Comment: Extensive nontoxic mold (officially tested, but expired and would need repeated official inspection) on cathedral ceiling (max 17') and upper walls of large living room. Observation and a couple old remediation quotes suggested condensation (exacerbated by window replacement and roof decking upgrade), not leak, but want to make sure and repair anything needed. It will require extensive drywall removal and scaffold work; want it cleaned up _and_ put back together after. As part of reconstruction, want to remove (ugly) decorative peak beam cover and incorporate better ventilation (updated and more and/or larger ceiling fans, maybe roof ridge vent?), plus ensure ceiling and wall insulation up to par. Also want to add a support beam across a sagging section of the cathedral ceiling at living room/dining room break (other neighborhood houses of this style have one, but ours doesn't). Would like to hire a general contractor who could organize and supervise all these items/phases.
