Dallas Attic Remodeling

You've probably noticed that there aren't a lot of homes in Dallas with remodeled attics. If you've ever poked around up there or talked to people in residential construction, you probably also know why. Homes in Dallas typically use their attics for their cooling and heating ductwork. Traditionally, this has all but made renovating your attic impossible, but new innovations are now giving you more options for your attic space.

Ductless Air Conditioning
Dallas ductless air conditioning is the answer to this common problem. You might wonder exactly how this works. You still have an outdoor air compressor, but instead of ducts, cold air travels along a pair of refrigerated coils to miniature air distribution units.

Ductless air conditioning is more than just a way to free up your attic space. It can be a valuable home improvement project in its own right. You won't have to clean or repair your ducts, your indoor air quality is likely to improve, and it's energy-efficient. Shooting the air through refrigerated coils eliminates the need to super-cool the air as it travels through your hot attic. It probably doesn't make much sense to install ductless air conditioning if your ductwork is in good shape, but if it's time to replace the ductwork or you want to remodel your attic, these systems can be your saving grace.

Attic Remodeling
Once you've determined that there's a viable way to clear out your attic, it's time to start thinking about the remodel itself. This is where the fun starts. You can design your new attic space to accommodate a home office, artist studio, an extra bedroom, or any other vision you might have for new living area. A new floor is naturally a must. Lighting design with pleasing fixtures will do wonders. Then, furniture and decorating will finish off your new attic.

Attic Renovation
You might not be set on a new living area. Some Dallas attic renovations have their own practical value for your home and don't require tearing out your ductwork. These projects usually center around upgrading your insulation. A tremendous amount of warm air escapes through your attic in the winter and cool air will also escape during the summer. Beware, though, that new insulation may also require roof ventilation as well. You don't want to increase the energy-efficiency of your home just to wreck your indoor air quality. That said, a wise attic renovation in Dallas can be a relief for utility bills and give you better home air quality.

Cost of Attic Remodeling
No major home remodeling project is cheap and Dallas attic remodeling is no different. To replace your central cooling and heating system and create a living area in your attic to rival the luxury of the rest of your home, you can spend $15,000-$25,000 without even trying. This probably sounds like a lot, but it's on par with a full kitchen remodel and significantly cheaper than adding on to your home.

As with any major home improvement project, you should also consider the additional property value you're adding to your home. Not only will you have a new heating and cooling system, but a unique living space that can be the very thing that sells your home to a potential home-buyer. For smaller renovation projects, you can spend as little as $1,000-$2,500 on additional insulation and a roof ventilation system.

Project Length
A small Dallas attic renovation project will likely take no more than a couple days. A full Dallas attic renovation and remodel is probably going to take several weeks to complete. It's going to be loud and somewhat intrusive while you're home, but it shouldn't put a vital area of your home out of commission, like a kitchen or bathroom remodel usually does. Your Dallas attic remodeling contractor may also be able to work around your schedule to minimize the inconvenience.
