Ideas & Inspiration from Denver Addition & Remodeling Contractors

Remodeling a Bathroom in Denver

A bathroom remodel ranks right up there with the best of them when it comes to home improvements that increase the value of your home. In fact, along with kitchen remodeling and basement remodeling, giving your bathroom a nip and tuck consistently ranks in the top three remodeling projects in the Denver metro area when it comes to getting the most bang for your buck.

Denver Bathroom Remodeling Costs
One of the benefits of annually referring thousands of Denverites to contractors within our system is the data we regularly collect regarding each job done. And since cost is perhaps the most important thing to a homeowner considering a bathroom renovation in Denver, we'll start there. Surprisingly, based on the data we've gathered, bathroom remodels in Denver average right around $7,500 per job. Even more surprisingly, our high and low figures aren't so far off that number, coming in at $15,000 and $2,500, respectively. Not to say that there aren't Denver bathroom remodels in Cherry Creek, Boulder, and other upscale front range communities that necessarily cost four or five times our recorded high, however HomeAdvisor refers enough contractors and collects enough data that the average homeowner can take our numbers to heart when preparing a bathroom remodel of their own.

What those Denver Bath Remodeling Cost Figures Mean for You
From the perspective of an average Denver homeowner, that range of prices should sound like pretty good news. For starters, this is one home improvement that's within just about everybody's reach financially, regardless of the size and scope of what you want done. Furthermore, if you don't have unlimited resources yet still want to invest in a remodel that's going to pay off when it comes to your home's ability to sell, those numbers should sound even better. Any Mile High City real estate agent will tell you that in the Denver market it's kitchens, baths, and more recently, basements, that sell homes. And while you thought Longs Peak, at 14,259 feet above sea level, was up there, the problem with the other two popular high return remodeling projects, kitchens and basements, is that both can easily cost $50,000 to $60,000 dollars before all is said and done. When compared to that kind of money, even a high end Denver bathroom remodel starts sounding like the best deal of the bunch.

Denver Bathroom Remodeling Timelines
Besides cost, there are a few other things to take away from the data we collect, starting with the duration of a typical Bathroom renovation in Denver. On average, bathroom remodels in Denver took three to four weeks, though they took as little as two weeks on small jobs, and up to two months on the larger ones. Why the huge difference in time, (and cost, for that matter) from one job to the next for a room that's similar in size house to house and that across the board includes a sink, toilet, and a tub or shower? Mostly this boils down to materials. While we don't record the specifics of each job, it's a safe bet that the jobs that were finished in two weeks and ended up costing $3,000 were pretty standard. Likely they consisted of vinyl flooring, laminate countertops, a fiberglass or plastic tub and shower combo, stock vanity cabinets, and basic fixtures, none of which take a lot of time or expertise to install. Substitute that vinyl floor with a custom cut stone tile installation, the laminate with a special order granite countertop, the shower/tub combo with a tiled shower and a separate, jetted tub, and add to all that some custom cabinetry, and you've got your answer. Simply put, higher quality materials take more time to order, make, and install, and obviously come at a higher price as well.

Advice from Front Range Homeowners on Remodeling Bathrooms in Denver
On a final note, we conclude each survey we perform by asking the homeowner if they have any advice for others preparing for a bathroom remodeling project in Denver. While one homeowner wrote, "expect the worst, hope for the best," HomeAdvisor tends to side with most of his compatriots in thinking you have a little more control over the process.

"Get lots of references," writes another Denverite who prefers to be a little more hands on, "never pay upfront (we have used lots of folks without a pay up front need), require work space clean up daily, [and] require daily discussions on timing of activities, next day's schedule, etc."

A third suggests that you "research each contractor. Ensure the contractor is in good standing, and has insurance," and that you "ask for pictures of their work."

Trusting your fate to the wind in the home improvement business is a little like trying to fly a kite on a day when chinooks are rolling down off the mountains. It's likely that things aren't going to end up well. By taking the steps recommended above, however, and using a referral service like HomeAdvisor that prescreens contractors and provides easy to access to contractor ratings, you can rest easy knowing that you've done everything you can to help your Denver bathroom remodeling project move forward as problem free as possible.
