them completing the 2nd stage of the antimicrobial treatment that was in the contract.

We in fact made 3 free trips to your home offering a free inspection initially and 2 trips after the fact where we gladly placed more bait and evaluated the situation further. Service tickets will reflect this. There was no population density confirmation in your home so to say that activity was worse after can not be confirmed. We completed everything that was agreed to in our contract. We informed you multiple times that in order for us to continue service you must purchase a warranty. We concluded our service with you when you refused to do so. We have also made numerous attempts to resolve what concerns you might have and made follow-up phone calls. Please let us know if we can assist you in the future and if more activity continues.

Rats had entered in through my dryer vent on roof which created a minor leak. The employee ripped up my shingles around dryer vent but did not nail them back down. It rained and water poured into my attire and then into my laundry room. They made the problem worse instead of fixing it. They refused to fix it because I did not purchase the $1000 warranty package.

You have stated to us that we fixed your rodent issue, completed our contract and you haven't had any problems with rodents since. We were very thorough in our process and provided you with superior service. In response to your claim about the dryer vent, The shingles have to be raised a small bit for someone to be able to get the vent out from under the shingles. Your shingles were not damaged during this process nor were they when we arrived to try and help you secure that area better the first time. This was a previous and existing issue with an improper dryer vent assembly covered with an improper "box vent", which you also had someone cut a hole in to get the dryer vent lint out. You also already had a leak in your laundry room from this vent as noted at the time of our initial inspection and you were aware of the issue. Because of the improper assembly of the dryer vent cap protruding through your roof, we provided you with a $40 dryer vent cap and asked if you could get someone to properly assemble it for you. You told us you would take care of that issue and it is unrelated to the superior service we provided you in dealing with your rodent problems. This project seemed very pricey to me, however, it may be competitive based on the thoroughness of the job they are doing for us. The two men who came out were extremely professional and polite. They had no problem taking time to explain everything, step by step, they did not put down the 1st company for what they had told me even when they corrected some of the information I had been given. They also gave me a 1 year guarantee on their work. I am very pleased with their work as well as their work ethics.

Matthew and Luke from All- American Animal Removal LLC went to my house on September 30, 2016. They were referred by Home Advisor.com. They gave us a quote to treat and/or remove rodents from our attic. They inspected the house and found evidence of rodents. They said these could be a possum, squirrels, or rats. They found rat excrement during the inspection. All- American Animal Removal LLC treated the house and closed the rodent entry points. A few days later I noticed an entry point (roof return) was open apparently due to rodent activity. I contacted All-American. During the following inspection I was told that squirrels caused the problem and they wanted more money to treat them. This was after I had already paid them $1,078.44 to fix the problem. I feel that All- American Animal Removal LLC misrepresented their service. Their substantial fee should have included all necessary treatments for rodents. I am not satisfied with their service!

Our technicians removed the present population of rodents from your residence and sealed up all entry/exit points as agreed upon at the completion of the job and as you stated above. The secondary entry point that occurred almost a month after the completion of our work was in fact an eve vent and not a roof return. All roof returns were sealed at the completion of the job as also stated above and reflected in the invoice that you signed. We will also note that wild animals are unpredictable and if entry has been made in another area on your property, we are always willing to help you fix this problem. We have tried on numerous occasions to contact you and discuss options to fix this. Please contact us if you would like for us to proceed with assisting you or if you have any questions. Wow, great customer service! We didn't have to wait long for a technician to get out to our home. Upon arrival,our technician, Lucas, diagnosed our issue (field mice) walked us through everything that happened, and how he would get rid of the animals that had invaded our home, and how they would ensue the infestation would stop. Lucas was especially great with our little girl, who was tramatized upon finding mice in her upstairs bedroom. We are comforted knowing that All American Animal Removal is there protecting our home from rodents, and all other and animals even as big as an armadillo, or even a coyote!
